Just some observations over recent news...
I would think that if there was some kind of reliable mass transit system downtown, MONORAIL for example, developers could build a ton of these high rise condo buildings and they would most certainly be occupied @ well over 90%. I believe the main hindrance right now to building out too many of these things is that local transportation is kind of a pain.
Also, with the weak dollar, units in one these condos is a steal if you're a European investor, or just someone from overseas looking for a vacation home in the US. I mean doesn't it take like 2 US dollars to make 1 Euro or British Pound?
Back to monorail: I hope someday one of these gets built (probably won't be in my lifetime though). It's perfect for heavily developed and congested areas since it's elavated, this also makes it very safe as there is no chance of train/pedestrian accidents. Further more, building a full on subway network in Austin is just not feasible due to the shallow limestone, etc; PLUS a monorail is more fun to ride on than a subway (where the view out the window is darkness- and rats if you're lucky). At least with monorail you can SEE and FEEL the pulse of the city!!
