First, great news! But what site is this? From the article, this is the future 3rd phase of Cityfront Plaza (the middle tower), replacing the DeStefano placeholder. It doesn't sound like this is the lot JUST to the north of NBC Tower, unless there is a mix-up in the article.....

actually the buiding proposed there by centrum was 61 stories in the 700ft range.

Maybe there is still hope for this project. Perhaps the money partner, if one materializes, will insist on changing to at least a half-decent architect for the project. Also, wouldn't this qualify for a more intense design review by DPD/administration? Given the prominent location on Michigan Ave., I would think the city would go for some serious arm-twisting to produce a much better design - certainly if it needs to go through a new planned development process...

What is the current density (FAR) and height proposed for the project?

The David Hovey building is the 3rd phase of CityFront Plaza north of Illinois Street. . . NOT to be confused with the vacant lot north of NBC tower on the south/west corner of Illinois Street and Columbus Drive. . . good news nonetheless. . . what height is the 3rd phase zoned for? Didn't the Ray Chin planned Grand Pier have approved zoning for that site? If so it would be considerably higher than the 61 floor proposed placeholder for Phase 3 no???

Yes, I am confusded on that as well. The article goes into great detail about it being the third leg of the Cityfront development so I am leaning towards that being the case. Why people are getting excited over a riverside site development I am not sure since clearly neither option is on the river. If the lot south of the NBC had plans (especially by Hovey) I would of course be excited. Still whatever location it is it will be nice to see what Hovey can do downtown.

Although there have been lots of plans for both sites north and south of NBC Tower. . . the plans for this are clearly part of the CityFront Plaza project which was the outcome of the aborted Grand Pier project that was salvaged by Lehman Bros.

Just read the article. . . it clearly states, "Mr. Hovey’s Streeterville tower would be the third phase of a three-stage high-rise development called Cityfront Plaza that stretches from St. Clair Street to Fairbanks Court along the north side of Illinois Street."

So that 750' design is scrap then? If this is 50+ stories, it likely won't break 700'. But it's a fair trade to get a better design.
It's going to be a wait though, they don't look like they're in any hurry to start phase 2.

I actually prefer that Hovey's first Chicago building be constructed in the Cityfront lot instead of the one next to NBC since it will have a direct line of sight to the river down the little boulevard there for eternity.

I was just pointing out Hovey's buildings in Evanston to my friends the other night and telling them I wish he'd build in the city, but now he is! Hurray!

This Hovey building sounds intriguing. Can't wait to see what they come up with at that height.
