X/O: PD was reinstated and lawsuit was withdrawn. Developer is undoubtedly sweating whether he'll get enough contracts to get construction financing before having to pull the plug.

Park 1000: No news, and looking increasingly unlikely.

It won't exactly improve the vitality (and ergo desirability) of the neighborhood if middle-income high-density affordable rental units are bulldozed and replaced with upper bracket condos and townhomes with 3:1 parking ratios. The hospital, when it was open, attracted for more trips and economic activity to the area that a low-density highrise like 2520 will. Ugh, this one has really struck a nerve with me, and I suppose it's that much more depressing because it's an obvious harbinger of the kind of BS crap we can expect once Children's moves to Streeterville and those Lincoln Park sites on Clark and Lincoln are up for redevelopment: i.e. a bunch of luxury townhomes of ridiculous parking ratios.

Vi Daley is the worst of the pander hacks. She bends over backwards for NIMBY BS. She even would not allow a 6 story building with 1 unit per floor to replace a two flat at Clark and Arlington Place. Never mind the fact there is a 15 story rental building 50 feet to the east. One of the neighbors even stood up in favor of it, as did Plan Commissioner Doris Holeb who lives in Lincoln Park and is obsessed with the car.

These NIMBY idiots do not understand what an economic hit some of those businesses will suffer when Children's leaves. They probably do not care though as these selfish brats consider any place they don't patronize to as a unnecessary traffic generator. Thankfully Children's will keep some presence and activity up there even after the main health care facility moves. Anything Children's maintains will likely be a more intensive use than what would replace it.

I guess I do have to give her some credit for supporting the modest height increase at 2520, despite the NIMBY complaints, but of course that also meant less overall density for the entire site.

So there are any neighborhoods left that aren't just going to decrease in density as time goes on? I guess we've got Streeterville which is still densifying, and South Loop for a couple more years but not much longer. Nothing else though. All the north lakeshore neighborhoods are basically gearing up for their gradual decline.

I think that is a little too bleak of an outlook. When you take into account the massive effect of removing just one surface lot (density: 0) on the density of a neighborhood, there are a whole lot of neighborhoods that are increasing in Density. For example, the West Loop, though it is less dense than we would prefer, every abandoned building that is converted and every lot that is built on increases density. The same goes for River North, every lot that disappears is a + in the density column. Uptown is probably seeing the same thing with dozens of lots being built on. Or even the Gold Coast, every empty lot or small building replaced by a highirse ^'s density... So really there are a lot of neighborhoods that are gaining. Hell, the Old Cabrini Green, the old brownfields in the south loop, those are both going ridiculously increase density when developed. All those really low density developments you see now will all eventually be torn down once we run out of parking lots to fill in.

Heck, I wouldn't be surprised if even Lincoln Park has seen a net increase over the past boom. There are a lot of 2 flats or three flats that have been replaced by 4 or 6 unit buildings. And don't forget the few parking lots in Lincoln Park that have been built on recently.

^ I think it is the slowdown of the boom that is really creating this outlook of yours. 4-5 years ago condos were going up everywhere on the north side, and while some developments lead to less density (flats replaced with single family homes), we all know that a heck of a lot of multi-story condo buildings went up all over the place, often on underutilized or even vacant land. Nobody was complaining then.

When the market eventually comes back, and as city living becomes even more popular due to the ever-more-coveted access to transit, expect higher property values to force even denser development. The NIMBY's can win their battles but they cannot win the war; I'm not worried....

I wish I could agree with you: that the economics of Chicago land values will eventually necessitate and dictate increasing unit density.

But look at San Francisco and Boston. There is precedent of NIMBYs winning the war. Chicago has generally been a more developer-friendly environment, but only by virtue of the corrupt nature of our politics, not out of some ideological love affair with development. As the corrupt old guard who played ball with developers get voted out and replaced with panderhacks like Reilly/Fioretti/et al, why wouldn't we go the way of San Francisco and basically just eliminate any development everywhere except brownfields?
