Mandel said caves and other variations in the depth of the bedrock are common in the area, particularly near Big Spring International Park. Crews likely will drill to find the bedrock, then construct caissons or pilings to ensure that the building is stable.
I didn't realize we had an "international" park.

Yes due to gifts from other countries, bridge, cherry trees from Japan, lighthouse from Norway. Cotton was shipped from here to the Tennessee
River back in the day.

City Loses Convention

Parking dispute spurs Jehovah's Witnesses to move

Jehovah's Witnesses will move their three summer meetings from Huntsville to Birmingham next year, ending for now a 12-year string of meetings that brought nearly $9 million a year in business to local hotels and restaurants.

A dispute over parking has ended the annual meetings, at least for 2009, as the city's largest single convention booking, bringing 6,000 people to town each of the three weekends. Bill Scott, the manager of the Sheraton Four Points hotel, emerged from a 90-minute meeting of hotel executives on the issue Tuesday to call it, "from my standpoint, a major loss. I don't have anything to replace it."

Local convention bookers, however, say the sessions, although the largest single convention, represent only a 3 percent loss in total delegates visiting the city.

"We host more than 1,000 meetings a year," said Judy Ryals, president and CEO of the Huntsville-Madison County Convention and Visitors Bureau. She said the city is still poised for a "banner year" next year.

The decision is "beyond recall for 2009," Gerald Grizzle said Monday from the convention office at the Jehovah's Witness world headquarters in Brooklyn, N.Y. "We will absorb it into the other conventions."

Jehovah's Witnesses have 340 conventions in 80 U.S. cities. Planning for the 2009 conventions began this spring, said local denomination coordinator Don Diekman. Conventions here are usually three weekends in June and July.

"They increased the price on us too much, and they also had the parking charges going up, and it's getting out of line with what we typically deal with," Grizzle said. "We're not wealthy people, and it's been a very expensive site.

"We rent the building and pay for the parking so our people and our visitors can afford to come," Grizzle said.

"We just couldn't come to an agreement on city parking at the Von Braun" Center, Huntsville-based Diekman said Tuesday. Mayor Loretta Spencer said Tuesday night the parking offer was the same deal as in other years. "We gave them $2 a car. It's $5 for everybody else," she said.

Grizzle estimated that some conventions attract as many visitors as members. No offerings are collected during the conventions, which include lectures and Bible dramas.

Different version

Local officials had a different version of events.

The city's negotiations with the Witnesses were handled by a three-organization team representing the Von Braun Center, the Convention Bureau and the city parking division.

It did come down to parking, agreed Ryals and Tommy Brown, director of parking and public transportation for the city. But it was the Witnesses who wanted a new deal, he said.

Grizzle said the Witnesses believed the three-year discussions as a proposal, not an agreement.

The city's deal for 2009 would have charged $7,400 each weekend next year for 1,200 spaces for three days, Brown said. That's about $2 per space for spaces usually rented for $5, he said.

The 500 Von Braun Center spaces were free, Ryals said. Ryals said the city's proposal, including the 500 free VBC parking spaces, meant the Witnesses were getting the Von Braun Center and the parking at a "71.5 percent discount."

Ryals also said her bureau gave the Witnesses $6,000 in cash per weekend for the two largest weekends and $4,000 for a less-attended Hispanic weekend.

That kind of direct payment isn't unheard of in the highly competitive convention-booking business. It came from the Convention Bureau's own independent budget funded largely by a local hotel occupancy tax, Ryals said.

Economic impact

Using conventional ways of measuring economic impact, the conventions have brought in an average of $8.7 million each year for 10 years in revenue, $717,000 each year in sales tax revenue and $5,515 each year in hotel tax revenue.

Grizzle and Diekman said the Witnesses repeatedly called the mayor's office over the last few months to find someone to help broker a deal for 2009, but those calls went unreturned. Spencer recalled the event organizers asked for a meeting on a day the mayor was out of town. "They talked to my secretary. We were booked solid that day," she said. Brown said the message to the city was, if they have to pay for parking at all, they wouldn't come.

