I spoke to someone at Fortis Properties and they had mentioned that Brunswick Square was designed as a 2-phase construction meaning that it was originally designed to be 31 floors in total. I got some old drawings, so I thought I'd share them with you. You never know, maybe this could happen someday, but honestly, I think the skyline looks better without a huge tower like this because it looks too out of place. Maybe it wouldn't look so bad in the future if there there were a few other 20-story buildings around it (North of Union, perhaps??).
I'm not sure anyone has mentioned it in this thread, but Sobeys is planning for a new location at the corner of McAllister and Westmorland. I've included a photo of the lot rather than try and describe it in detail.

That site is zoned I-1 now, which I believe allows for retail. I wonder what the Marsh Creek (or is that Major's Brook) crossing will entail. There doesn't seem to be any development controls marked on the city mapping relating to the stream.
I've heard that the Delta part of Brunswick square can also have extra floors added.
The design calls for the possible addition of a single additional floor....Fortis is fairly aggressive in terms of expansion in recent years - the timing couldn't be better....

You know what I was thinking would be really nice, is if Irving Oil built their new headquarters on Long Wharf, a nice mid-rise building of maybe 12-floors or so, and incorporated the YMCA/YWCA into the development. Then maybe find a way to attach this new development to the pedway system via a beautiful glass-enclosed bridge from the Hilton to Long Wharf.
Maybe Irving will reach a deal for Long Wharf soon and get moving on this. The port doesn't want to sell, so maybe a 99-year lease? Maybe an announcement this week or next?

Do you think they are actually looking at this site? I'd prefer them to go north of union, or somewhere more prominent...but that is a nice area for staff to go on breaks and such.
Well Long Wharf is actually very close to everything Uptown (it's a couple minutes from Market Square), and you can't get much more of a prominent position than on a wharf sticking out into the harbour. Then again, a 12-story building won't look very tall there, compared to the hill that Brunswick Square is on, or even City Hall. It'll just end up looking the same level as the Hilton.
As for whether I think they're actually considering the location, let's wait a few days and see...

The port's ability to sell the land is limited by the fact that it is federal land and needs to be declared surplus. The process is what is happening with the Coast Guard site and is taking so long. A long lease would be reasonable - if you think that the Golden Ball has outlived its usefulness to the company in under 100 years, their new facility should meet their needs for that sort of life time.
