They have the latest on Met 3 over on SSC. The developer intends to go ahead and build to the entire 76 story height, but reserves the right to cap the development at 22 stories.

The suspicion is that, if he gets underway, sales will accelerate. Seems that he's way short of the 80% sold his lender presently requires.

The big IF is IF he gets underway. I'm not holding my breath, but it's hard for me to imagine they'd cut it down too much. There's too much potential there.

I have some experience working with developers on condo projects. It is not uncommon for them to have second thoughts. I recently redesigned a condo building (making it 50% smaller) after getting a permit and breaking ground on the original design.

I sure hope Met 3 goes up all the way.

I didn't get the impression that t the getting underway part was iffy, just the height part.

As for Met 3 ,the lender is looking for 80% sold before he makes the loan to the developer. There are between 600-650 units at Met3 ,so 480-520 would have to be sold before the developer green lights it.

Thumbs up A Big 3rd Largest

Wikipedia:
"Overall, Miami's skyline is ranked first in the Southeast and third in the United States, after New York City and Chicago.[b] By 2010, Miami is expected to have one of largest skylines in the world. Of the 10 tallest buildings in the city, 2 were constructed in 2007, 6 in 2008, 2 in the 1980's and 1 in 2003. In addition, only 5 of the city's 25 tallest buildings were completed before the year 2000."

And it's just a guess on my part, but hard to believe they'd cut their losses by making it so small.

I think that is the best pic yet for showing the density coming to Downtown Miami. Just imagine that pic with Met2 and Met3 (if we ever really get it). And the one from above Coconut Grove is just plain stunning.

With the new interest and attention brought to Miami by the magnitude of this most recent boom, there is no telling what we might see in the future. We just won't have supertalls as tall as those in New York and Chicago because of the proximity of MIA and FAA height restrictions.
