717 9th appears to be dead even with Promerica. Should pass it up this week.

Looks like they're doing the rebar for the 29th floor's columns, if my count is correct, so what, 8 floors left? BTW, great shot - must be from Hanover, but which floor?

Yeah, I think it's pretty safe to say that 717 9th will be finished long before Building 1 of Concerto.

It seems that every time I get on here there is sarcasm or complaints about other posts. I think its time everyone cut that out. Then we wonder why it gets off topic. Sad thing is that I’m not helping by posting this.

^ Agreed. Let's stay on topic guys. ladowntowner, I count 28 floor plates on 717 Ninth, so 7 floors left, plus mechanicals and/or a helipad.

A rant. By me 300. Enjoy. Or not.

Since we can't cuss: What the funk? Either some people are overly sensitive or it's against the rules to seep a little of our own personal trademarks into our posts. Everyone here is known for something. I mean Echo Park hates LA, colemonkee is the sardonic mod, and I rock with my fierce Kelis avatars and weird wordisms. I just want to make clear that while everyone (well most) of us at one point or another will make jabs at each other for various reasons (as it is expected as we all have reverse polarity ideas for downtown LA), none of us wishes any ill will towards anyone. However, I type what I feel is right for the situation and while I know this is a message board for urban devlopment/skyscrapers and such, I'm going to put me into everything that I type wheather people like it or not. How I post on SSP is how I am in real life. I'm not going to call someone stupid or shite on someones ideas ALL of the time but it's going to happen. Not now. Not later (possibly later) but it'll happen. You can delete it or you can taste it and realize that it does in fact taste just like candy.

WITH THAT SAID, I'm going downtown later today and someone reccomend me a good, cheap cafe for me to suckle smoothies and eat little sandwiches. And no one say Lost Souls.

To get back on topic or whatever...

From angeleic:

Quote:
AC Martin Partners, the architecture firm behind the “high-end hotel/residential tower” proposed for the northeast corner of 8th and Figueroa, has made public new illustrations that put the firm’s design concept into more focus.

A new rendering profiling south and west elevations (pictured, left) gives a clear portrayal of the building’s architecture — membranes of glass and reflective surfaces along a series of distinct tiers to create a landmark the firm hopes will be seen as “bold and dynamic” for the 21-century Downtown.

Street level retail with extensive landscaping, dramatic sky gardens and an upper-level lobby for a 5-star hotel will be other highlights of the approximate 45-story structure.

No additional details are known at this time.

^ Yeah, watch those douche bags that own "801 Tower" called Mani Bros. try and sue this tower just like they tried to sue Metropolis because it would "block" their views of the Westside.

Your rant rings true. We are all individual personalities, not robots spouting data. Besides, a few jabs, (cough, cough)... I mean constructive criticisms help some of us improve our posts.

8th and Fig appears to have an 80's look to the lower portion, then takes off into something really spectacular at the top. I hope this new rendering means something is about to start moving here. But I know, this one is a long, long way off.

Thundered: I may need to change my signature line with your new quote:

"You can delete it or you can taste it and realize that it does in fact taste just like candy."

But your "top tier" comment still tops this one.

While I like the overall design, I don't agree with the positioning of the tower portion within this particular site. In the best case scenario, the developer - whoever it is - would buy this site as well as the empty site on Flower in the middle of the block (the one that citywatch has dubbed the "war torn lot"). They would site the hotel in the lot on Flower, and site a rather large office tower on the corner of 8th and Figueroa (which could be built as a future phase), with a retail podium stretching north along Figueroa. That would be the best use of the open space on this block as it utilizes all of it, but preserves views for the hotel property, while lining the block with retail.

The way they have the current tower sited, it would block westward views from the site on Flower, which I have always thought of as a prime spot for future condo or hotel development. And I'm not too hot on the base, despite the sculptural nature of the design. It doesn't look like it activates the street as well as it could. I see a lot of the activity and amenities being pulled off the street as opposed to activating them (like with restaurants and such). I mean look at the blank wall at the street level on the south elevation. Bad, bad, bad!!!

8th and Fig

Excuse my ignorance, but what's happening here? Is the owner of the land commissioning this design to show the possibilities of the site because he wants to sell it? Is an architectural firm putting this out there to show their talents?

I ask because, and correct me if I'm wrong, but this isn't a proposal, right? Anyone with some insight or an educated guess, please help.

Its a "Vision" as Emporis calls it. Doesn't have a prayer in the current market.

Nice to see some innovation, I also wish the Mayne tower was going up. Oh well.

the profile renderings make it look like a mish mash of mediocre architectural styles to make one average design. i still love that crown though.

and i don't "hate" los angeles, brandon. dont be so shallow.

The design's okay. Horrible land use, though.

This tower needs alot of work as it is too busy. It's like a blind drag queen who got dressed in the dark. There is really no central feel to it. No flow. Aside from the crown which is top tier. There is a Macy's Plaza like blank wall on the base. And there is enough room on the lot at 8th & Fig for 3 towers. C'mon..density people.

Echo: Oh I know you don't hate LA. Just have strong opinions of it. Positive and negative. You know I love you though. Lol.

I love the conceptual drawings of the indoor garden. It would be nice to have more of these in the city, similar to the magnificent Atocha train station interior.

I like the concept, but WTF do people have against towers on the corner of the street? I know that hurts the sight line of the tower across the street, but DAMN IT, this is a city, not a observation deck field.
