You can see the right of way up there. They are planning to connect it to the mid peninsula highway.

actually, that map is wrong.
it's called the 'Trinity Church bypass' . You can find it on the city's website somewhere.
It's basically adding a new ramp onto the highway from Rymal instead of having it end at Stonechurch.
Summit Park is excited about it because it's a huge expenditure being paid for by you and I that was decided to be necessary in order for that development to go ahead.
In other words, it's their own private ramp system to the highways and we all get the pleasure and privilege of paying for it!! Hooray for sprawl!!!

Are you saying that people who don't live at, or have membership to this new development can't use it?

This is an extension from the Stone Church exit at Stone Church to Rymal at Trinity Church Road. This has been on the books for years and they will most likely add “Trinity Road Exit” to the signs on the Red Hill. This was conceived before amalgamation to give a second way in and out of Binbrook do to the boom of new homes. It will also service development along Rymal and the Glanbrook Industrial Park if it ever gets going and they build it. Hwy 56 is packed now with traffic especially on the weekend when people are going out to Dunnville and Lake Eire. It has been held up by residents holding out for more money and the city not wanting to use expropriation until it is a last resort. Oh yea and those pesky environmental assessments.

We can't even afford to maintain our city hall or upgrade sewers and water service in already developed areas.... but we can afford to build a road that will serve as a 2nd convenience route so people can have a faster commute... Wierd.

^^ it's honestly for a future extension to the MidPen Hwy.
You can't look at it and tell me it's not. It was always in the City's plans to connect the Airport to all Highways -- the MidPen would pass directly infront of the Airport connecting it to Hwy403/6 to the west, and the QEW via RHVP.

My parents are pretty much buying a house at Summit Park. Anyways that space facing Rymal next to the Summit Park gate has been bought by Smart Centre, suppose to be like a strip mall.

This whole area will be huge within 15 years. They even have a secondary school planned for the area.

That's ultimately what it'll be, but for now, there's no mid-pen to connect it to.

The secondary school has been FAR over-due.
When they opened the new saltfleet at Highland/1st Rd W, they needed portables that same year.
I'm assuming this new one would service mainly the Binbrook area which is severely lacking any schools really.

It's too bad to hear they chose this particular area of Upper Stoney Creek. The northern part, close to the escarpment, is much much nicer/ more mature. Lots of big ol' trees creating canopies, etc. The houses have much bigger lots too, and some are actually cheaper!

They want to downgrade from a house to a townhouse but at the same time upgrade in style and luxury (keyless house!) and Summit Park does that for them.

So this area is part of Stoney Creek or Hamilton? I'm guessing Mt Albion Rd is the border?

I think it's that time in our parents' lives.

My mom is selling her Upper Stoney Creek townhouse to downgrade as well, but I managed to convince her to move downtown.
She's looking in the Durand to Strathcona area... as far away from Corktown as possible

Unfortunately, rth, this area will never EVER have mature trees

They'll get as big as the ones planted into the cement along John Street!

Does anyone know who paid/is paying for the Stonechurch Rd upgrades around the new power centres @ Stonechurch/Upp Mt Albion?
City or Developers?

I went with my mom to check the townhouses in Meadownlands and holy! Starting price is like $300,000, just a townhouse.

Starting price for a townhouse in Summit Park is around $220,000. There's suppose to be more people living in the Summit Park area than Meadowlands, more homes.

As long as there are individuals holding out on selling their land to finalize the Glancaster business park, all we'll see is development in the nearby residential retail zones.

I have a few friends in real estate. They told me recently that Hamilton's annual numbers show an interesting trend over the past year:

Upper Stoney Creek, Hamilton Mountain and Ancaster prices are down 2% over last year.
Hamilton's lower city is up 5%.

I've seen this trend coming for quite some time and now it's finally here.
You'd have to hold a gun to my head to get me to pay $300,000 on a townhouse out there....no way in heck that thing will hold it's value. Based on this current trend it will start losing value immediately. Probably already worth less than $300,000.

I've convinced my parents to hold off and wait for the development at Chedoke instead. That's a MUCH better location. It'll probably be more expensive but I think it'll be worth it.