Negotiating team

Spencer's office referred the calls to the city negotiating team, which would not change the price. Spencer said Tuesday night it's regrettable the convention chose another city. "We want everybody to come, but we can only be so much of a partner," she said.

"They're tough negotiators," Ryals said of the Witnesses.

Ryals said the city team knew this summer that the Witnesses were moving the Hispanic weekend next year, but had reason to believe the other two weekends were still scheduled.

The denomination informed city hotels last week that it was not coming, Ryals and Diekman said.

Ryals said Huntsville won the Jehovah's Witnesses business from Birmingham and "we're going to continue to pursue it" for 2010.
Interesting read. Not being in that industry, I had no idea the different types of negotiations that go into securing (and retaining) a convention...

The bureau gives them $16,000 per year and they put $5,000 in tax revenue back, plus sales taxes of $239,000 per weekend, or $2.98 mil in total dollars spent.

And, $2.98mil per weekend at $200 per person is 15,000 people. These numbers are just made up arent they? For sure they dont pay any liquor tax.

$717k of sales tax per annum is just about impossible to believe. If they are referring to local rates, then that implies almost $18 million in sales for Huntsville alone????

Taking into account state rates, that actually implies about $9 million at the full 8% rate. At a MAX of 18k attendees per year, that still implies they need to spend (or allocate costs of) $500 PER HEAD to meet that sales tax projection.

I know it sucks we lost the conventions, but mygod make it look like you didn't lose an insane amount of tax revenue that I don't believe you were really pulling in.

While you don't want to lose conventions (they will be back I bet and probably pay more) this opens up the dates for other opportunities.

Bridge Street to get Sports Authority

Store to open in 2010 in second phase of complex

Sports Authority will put its first Huntsville store in Bridge Street Town Centre.

The 42,000-square-foot store is slated to open in summer 2010 as part of the mixed-use development's second phase.

Sports Authority specializes in sporting goods, athletic equipment, active sports gear and leisure apparel. The store will be built at Old Madison Pike and Governors Drive West.

Bridge Street's second phase will include more than 150,000 square feet of big-box and specialty stores and 790 additional parking spaces, according to O&S Holdings, the project's California-based developer.

O&S spokeswoman Rachel Forman said the company is negotiating with prospective tenants for two additional sites in phase two.

Sports Authority, based near Denver, operates more than 400 stores in 45 states. Its only Alabama location is in Montgomery.

Bridge Street now includes: 550,000 square feet of retail space; a 14-screen Monaco Pictures cinema; a 210-room Westin Hotel, with 35 residences on the top three floors; and a 144,000-square-foot office building.

New arrivals are Old Navy, which moved from a standalone store on University Drive, and Gap, which moved from Parkway Place mall. Spaces are under construction for Vintage Wine & Cigar, Stymies Barber Shop and Moods Boutique, which is moving from the Villages of Providence development.

not so much, it opens in 2010? Maybe.. it's a stupid addition to Bridge Street,
wait it's going to actually be a totally separate strip center across the street
which defeats the whole purpose of a walkable town center. That area where it's going should be the site of another hotel with retail mixed in like Sports
Authority (REI would be better) as well as a restaurant or two and have it linked
with a walkable landscaped trail (maybe a BRIDGE?! like in Bridge Street) where you don't have to cross the asphalt desolation of a parking lot and road. Linen's n Things and Circuit City were also going over there but I guess the economy killed them. This strip center
won't be any different than the the one on University where Old Navy was before they moved th BS. I would not care if they opened or not if that's the best they can do.

It will be in the long grey strip on the left of the photo, notice the nice parking lot already completed ...idiots

Don't be so hard, I think it'll be a fine addition. That phase of the center appears from the get-go to serve a different purpose then the Towne Center area anyway. As long as this doesn't mean more businesses from University will move over there, then I'm ok.

Now let's get a World Market or Whole Foods to move in next door to Sports Authority along with something new.

