Seriously? Do you not understand English or just completely fail to read what I wrote. How does saying that "people are chill again" equate to calling anyone who suggests that Sears might be still having problems with leasing due to irrational scared employees delusional?

I know some people are scarred of working in a tall building, but I also know many more who don't really give a shit. Anyone who is still afraid of a 9-11 style attack is paranoid or doesn't spend enough time around "terrorism targets". When you spend enough time in a financial district like that around Sears, you really stop thinking about it, everything there is a target, but I garuntee you its the last thing businessmen are thinking about right now.

Also, remember corporations are not human beings, they make decisions primarily off reason, not emotion, they will do whats most efficient and if one firm doesn't, another will come along and take the opportunity. So if there is good, cheep space in the Sears, it will be filled, the problem is that its not "good" its only "ok". Its definitely no higher than Class B space...

I was just wondering if there has been any news lately on Lincoln Park 2520. One of my favorite projects going up in the city right now!

It's weird. They still have yet to demo the last part of the existing hospital, but for the past month or more, they have had two rigs on site, one of them drilling. For the longest it looked as they were maybe drilling for the parking structure behind the existing chapel, but they are now in front of the chapel on Lake View adjacent to the still standing bit of hospital.

It's a chaotic site to me. Cabrini Hall rubbish still has yet to be carted off, there's a full bit of hospital to be demolished and then they're in there drilling. If it's nice this weekend, I'll take a picture or two from the roof.

Thanks this is a project that tends to slip under the radar...I know it keeps doing that with me. Its an amazing project but just has little press and recognition. I think this will be great to add to the city and Lincoln Park. It's about time Lincoln Park started getting more of the credit it deserves. It has been a long time goal to bring Lincoln Park back to its glory and this could be a big step in the right direction. I found an article online that was posted on June 23rd saying that things are still on track for construction to start the end of this year and that it should be completed by the end of 2010 or beginning of 2011. This will be great to watch come to life!

American Invsco replaced as broker on project
By Thomas A. Corfman and Alby Gallun, June 24, 2008

(Crain’s) — American Invsco Corp. has been replaced by Rubloff Residential Properties as the broker for a proposed high-end condominium project overlooking Lincoln Park.

Meanwhile, the developer of the proposed three-building project, Ricker-Murphy Development LLC, said it is expanding the project, proposed for the site of the shuttered Columbus Hospital, 2520 N. Lakeview Ave.

Interestingly, every organization, including corporations, armies, science associations, police squads, Mensa, etc, are humans. In trying to make your point, you've demonstrated very effectively why you're wrong by allowing your own emotions to get the better of you. Corps are led by ... humans. At least every one I know of - I guess I can't generalize too far, there may be one out there somewhere totally run by computer.

Again with the emotional attachment to your argument. Location and name recognition make up large parts of building classification. Any structurally sound, air conditioned building with the Sears Tower's location and branding would be B+, minimum. I know the building I currently work in is considered and marketed as Class A, and it's less than ten years younger than the Sears Tower, has zero branding, is a lot shorter and has finishes that aren't as nice. I don't know whether you have something personal against the Sears Tower or just don't like to admit when you're wrong, but you are.

From this story, it said the townhomes are replacing a 12 story building at 428 St. James. Is that part of the hospital, and if not, is this building already gone?

Really a travesty if a large number of rental apartments were removed from that market, iif so it makes me strongly dislike Vi Daley, the Lincoln Park NIMBYs, the developer, and this project.

@ Emathias: Except you clearly are the wrong one... Facts: its been 15 years since Sears had any major renovations. Sears was first remodeled after 20 years. The offices these tenants are leaving for are not of comparable age (since rennovation included) to Sears.

What makes you think that these tenants are leaving because of terrorism? I dunno, maybe they are leaving, err, because the new offices are WAY better? I don't see how you could possibly interpret those facts any differently. If these tenants are really so afraid of terrorism then why has it taken them 7 years to get out of the Sears?

I'm not continuing this arguement any further since you clearly can't differentiate between fear of an event that happened 7 years ago across the continent and the wise business choice of moving out of 15 year old office space to brand new and more efficiant offices...

428 St. James is Cabrini Hall. Against my wishes, it's already been demolished. (Where was Preservation Chicago?) It was one of those beautiful historic mid-rises designed to put Lincoln Park on a similar footing as the Upper West Side. The only consolation I have is that the god-awful parking structure on Deming will be demolished. Both St. James and Deming will be lined with Lagranged-designed town homes.

I liked the building too. It was handsome and well built, if a bit nondescript. I can't speak for Preservation Chicago, but my guess is that the odds were stacked so heavily against the building that energy was deemed better spent elsewhere.

1) It was built some time in the early 1940s, I believe. Anything in Chicago later than 1940 becomes exponentially more difficult to save. 2) The community groups and alderman fought back and forth about all those good things like density, parking, height, etc for so long. 3) In the discussions, the idea of reusing the building was never pressed very hard, to my knowledge. 4) There was already a preservation "compromise" that the shrine be kept. This renders making other demands much more difficult, and it further constricted the site. Preserving more buildings probably would have resulted in the developer asking for increased height, which in turn would draw the ire of view-minded NIMBYs. 5) A lot of people disliked the hospital due to traffic and noise, and unfortunately many people equate urban ills with the buildings themselves, as ridiculous as it sounds.

So, I think coming in on this issue would have led to the accusation that the preservationists are "carpetbaggers." I doubt it would have ever been taken seriously, unfortunately. Just my hunch.

Preservation has come a terribly long way in Chicago, but it has a long way to go.

X/o

I was wondering what happened to the X/O project. Last I remember the local alderman challenged the building on behalf of a local residents group. I remember reading that such a challenge would likely be lost in court by the alderman, but I haven't heard if the case is going to be heard or if the project has just been cancelled. I see the website is still up and it seemed as if the project was well on its way with several buildings of a similar scale going up in the same area. Has there been any update on this project or does anyone know the current status?

I also heard that their plans are to completely surround Lincoln Park with hise rises and more Luxury Condos and Townhomes like that of Lincoln Park 2520. I think they are going to see how these condos do and they hopefully we will see many more like it in the future. If I am right there a quite a few more lots that would be perfect for these along the park. Hopefully this will be the start of something great.

^^^ I wouldn't be too suprised if we saw a second row of highrises go up behind those already built in Lincoln Park in the next boom, the whole north side suffers from a lack of new housing... We just need to wait for all the old NIMBYS to die off...

I agree...but I guess they are wanting to demolish some of the old and dated low rises that border the park to make way formore buildings such as this. I am all for that and I just hope it will start to happen after Lincoln Park 2520 is built. Lincoln Park should be a much more desirable location to live than it is now. Hopefully we wont have to wait for another big BOOM before we get more buildings like this in the Park
