^ Also a very far cry from the great public gesture that was presented to us in the Lakeshore East masterplan. The absence of these public elements really has me ticked.

The "prefer to site it at LSE" bit throws me though. Arquitectonica is tailor made for that site, where else could it go? But that language says the building COULD go elsewhere in the city. Huh??

I really like it, something about the massing.

No no.. Magellan would prefer to develop a building in LSE rather than elsewhere in the city, obviously, since they have a huge stake in LSE. The reporter probably asked a stupid question about where Magellan's next building would go, and the Magellan rep sarcastically answered "We'd prefer to put it in LSE."

Rather than doing some research, the reporter just assumed that Magellan chose an LSE site over any other site in the downtown area, unaware that Magellan, for the past 4 years, has built ONLY in LSE.

Magellan's Lakeshore East: Halfway Home

What’s next? “We’re always working on multiple paths,” David says. “Right now, my biggest challenge is to line up financing for New Wacker Tower, which will house 300 condos and, at its base, up to 200 hotel rooms. To preserve the views from other buildings, we are combining into one building what were originally three buildings. We hope to begin sales in the Fall of 2009.”

After the tower, work is scheduled to begin on Sites I, J, K & L (3 or 4 buildings) with 1,200 units. Then Site A with 300 units (one hotel has already expressed interest) and Site O with 300 units.

Assuming plans don’t change, that means at least five more high-rises, for a total of 12, with 1,800 more units, for a total of nearly 5,000 homes, for roughly 7,500 residents.

Interesting.

Although it appears that the single tower will not make up the same square footage that three individual towers would have provided. At least not according to the preliminary renders.
I wish Magellan would mix up the buildings sizes a little more. Seems like every tower planned from here on out has 300 units. I expect we'll see some great designs over the next ten years, but Id rather see a few supertalls and less of the more common 40 - 60 story stuff.

I have a fairly credible source who tells me that we could get possibly 2 -1,000'+ tall tower in Lakeshore East. They would be situtated along LSD.

I heard something about that as well from a friend of mine. I would love to see something that size go up there. We will just have to see I guess?

See I have mixed feelings about that. I'd rather see one 1500' and one 500'+ tower along LSD, something to balance out the Spire. Also, I'd rather see Arqui be a supertall and only have one along LSD.

Clumping supertalls is just kind of claustophobic to me. Especially with the views that all these buildings have, their heights can be pushed. But if they' aren't, I'd rather have the supertalls spread thoughout LSE rather then sandwhiched and clumped along the edge. Balancing with arqui and having a signature, Sears surpassing tower at Wacker and LSD to rub elbows with the Spire would be preferential to me...

...but its good news in general, so I guess I can't complain that much.

I'll smack some renderings together.

Yes I agree with you. It isnt as nice if you just bunch a few supertalls together. I dont think they should be directly on top of each other but putting a few supertalls in LSE will definitely help balance out the Spire. I agree a 1500ft tower would help balance out the Spire...maybe do something like that at LSD and Wacker? And I agree and hope that they make Arqui a Supertall!

Magellan's Lakeshore East: Halfway Home
For just a moment I thought this was saying a Halfway House was opening in Lakeshore East, and the sky had fallen, pigs flew, etc.

Would this require PD amendments, or could they do this as of right under the existing approved PD?

So, according to this article they don't plan to begin selling this until the Fall of 2009? That is still well over a year away! I doubt they will begin cunstruction until they have sold enough units, so this thing may not start for about 2 years! In the mean time what are they going to be selling at LSE?

I believe the supertalls are along the outer edge so that the heights step down towards the park, and there isn't a 1000 ft wall there.
The supertalls on the edge aren't going to feel claustrophobic being along the lakefront where there's nothing in front of them. And the inner ring sites are all used now anyway.

Townhouses, that 5 story condo building at the SE corner and picking up the slack from all the flipper investors who bolt as soon as they can sell.

I undertand you're point, but you didn't get mine. You're thinking too locally. I just dont want all the supertalls next to eachother on one edge of the park.

If you got $800M, you can say yes.

...and no, its not taking "forever." Peeps forget how long this stuff takes.

The potential of a 1000+' Loewenberg building is so... captivating.

Is this correct?

Site A = next to Swissotel
Site O = what we've been calling Aqua II
Sites I J K L = between North Harbor Drive and LSD

Well I don't see why you would fret seeing the increasing quality of the buildings coming out of LSE...