Is the gravel lot located adjacent to the Monaco parking lot in the top left of the picture eventually going to be developed into a 3rd phase of Bridge Street?

^I think that gravel lot was going to be where the apartments were to be built.

Hey, I'm just glad that they got something Huntsville doesn't have yet. Though I'm surprised it's Sports Authority and not Academy (which has stores everywhere around here, even one going up in Decatur). Circuit City and Linens n' Things would have just been a downgrade for Bridge Street, and with the recent financial troubles those stores have had, they would've closed as soon as they opened.

Now for the other two tenants, a Whole Foods and Macy's (or any department store/grocery duo for that matter) are my picks.

Who says Dick's Sporting Goods doesn't have any competition around here? For outdoor goods there's Gander Mtn. to compete with and for the golfer there's Edwin Watts, I'm sure there's more but those are the 2 major chains that I know of who compete for my dollar off the top of my head.

I'm talking straight up sporting goods stores(and no, I won't count Hibbett Sports Superstore on University at Sparkman).

In that rhelm, you have Dick's, Sports Authority, Academy, and Modell's.

Gander Mtn. goes up against Bass Pro Shop and Cabela's, and Edwin Watts goes up against Golfsmith.

Development sure has slowed down to a crawl since the economy started hitting the fan. Seems like a few years ago we were having announcements of new developments every few weeks. Now with Constellation's development being pushed back a bit for "geological" reasons; raise your hand if you think that's a sham. I mean, it would seem up to this point that they would have studied that already. They have the dirt foundation laid out just like they like it and everything. I think they're trying to buy more time. You also have Bass Pro pushing back their groundbreaking, and it's looking like we'll have to just settle in with Bridge Street being the new hotness for a while.

I think we'll have to wait to see who the new President is and what he does that might affect Huntsville before we have anything serious start to happen again. You see how the gov't ripped defeat from the jaws of victory for Mobile's tanker project. Some serious things are going down in the Capital and to be honest I don't think anybody in Washington knows how to do anything about it. I just hope everyone has a backup plan.

I agree. I think the second phase should tie-into or connect with the original complex in some way. I do think that there's definitely a lack of out of market stores thata re unique and attract tourism.

I took my uncle there last week who is from Chattanooga and he seemed to like it but he was quick to find many things wrong with it.

1.Lack of attractions for kids and families. He suggested a waterpark, a ferris wheel on the lake, which I had already suggested (why have a carasel and not a ferris wheel which would attract way more visitors?) free pattle boats, a kids world where you can drop off your kids while you shop and more outdoor sporting goods stores.

2.Planting of the trees. They should have been already grown before planted. That way in the summer they shade the sun on hot days and in the cold winter they block the winds. They can't do that until they are fully grown which will take years.

3.They need anotehr hotel. Definitely agree with that.

4.They need a few more upscale restuarants.

As much as I love Bridge Street, it is lacking tourist attractions that will bring families and out of towners to. I still say Huntsville needs a theme park of some kind and a world class zoo to rival Birmingham. I can never become a national tourist destination without those things to attract people. We already have the Space Center so why not build on that revenue and improve the local economy?

Our Magnolia Park which is going to have Cheesecake Factory, Z Gallerie, REI, Trader Joes, Apple, etc. also has a Sports Authority: http://www.magnoliapark.com/siteplan.html I don't see what the problem is. Bridge Street already has Westin, Apple, PF Changs, etc. What more do you want?

Hard Rock Park went bankrupt. Have fun with that second bolded part during this economy.

New Weatherly Rd/South Parkway overpasses, anybody seen them.

A visual headache of landscape stones, literally thousands and thousands of them used to build the retaining walls. Why do this, the labor costs must have been enormous compared to the larger type blocks used on on other overpasses around town. There may be a good reason but from an aesthetic point of view it's awful. Roads and bridges can be a beautiful thing but not in this case.

When I flew on Delta Airlines from Atlanta to San Francisco in August, there was a huge ad in Sky Magazine on page 12 for the Westin Huntsville. Here's a picture I took of it with my cell phone:
