I believe that the W changed those plans a bit ... an additional mechanical floor was added (between condo and hotel) and floor numbers were increased by 2 (floor 16 was renumbered to floor 18, etc ...). The way it was put to me was that each floor gained 2 in number, but 1 in actual height. Not exactly sure how that impacts the plans, but that should account for some of the discrepency.

A few drive-by shots of the glass going up on the Austonian, from today. You can see the glass is definitely the dark green color, as in all the original renderings. But it really changes depending on the angle, as you can see in this photo:

Here's the thing about W...take a look - there are two "1/2" stories, with mezzanines. Counting them, there are 37 levels.

I've seen nothing to indicate they've added 2 levels somewhere else...and still think it'll be about 446'.

I thought the Austonian would start putting glass on soon that will look just fine from what the photos show.

I took a few low grade shots while DT today

360 - notice a couple of corner balcony doors open to let in the nice cool air.


Ashton straight up, all the windows still have the protective film.


I liked the grouping in this shot

Thanks for the update. The Ashton is really impressive from that angle. I'm hoping that the building has a decently bright lighting design. I wonder what the future holds for the Dell Discovery Children's Museum site. You just know that is a prime spot for something. I would guess whatever goes in there probably wouldn't be over 12 floors since that area is already denser than any part of downtown has ever been.

Seeing Austin over Christmas is going to be really weird. I havent been there for about a year or so and Im used to the old skyline but seeing these new towers will be really cool. Im glad Austin is finally getting some well deserved height.

Why would you think anything built there wouldn't be over 12 floors? Is it a capitol view corridor?

I was just speculating that since there's already a good bit of density there already and the fact that The Austonian faces west, that if something were built there, it wouldn't be quite as tall. I could be wrong though! I would think Benchmark Development (the developer of The Austonian) would snatch that lot up after the children's museum moves out. Metlife did the same thing with The Ashton, they also own 100 Congress next to it. Owning that lot would allow them to develop it however they wished without jeopardizing the views from The Austonian.

Not to beat a dead horse, but here is the thing about the W's height.

That diagram shows the top floor to be the 35th, at 446'. You guys are assuming that since they are selling to the 37th floor, they've added two floors.

Not so.

Look at the diagram...and look at the website. The website shows them selling units on floors 18-33 (regular) and 34-37 (larger and penthouse units). The drawing shows condos on floors 16-35. That means that the drawing DOES have the right number of condo floors.

The difference from the drawing is that it notes two "half" floors as mezzanines. The drawing shows the third floor at 50' above the ground.

I think it's pretty clear that when they finalized things, they called those two half floors as "full" floors, and just renumbered. This building will be 37 floors, and 446 feet tall.

We will be able to tell for sure when it starts to go up and someone can see the numbering of the floors. If the transition floor is numbered "4", then it will be taller...but if it is "6", it won't be.

^ I see what you're saying. There actually are 37 countable floors listed on that elevation. They're just not counting the mezzanine levels as being "condo" floors, they don't count those as condo floors, so once you get to the top it only reads 35 actual "condo floors". But there actually are 37 floors top to bottom. That's funny though since they do count the transition floors farther up.

Has anyone been by AMLI on 2nd lately? Are they finished with the retail portion along 2nd Street? And I would imagine 21Rio is surely topped out by now. Does anyone know for sure?

No, they're not quite finished with the retail build out at AMLI II.

It's funny, they have store called "Kirk" there, and if you go in the retail elevator it has a definite Star Trek look to the numbers, and even a female voice announcing the floor you're on.

I've had the same thought about the Austonian developers. They would indeed be smart to buy that property. But once the building is built and sold, the benefit would be to the condo owners not the developer, yes? I have always thought the building design (being curved) was a smart way to hedge against total view blockage as well.

AMLI is actually quiet a way from finishing the retail. The entire 2nd floor has yet to begin. Anyone know what is going up there?

Re 21Rio. I just took a look, cause I have been wondering the same thing. I think there is a small tree on the top. So, yeah, it might be. I knew they were close.
