It's definitely not a bad looking proposal; pretty attractive, actually. It would make a great building to anchor neighborhood TODs, for example, or as continued infill in West Loop or South Loop. It's very wrong for that site in River North, for a number of reasons.
On one hand, it's 100 times better than a surface parking lot. Maybe 200. On the other hand, we're coming up on a shortage of developable parking lots in good areas downtown, which means future development will mean increase demolition pressure - and not much around there is landmarked (particularly concerned about the mostly-preserved stretches along Hubbard and Clark). In other words, a crappy development is a double whammy of a missed opportunity
and pushing future demand for square footage into nearby lots.
