They are talking about the parking structure on Grand:

"The development would rise on the north side of Eighth Street, between Hope Street and Grand Avenue, where a 65-space surface parking lot and a four-story parking structure now sit."

Yeah, I guess the parking garage on 8th and Hope - which is also adjacent to the site - is only 3 stories, though it's hard to tell from this Google Street View image. The reason I thought it was this structure was their wording that the project was "between Hope Street and Grand Street" instead of "The northeast corner of 8th and Grand," which would have been more accurate. Though no one has ever accused the Downtown News of being accurate...

IIRC it's actually the parking structure at 8th and Hope! I gave the Mitsui people a tour of Downtown LA when I was working at the DCBID still and they told me about this land back then. But who knows! I would rather them tear down the Carrier Center/Robinsons parking structure because it's so big and nasty and even more offensive than the more non-descript structure at 8th/Hope.

^ I have to disagree with you. I liked the Mill Street Lofts proposal. It would have been a boon to a growing area, and the views of the downtown skyline would have been amazing.

The fall of the housing mkt is occurring in major parts of Europe, in countries that did well over the past several yrs in a way that almost mimics what happened here in the US. So this problem is far reaching, almost global.

Based on this, the big question is how can any major new devlpt break ground in DT over the next several months?

Will it be a miracle if work actually begins on parkfifth over the next 2 to 3 months? It soon will be the last qtr of 2008, which is when the devlpr said he'd begin work on the tallest condo tower west of chicago.

Will it be a miracle if construction starts on the Grand Ave proj, even though its lag time extends to early 2009? How about LA central?

And don't get me started on the glass tower proj----anyone remember that one?----across from elleven.


BTW, I drove by the medallion proj today & that devlpt must be using some of the slowest work crews in the world. No wonder no one has bothered to take pics of it recently. At least the new apt bldg going up on San pedro St a few blocks away in little Tokyo is up to the 4th floor.

Strange reaction to the OBD this afternoon as I drove from around Broadway & spring Sts, which is mostly wall to wall bldgs, & then went down Main St, which has more gaps (or deadzones) of parking lots---& a more negative reputation. Main St, cuz it has fewer bldgs on both sides of it, was sunnier than Broadway & Spring, & therefore seemed more laid back or less gloomy. A weird response, though, cuz I generally hate all the gaps throughout DT. Must have been just one of those days.

But being in DT today did make me really laugh at NIMBYites, cuz LA in some ways, esp around DT, & esp on weekends, can seem so quiet, almost as though it's a much smaller city. So whenever I'm in the hood, I wanna ask: when are they gonna fill in that parking lot with a big new bldg? when are they gonna fill in that gap with another condo or apt tower? Can't something better replace that dive or hole in the wall?

Maybe if more ppl in SoCa didn't live so far away from where they're driving to everyday----or visa versa----& not have to put up with jammed fwys & streets, they'd be less likely to 🞵🞵🞵🞵🞵 about crowds & congestion, & the need for NIMBYISM.

I was in Simi Valley & then Valencia a few wks ago, & all I could think of was, why in hell do ppl move way out here?! Why do they want to isolate themselves from the rest of civilization?!

I'll admit there's the big advantage of less crime. But beyond the issue of personal safety, that still doesn't answer why so many ppl like to hole up in their houses, totally cut off from contact with lots of other ppl. Sort of the opposite extreme of living in a sardine can like NYC.

No, that's the project for the lot at 8th and Figueroa, one block over. That property is also owned by the same holding company, but it doesn't appear that this version of the project will go there, as the developer is recommending using that space for office use, per the article.

A development site in downtown Los Angeles. At present, the site is used as a parking lot. MFA is currently undertaking an Entitlement Study in relation to this site at Eighth, Grand & Hope to determine its suitability for development with residential condominiums and /or a hotel.

Hey - is anybody else here concerned about this new "inclusionary zoning" required by the City of Los Angeles? Don't you think developers will be more discouraged from development? This could truly hamper future development in LA.

Well at least its good that some opinions remain consistant, no matter how mindlessly biased.
1340 Figueroa Street would make a nice change of pace...not just for LA, but for American design period. Its a little more daring than most in its angles and style. American cities have become a bit tired with the endless glass clad "post modern" buildings that seem to have the "less is more" mantra engraved into every beam. Then im sure some of these critics here would call the Freedom Tower or Trumps building in Chicago triumphs of design...simply because they arent here.

Wait a sec; i've never heard of that!

Why would Inclusionary be bad? It would be available to Middle-Income people?

Developers behind big-name projects in West LA including the California Landmark and Barrington & Wilshire tower, and several mid-sized complexes in Marina Del Rey, have now set their sights on an unlikely Downtown location.

Santa Monica-based California Landmark is moving forward with plans to develop a ground-up residential complex on 14th Street between Olive and Hill, two blocks south of AT&T Center.

According to city officials, preliminary plans call for 150 market-rate condos (with 7 units set aside for very-low income households) and 143 parking spaces to replace a 36,209 square-foot group of surface lots.


The area, which has seen little interest since the housing boom began eight years ago, is just east of the California Hospital Medical Center and is riddled with dead zones, neglected storefronts, barbed wire fences, and lacks residential amenities — posing a challenge for a development with no retail space and a developer more akin to building projects in more established parts of the city.

Still, it would be good to see other areas of Downtown receive some attention and much-needed investment dollars, with or without a coffee shop, fro-yo joint and sushi bar attached.

Isolate themselves from the "rest of civilization"?? We aren't talking about a tiny little amish farming town. I have family 5 minutes from Valencia which is part of Santa Clarita. Santa Clarita has a population of about 180,000 people and is like the second fastest growing city in LA County. If you have ever driven in Santa Clarita during "rush hour" you'll see it can be quite congested. I don't see why you're making it seem like it's a barren, abandoned wasteland.

^Isn't there a massive sprawling development planned not far from there that is near a possibly radioactive or toxic site?

Oh, and I don't know if you guys know about this already, but that 90+ year old man at 200 Lucas St died a few months ago, but Curbed is reporting it as if it was just found out. Coldwell Banker agent Lil Montalvo says that up to 4 res. units could be placed on the lot.
