I thought i heard once that 222 South main was around 35% leased. And that was a few months ago. I'm with Orlando. Only 25% isn't good news.

I wouldn't be too concerned just yet. The building is still over a year out before completion. I think that you will see the building beginning to fill up next summer in anticipation of its completion. I would think that there are a lot of companies who might be planning on moving there, but with nothing signed or commited to yet, they can't make any announcement. Attorney's always like to be the center of attention and try to show off, so it doesn't surprise me that Holland and Hart signed early and took the top floors. The time for concern will come next fall if the building is having trouble getting filled.

CB Richard Ellis to Open Office at 222 South Main

The Utah offices of CB Richard Ellis have signed a lease agreement with Hamilton Partners to occupy the entire fourth floor of 222 South Main, a new skyscraper under construction in downtown Salt Lake City.

CB Richard Ellis, the world’s largest commercial real estate services firm and the leasing agent for 222 South Main, already operates two separate offices along the Wasatch Front, one in Provo at the Riverwoods Office Park and another in Salt Lake City at the Cottonwood Corporate Center. The addition of a third office at 222 South Main will give CB Richard Ellis a downtown presence at a time when Salt Lake City is undergoing a tremendous commercial building boom.

“There are more than 50 commercial construction projects happening in downtown Salt Lake City,” said Mark Bouchard, senior managing director of the Utah offices of CB Richard Ellis. “Our expansion to 222 South Main represents our confidence in Salt Lake City’s economy going forward.”

CB Richard Ellis will lease roughly 13,000 square feet of office space at 222 South Main, the first high-rise to be built in Salt Lake City in the past 10 years. CB Richard Ellis will open its downtown Salt Lake City office in January 2010.

“We continue to field inquiries about 222 South Main from law firms, advertising agencies and financial services companies,” said Scott Wilmarth, senior vice president at CB Richard Ellis. “Roughly 20 percent of the building is currently leased.”

“One of the things about this building that is so impressive is that it was designed by the world-renowned Chicago-based architecture firm of Skidmore, Owings and Merrill,” said Bruce Bingham, partner at Hamilton Partners, a commercial developer overseeing the project. “This building will be an icon to Salt Lake City’s skyline.”

I think if I'm not mistaken that it looks like we now have a service elevator rising along the front of the 222 south main tower, on the southeast corner.

I didn't think the crews would be out working today since it's the 24th. But I do see the elevator.

This section of Main is now becoming one of the more attractive downtown streetscapes I've seen anywhere. The Hamilton tower is a going to be a beautiful piece of infill.

I wounder why the 6th floor has a higher ceiling then the rest of the floors.

I was noticing that the lower floors on the west side of the building are all lower than at the front and on that floor they bring them all even with each other.

notice the parking that goes into the loading dock area, for the tower, and retail. The levels that we are seeing on the west side that are "short" are part of the parking structure. Hope the following images help show it a bit better. The 6th floor is high to level the parking out with the next floor of office space above it.

If you can find a picture of the model for the tower check it out. That floor in the back is the top of the parking garage. Floors 1-6 in the back of the tower are all part of the garage and they are actually shorter floors than in front. The back floors all stagger because of the height difference and they finally meet up on that level above. Everything above that will be office, no garage. ....oops, looks like I should have refreshed, Viperlord beat me to it.

T-Mac: There is so much to like in the recent 222 S. Main pics...although maybe not the best pic, because of wash of the early morning sunshine, I really like the picture from the SW corner of the site, showing the building against the The Utah One Center. It gives you an idea of how much steel has gone up and how much more there is to go in a 22-story bldg., they we are commonly accepting now as "In-fill." The picture itself is a good lesson in just how big, how complex, and how complicated "in-fill" projects like this truly are.

Also, please keep up your ongoing shots from places, like right in front of the Walker Center, looking to the SE. They will provide a wonderful visual history of th project, which is exactly why you are doing them.

Just thought that I would let you guys know. 222 South main is now visible from about 800 South and Main Street. Its just barely peeking though over the clift building.
