Thats disappointing. It is still on their website. It looked like a really great proposal. Why didnt anything happen with it?

The developer, Rokas International, went bust. Smith + Gill post the renderings as an example of their work, not necessarily because it is a working project.

The new owner of the property, Russland Capital, has retained S+G for their future work on this site, so perhaps some aspects of the design you are refering to will still go forward minus, of course, the North East corner of the site where the tallest tower is shown. This parcel is now owned by the Cheiftain Group and they have hired Brininstool + Lynch to design a two-tower mixed-use development there.

Still, Smith + Gill and Brininstool +Lynch are a good combo and things still look very promising for this site.

My understanding was that the project has not died, nor was it really that much further along than the visionary stage for it to even be considered a real proposal/project that could die, as it never really was "born".

I would love to see this project happen, and from everything I've read, there is no reason to believe that there is no hope that this project COULD happen (although it very well may not). If it does happen, my guess is that it would take at least a few years, as the market would need to pick up, plus there are additional hurdles in that I believe two different developers own a chunk of the Franklin Point land.

I sure hope something happens to make this still come to life in the future. It seems like such a great idea and I think once the market is back up in a couple years their will be a great need for this!

Back in 2001 I predicted that the top of the Sears would go condo, with LaGrange retro and balconies... I even wrote a mock news release that someone ended up showing to Kamin. Those were the innocent early days of the forum...

Wonderful that projects like 161 W Kinzie are still getting off the ground. The urban living paradigm shift is stronger than the mortgage crisis!

Well, it's a rental property, so Lynd is gambling that there's still some demand. Either that, or they have enough resources and patience to simply build the building now, when construction crews are available/cheap, and then wait it out until demand improves. The location is great, so they shouldn't have too many problems compared to, say, the K Station towers, which are far from shopping and entertainment.

I assume they got a commitment to financing way back before the credit crisis.

Ideally there would be much better connectivity throughout the neighborhood. 11th st or whatever functions as the driveway for Target, to eventually be flanked by a highrise to the north, could benefit from a pedestrian bridge over the Rock Island into the Roosevelt Collection. Then punch 9th Street through Dearborn Park so there is a viable E-W pedestrian path between Polk and Roosevelt, and you're set.

Back in reality though, I think the answer is no, but there will be access from the north, and Polk does have an underpass under the Rock tracks.

No. I asked for a pedestrian link (especially because we were anticipating that The Curve would have a big retail space), but the developers just rolled their eyes. Setting aside the cost and the difficulty of dealing with Metra, retail centers like to have a public front side and a nonpublic back side, and having some people come in from the back is tricky to design well. You end up with a 200-foot long corridor of drywall and fluorescent lights with security cameras on the ceiling.

The closest thing, in concept, to Roosevelt Collection that I've ever been to is Atlantic Station in Atlanta. There, the developers were unafraid to riddle their complex with many long, boring drywall corridors.

Atlantic Station is in a similar site to Roosevelt Collection, too - on the outskirts of downtown, in a former industrial area, and not very well-served by transit, but with a major arterial road feeding its garages. So I can't imagine the potential for crime is much higher at Roosevelt Collection, with similar access patterns. Centrum is just more fearful. This is where I fault the city - for not requiring a greater degree of access.

Oh well... I suppose a pedestrian bridge can always be retro-fitted into the design at a later date if the city pushes. Hell, put some of those TIF funds to good use. In fact, it seems TIF funds were set aside in 2000 for the Wells Street project.

Viva: I believe CDOT plans to build an underpass of the Rock Island at 9th Street. This is why, if you look at the little segment of 9th that AMLI rebuilt next to AMLI 900, it slopes down below grade a few feet. I sent CDOT an email asking for a confirmation... but they haven't exactly been forthcoming in my previous inquiries with them. Oh well - I may do a FOIA request if they are uncooperative. I'm interested in this.

A spectacular high rise residential condominium -- Catalyst -- will be taking shape in Chicago's West Loop, thanks to an $8.36 million loan from Kennedy Funding, Inc. The Hackensack-based company recently closed that deal with Catalyst 123, LLC's Gary A. Rosenberg, a well-known Chicago developer who founded Urban R2, the site purchaser.

... Urban R2 already has sold a third of the condominiums, which start in the low $200s and go to over $1 million for penthouses. Walgreen's already has committed to lease a street-level space and other retailers have spoken for almost all of the remaining retail space on a pre-lease basis.
