Regarding Mecham and Sugarhouse, the article states that the Planning Commision wanted to get the two developers working together to create a cohensive plan for the entire block. I think a cohesive plan is vital to the overall walkability of the project, however I agree with Mecham in that he shouldn't be held back because Red Mountain isn't ready to proceed yet. Hopefully Mecham and Red can at least agree on an overall master plan for the block in order to best create a walkable space. I also hope both of them are creating their development around the future Trolley terminus. Having a nice walkable public space with retail on both sides as you exit the Trolley will really help to make this block a great place in the city. Did anyone go to the Commission meeting last night, did anyone see the site plan and if it relates to the proposed Trolley stop at all?

This looks like it could be a great classy building, taking into consideration they don't use stucco. Stucco would look to cheap and unfitting for the area.

The biggest issue I have with this project is it’s not for sugar house, it’s for big box stores and yuppies who can afford 400,000 dollar condo's. This project is so against the grain when it comes to what sugar houses mentality is.
Another thing is this project seems to be being run by an immature developer who says the city is "bullying him" and he refuses to answer questions to news papers and media outlets when people just want to know what the hell he is doing with the mess he made.

I think this project should have been about neighborhood revitalization not kicking out long time local business owners to bring in stores that are already at the Gateway, Trolley, and fashion place. If stores like the Gap came in Sugar House would die. People went there for the eclectic local unique shopping experience. If you build a Gap there why would they come from across the valley to shop someplace they could just walk across the street to?

Mechaim seems to be a little childish for this business, reading his comments and how he responded to well deserved criticism of his project, it makes me think Red Rock should have had sole control over this project.
first off Mechaim went into Sugar House, our only true local oriented market place, tore it down without a plan, angered the Liberal killer bees of sugar house, stalled on production, stalled on land scaping, planed to bring in big box stores, totally harm the neighborhood, and the list goes on.

If he wishes sugar house to be a success he should work with the local stores, build for the local stores not be such a bully him self and hurt local businesses, and build housing that is more accurately priced for the neighborhood. Right now it seems like he woke up one day and said "hey lets destroy local neighborhood stores and act like a cliché ignorant developer in a Hollywood movie."

But Justn if I had to bet on it, I'd say a large percentage of this building will be stucco, just like nearby Emmigration court and Liberty Midtown. I'd totally support any ordinance that would rid this scourge of cheap materials from our cityscape.

I agree it’s cheap to do in the first place but it doesn't last. When you build with stucco you essentially are planning to remodel frequently. I think it’s a short sited attempt at saving money when, in the long run, you should build a building to last through out the ages. Brick or stone would be wonderful for this project it would last longer and be more durable.
Stucco should never be used for a building it’s too cheap, too breakable, and not classy and will be very very dated

. I was actually guessing from the renderings that one and nine was going to be constructed out of stucco but they totally went the other way.

I agree with urbanboy on this one I liked the jubilee building and think it was worth saving and incorporating into a new project. However I am glad to see that it is being developed as affordable housing I think it will help give downtown a nice mix of housing instead of the glut of high end luxury condos that we have been seeing. I just hope the architecture and materials don’t clash with the neighborhood.

Has anyone heard anything on the housing types that will be offered at the city creek center? I doubt there be an affordable housing component there.

I think we need allot more affordable housing in the city. I think when you look at it this project will be an inspiration to many more down the line. Lets just hope they make it look nice and fitting to the neighborhood as wee.

As for sugarhouse, yes this project doesn't fit into the neighborhood. The issue now is, the site has been demo'd and it's time to develop a solution that will fit the neighborhood in the best possible way.
Just a minor clarification, you are refering to national retailers as opposed to the term you used "big box retailers" I wouldn't want someone that is not familar with the project to read the thread and think that a big box is moving in.
Big box = Best Buy, Target, Wal-mart, Home Depot, etc
National Retailer = Gap, American Eagle, Banana Republic, etc.

As for the affordable housing issue. Yes it is critical for affordable housing to be provided in the downtown area. The one issue I do have with affordable housing is when an entire development is built solely for affordable. I think the best solution is to provide a certain percentage of affordable housing in each new development, the minimum is 20% of units must be affordable in order to recieve affordable housing tax credits on a project. I have mentioned this prior on one of the threads but the issue is, a mixed income property will generally be much better cared for than a strictly affordable property. The name escapes me right now, but has anyone set foot in the apartments on N. Temple directly east of I-15, if I'm not mistaken aren't those all affordable? That place is absolutely discusting! In a mixed income property those that are paying full rent want to take pride in their building and want it to be presentable to visitors, management also tends to do more because those individuals will be demanding that the messes get cleaned up, and they don't want to have a full price tenant move out. I think once a place gets tagged as affordable the mentality of the residents follows suit. Mixed income properties allow for a mix of people, interaction across economic lines.

Been reading the forums for a while now and finally decided to join up. I work in the plumbing industry, and bid out upcoming commercial jobs, I have actually used this forum for information for upcoming projects. I will pass along any information I get from the job quotes I do! I also spend a good part of my time in Salt Lake taking pictures, a hobby of mine!



I try and get downtown once a week, I will see what I can do to take some pictures of the progress.
