Four of Sears Tower's five largest tenants, accounting for 40% of the building's rents, are considering moving out of the skyscraper.

After a yearlong search, the 110-story tower's largest tenant, Ernst & Young U.S. LLP, has narrowed its options to renewing its lease — at a greatly reduced rent — or anchoring a 40-story building proposed for 222 W. Randolph St. by Chicago developer John Buck, sources say. The decision could be made next month.

There is scaffolding up around the buildings at the site of the Ritz-Carlton Residences.

That development of the open lot next to Aldi at Wilson finally looks to be under way, they have torn up all of the obstructions, cement and old foundations and heaped them into piles, construction can't be too far off...

I have a feeling a condo conversion of the highest floors of Sears will occur eventually, either that or it will all be completely gutted and renovated upgrading it to Class A space.

Now that would be something, the Sears Tower getting turned into condos! That would be awesome! Doubt that will ever happen though. Ive got a question Ive been meaning to ask also, what eventually will happen with the sears and other towers after they are there for 100 or so years. Whats the life span of these kinds of towers and what will they do once they get too old to be considered safe?

^^^ As long as the structural members are kept out of the elements (the facade protects them) they should last nearly forever. Assuming someone is around and replacing the facade when it wears out (which should take a long time since its made from anodized aluminum and glass both of which are nearly indestructible) the steel frame should take 100's, if not 1000's of years before it oxidizes to the point that it starts weakening...

Modern skyscrapers that use a curtain wall system that completely encloses the entire structural system are probably the most durable structures built by man since everything that is holding up the building is surrounded and protected by an easily repairable and replaceable shell...

So the answer is, with proper maintenance, a long long long time...

Possible Hotel at 230 East Cermak?

Spyguy posted this over at SSC. It's not the hotel planned for the ABC Book Warehouse site, since that's one block further east. I'm not sure if it's even a real proposal, or just a vision - although this project is too Deco-ish to be an architect's honest fantasy. The rendering style looks like Antunovich's work, but it doesn't appear on their website. It appears to be close to 400'.

I googled it, and I got an entry on LoopNet, but I don't know what for... perhaps they're selling the entire proposal, including design and site? It's also listed on Craigslist Dubai - seriously. The description is identical on both sites, and it sounds like it was written by somebody with a limited understanding of English.

You know, this irks me. Buck could have done an 80+ story building several times over in this Boom if things had been structured differently. I realize that his approach is safer, but it is still a bummer.

As much as I like seeing new towers being filled with tenants. It's not worth the loss to the Sears Tower in my opinion. If they were moving from the suburbs or another city then that is great. I hope they decide to renew their lease.

Thanks for the updates, everyone.

That East Cermak hotel... well, I like the density.

Does anyone know the parking ratio at 161 Kinzie? Fingers crossed that since it's rental, it will fall reasonably under 1:1...

^^ Yes, the parking ratio is less than 1:1. According to a 2007 article at NewCitySkyline, there are 213 parking spaces for 250 units, or 0.852:1.

Why? Its not like they are going to tear the Sears tower down because its only 60% full...

If anything its good for the Sears since it will force the owners to make renovations or lose lots of money on their investment.

I had seen a proposal on a company's website for riverside condos I believe along the river in the south loop. They were high rises and I believe the tallest proposal was around 800 maybe more? Does anyone know anything about them? Sorry I will try to find the website.
