I'm thinking the taller Gables tower and The Monarch are going to look fantastic as they frame Spring. Those two buildings will be somewhat similar in appearance.

I don't know, but I do know this, she was going way too fast. It messed her front end up quite a bit. She was definitely going more than 5 to 10.

About those Domain hotels. The Austin American-Statesman also did an article saying those hotels would break ground soon. It also noted that Twelve Domain would be breaking ground next year also. Check out the thread in the Texas section about The Domain/2nd downtown thread to see it.

I was at the Domain today and noticed quite a bit of construction and site prep going on. I didn't have time to look closely, but I was surprised at how much stuff was going on.

Gables unveils plan for downtown tower

High-rise apartments to replace bars
Austin Business Journal - by Jean Kwon ABJ Staff

A high-rise apartment tower is being planned for downtown's Warehouse District in an area teeming with new residential activity.

Gables Residential plans to build a roughly 200-foot tower with about 220 units and 15,000 square feet of retail and commercial space at Fourth and Guadalupe streets. Gables bought the nearly half-acre site of former Fox & Hound Smokehouse and Tavern, east of Republic Square Park, from a group of local investors last year. The 15-year-old Gingerman Pub, also on the site, will move, general manager Kristin Jacobson says.

The pub's original facade will be preserved as a historical feature of the new building, says Jennifer Wiebrand, spokeswoman for Gables Residential. The project will be able to support up to 70,000 square feet of parking.

Construction is expected to begin in late 2009 and be completed in 18 to 24 months.

Okay correct me if Im wrong but I thought the Spring tower was to have 43 floors, not 41. Last I remember it was 43 floors.

So I remember like in Febuary of this year News 8 Austin did a Interview with the domain people and they were talking about NW austin being a "second downtown" with highrise buildings everywhere. and all this should start taking place by 2025. Did any of yall see this report? and do you think it can happen. i see alot of things going up around there. But they would have to take away jj pickel center unless they keep a building for city stuff.

I guess I'm alone on this... but I will be glad to remind....
After the hideous result of the property at Lamar and 5th that "preserved" the facade of the old Goodwill, I am very wary of this solution to the Gingerman Building. The Goodwill facade was basically ignored and painted away. I think this is a shame. The result is a suburban apartment building with an reminder of a missed opportunity.

We need to careful about giving up quality for density. If 4th becomes generic, we loose. I am not happy that this building was not saved.

****Think about how much more interesting the intersection just 2 blocks away (at 2nd and Guadalupe) because the Lambert's building is there! Really think about it. That gave that area sooooo much more interest by providing contrast to the new! Think of that intersection without it. Far less interesting. Don 't give up so easy folks.

austonian is really taking shape now. Also the pace seems to be picking up. When I come back in april next year it will be the tallest in austin if not nearly topped out. 44 and counting dont worry only 2 months or summer for yal.

Regarding the loss of the Gingerman building to the Gables development....

I think these developers think they can somehow deflect public outcry at the loss of "character" in downtown Austin by preserving the facade of a building. This is ridiculous. If they really wanted to preserve the character, they would have built their building over and around the Gingerman, or at least disassembled the inside of the bar and completely rebuilt it inside their new building - brick walls, wood floors, signs and all. Naturally, that will never happen. Preserving the facade only reminds people on a daily basis of what was lost.

427MM posted this model over in the Austin Update thread, and I commented on it there too. I wish they had flipped the building around so that notch was on the south side. Position the notch in the building so that it goes around the Gingerman...Don't just retain the Gingerman's facade, keep the whole building, and place it in that notch. Make the Gingerman the focal point and street level centerpiece of the highrise's facade. Doing otherwise is criminal!

Kill Mother F'n Hobby

Tear the ugliest building in the city down and leave the Gingerman intact. Down with Hobby, and hands my Gingerman. The bar may only be 15 years old, but the building is over 100 years old. We've torn down too many of these treasures to lose another. They could save it if they really wanted to, but they'd rather have a lot of parking spaces.

Yeah, I'm thinking it'll shoot up quick. The floor area for the tower section is almost half of the podium section, so the pace will pick up significantly.

Really glad to see more people expressing there interest in the Gingerman building. Please, Please write the company and city council. They need to know people are paying attention and want things different. I mean really, if that goofball Jerry Jeff Jack... what's his name can get so much attention....

Make some noise, please. It may be too late for that building, but really, what's next? You have to show the short sited developers the way sometimes. Show them what has worked. Again, I hold up Lambert's as an example.

Glad to see more people express their interest. There is a balance to be had and it will lead to a far more interesting area.
