Drove past the broadway park lofts yesterday. They are slowly making progress. The elevator core looks to be about as tall as the neighboring uffen market place condos.


I wish the Radi8 condos, and the metro park west would break ground soon.

I noticed they were making progress too, albeit slowly. Almost seems as if they are deliberately pacing themselves.

Here's a question related to a graphics project I'm working on. Many buildings in Salt Lake, like the Church Office Building, are built on a slope. The ground slopes a few yards to the south so the roof on the south side is several yards higher from the ground that the roof on the north side. When determining the height of the building, do you use the maximum height of the roof from the ground or the mininum height? Or is it the average height? Any help would be appreciated.

if i recall it is taken from the finished ground floor elevation. So, unless if your buildings floor slopes, the height will be the same.



hope this helps... notice where they take the elevations measurements from. even though the ground slopes.

I just have to say that SLC really is becoming a great city. It has always been a great city but it is only getting better. Since the forum has been slow today and I have caught up on all the posting over the week I was on vacation, I decided to explore some of the housing units being developed. I went to ttp://www.downtownslc.org/living/index.htm to check them out.

While I know that several of them are still only proposals, many of them are currently under construction, nearly finished or finished. There are so many great options for downtown living it really is very impressive. According to my research for a development proposal last fall there were approximately 5,000 people living in Downtown in 2005 and it was estimated that 10,000 would live downtown by 2010(us census bureau). I honestly think that with the strong economy of SLC and the state in general combined with an ever improving transit system and the continued increase in oil prices that the 10,000 mark could easily reach 15,000 by 2015.

With all the current projects including retail, commercial and housing, it is simply the presence of 10,000 to 15,000 people living in the CBD core that will make SLC a pedestrian oriented 24/7 downtown. I am excited for the future of the city and as future mayor "My City"

I am quetioning if this is the liberty at the gateway that is shcheduled to be developed this summer by cowboy partners, or if it is a new project.... its hard to say... and I dont want to get my hopes up too much... but it looks like its prolly the "liberty at gateway project".


ok, it says access to the property is off of 600 west and 100 south.... interesting....

I know that there was a minor subdivision plat done last year to accomodate the "liberty at gateway apartments". The lot was split into two parcels. With the frontage along 500 west going to the liberty gateway project... also the address for liberty gateway is 50 south and 500 west....

ok, im freaking confusing myself... lol

I would imagine though that they have probably shifted the project on the block.

I guess time will tell, sooner or later time will tell.

I hadn't even read about that project yet when I posted my previous comment. If the address is correct at 536 W, that is the North side of the road and could potentially encompass the former John Deere building (most recently Club Impulse), seeing as the address may be the center of the building. Or I guess it could take up the entire frontage of the block to the west of those two buildings. Or I guess it could be off and actually be 535 W which would put is on the south side of the road behind the former Club Axis.

it was always my understanding that the lot west of 500 west there would be the liberty gateway apts, with the parking lot to the west being used until boyer decided what to do with it. but this address looks like it could be located on a different portion..... anyways... we can ponder all we want...

ok... so I did some research on the salt lake county recorders site...


the parcel is owned by
WESTERN STATES LODGING
it is 2.04 acres which matches the amount on the development pdf posted a few posts ago...so, there you have it. The liberty gateway apartments is proposed to go in the parcel along 500 west there. so, i think its safe to say that either plans have changed, or this is a completely diferrent project. I'll contact cowboy partners tomorrow, and get the official lowdown.

I passed by this building the other day to get a closer look. My intention was to see if in person it's exterior treatment would be more attractive than in the pics. I really did have the intention of looking for all the good points to the exterior finish. I have to say that in person it was even worse than I had anticipated. Whoever made the decisions to finish the building in this way should be smacked upside the head. The paint choice is seriously even uglier in person than in the pic. And the base, which I thought might be okay looked very cheap and artificial. I was very disappointed that someone would make these kind of mistakes on a historical gem like this.

Is anybody worried that we might be adding too many new condos to the downtown SLC real estate market? I want as many people living downtown as possible, but I'm starting to get a little nervous that developers are going overboard.

I've had similar concerns myself, but this is my take . . .

Utah is still among the fastest growing states in the nation. New housing is still needed, albeit at a slower pace. Courtesy of higher fuel and energy prices, Americans are waking up to the idea that suburban expansion is not sustainable - and no longer affordable.

As subdivisions continue to fill up with unsold homes, downtown condos are springing up to fill the void. Not only is the idea of urban living in SLC becoming more attractive (City Creek has a lot to do with that), but people are recognizing that urban living helps facilitate sustainable growth and lifestyles.

There are reasons to be cautious about saturating the market, particularly in today's economic climate. Future growth in this country, however, will be defined by healthy, urban neighborhoods tied together by mass transit.

SLC is ahead of the curve on both points.

I'm very happy about all the residential being built in the downtown area. I actually hope for more! As I see it, the more residents living in downtown, the more foot traffic there will be; the more foot traffic there is, the easier it will be for businesses to stay alive; the more people and businesses there are, the better the appeal will be to live in downtown. This way the downtown area can thrive. You know, sort of a snowball effect.

Wow!

Drove into Salt Lake from the airport last night. As I approached downtown, the CBD looked like a nesting ground for tower cranes. Wow! I haven't been to Salt Lake for 5 months. The change is dramatic.

As I headed north towards Layton, my destination, I saw Frontrunner gliding along the tracks. Wow.

I also noticed a series of trailers, the kind you use for temporary offices, parked on the northwest quadrant of the Chevron refinery near the I-15/215 confluence. I'm not sure why those office trailers are there. Could be they house the site engineers for the Legacy Parkway?

But what struck me about them is that they are located on exactly the same spot where Chevron built 20 years ago the refinery to process crude from oil shale, which may be pure coincidence. Or Chevron might be setting up an operation to rekindle that project. Does anyone know why the trailers are there or has anyone seen in the local media any plans for greatly expanding the Salt Lake refinery? I wonder????
