And as far as giving up on "The Grand", I don't see another project out there that is any closer to breaking ground than this one or has at least been as honest about where they stand in the process.

I sent JDCrash a private message advising him where he can get more information regarding the Housing Crisis.

As far as The Grand, yea, it sucks that it's being pushed back but it might be for the better. Now, keep in mind that "the better" might not be what we think "the better" is because "the better" might be canceling the project all around (at least for Related). In anycase, it's no secret that we're dealing with less than pleasant economic times that have presented some perhaps unforeseen situations for Related-but we can't discount reality. Reality is we're weathering out some tough times and pushing ground breaking back might be what allows this project to move forward. That said, keep your fingers crossed but don't hold your breath.

Lots of people got stuck with their mortgages: they're not all morons.

Americans tend to equate home ownership with success, and non-home-ownership with failure. So a lot of people who were caught up in "the American dream" made the jump to homeownership. Unfortunately, too many of these people took huge risks that they were in no position to take.

Bottom line: that's the way our economy works. When you take a financial risk, you have to be prepared for the consequences. Unfortunately, a lot of people took the risk, and their gamble failed. Now they have to deal with foreclosure.

As for Downtown, be patient. I'm sure all of these developers are doing the best they can. They're certainly not failing just to frustrate us forumers on skyscraperpage.com.

Also, don't think that LA is the only place that has problems. It's all over the US. Some cities are worse off than others. I actually think that LA is holding it's own pretty well. Delays might be a blessing in disguise. It pisses of off but it happens. And you should expect them to happen. Never think that a building will break ground when it's supposed to (citywatch that last line was for you).

I have to tell myself that otherwise citywatch's constant 's would get to me.

It's been a long time since anyone with a camera visited the Nokia Plaza. There's actually some progress there Can someone remind me -- is there supposed to be another video screen there or is it going to be a regular static billboard?



Also, our little ballrooms are growing up rather fast. I still remember when they were nothing but a couple of steel beams in the family planning department









When is the crane jump coming, anyone know? I've actually never seen a crane jump in person before; kinda want to see it at least once...

Thanks for the photos Vodila. I cannot believe how fast the hotel is coming along, which I think is the most intriguing aspect of the whole LA Live development.

According to my dad, one reason constructuin costs are still so high right now is because all the world's steel is being sucked up by China, India, and Dubai which causes the higher construction costs since obtaining steel becomes harder and harder.

They've started re-structuring the area and rebuilding the walkway in that pit between the 7+Fig mall and the parking deck next to it. That's not a good sign that the proposed highrise to be built there will get approved any time soon. Not a shocker though. At least I'm getting my walkway back that I used to use everyday.

On a happy note, the blue lighting at the top of 717 Olympic really adds to the night skyline going E on the 10 and N up the 110

I deleted a bunch of China-related posts sparked by JDRCRASH's comments and edited a few that still had applicable comments, just to keep things on topic. While construction demand does have upward pressure on our construction materials pricing, there's no reason to get into an argument over it in this forum. This forum is for Downtown LA projects. Try to keep it on topic guys, and try to keep the conversation civil.

Traffic Congestion Pricing

Traffic Money for N.Y. May Benefit Other Cities

CHICAGO — Sometimes one city’s loss is another’s gain.


When New York’s plan to charge a fee to drivers entering parts of Manhattan collapsed this month, federal officials said they would give the money attached to the plan to other cities trying to battle traffic congestion.

Enter Los Angeles and Chicago, which have been chosen to receive a total of about $366 million from the Department of Transportation for carrot-and-stick approaches to reducing the number of cars on their streets.

Tyler D. Duvall, acting under secretary for policy for the Department of Transportation, said on Tuesday, “We’re disappointed that New York didn’t get it, but we’re extremely happy to have the opportunity to work with L.A. and Chicago.”

Both cities had submitted proposals, but they could have waited years for financing had New York — which was to be awarded about $354 million — not fallen by the wayside, Mr. Duvall said.

In Chicago, officials said Tuesday that they planned to use $153 million for projects like creating the first 10 miles of lanes dedicated to faster buses that make fewer stops and set off sensors that lengthen green traffic lights and shorten red ones. To discourage driving downtown, meters and parking lots there would charge more during peak traffic times.

In Los Angeles, which would receive $213 million, officials said high-occupancy vehicle lanes would be converted to toll lanes. Cars with three or more people would be exempt from paying. The federal money would also finance bus service in the new toll lanes.

Mayor Michael R. Bloomberg of New York, through a spokesman, applauded the efforts of both cities.

“While it’s sad that Washington, which most Americans agree is completely dysfunctional, is more willing to try new approaches to long-standing problems than Albany is,” Mr. Bloomberg’s press secretary, Stu Loeser, said, “we’re glad other places aren’t as allergic to innovation.”

As in New York, though, the federal money is contingent on the cities getting the appropriate approvals. The Los Angeles plan, which is supported by Gov. Arnold Schwarzenegger, is subject to approval by the State Legislature. In Chicago, Mayor Richard M. Daley is behind the plan, and the City Council’s imprimatur is needed.

Jay Stewart, executive director of the Better Government Association, said Council members were likely to support Mr. Daley. But, he said, a lot of Chicagoans would not.

“If you’re driving downtown regularly and you’re already paying $4 a gallon for gas,” Mr. Stewart said, “any increase in the cost of your commute is not going to go down well.”

New San Pedro Apartments Renderings

Little Tokyo's San Pedro Apartments New Renderings Revealed!

We've snagged the latest renderings of Little Tokyo's San Pedro Apartments, designed by Thomas P. Cox Architects and developed by Related Cos. (of recent Grand Avenue Project fame). As part of the larger Block 8 project -- the last remaining large parcel in Little Tokyo -- the 230-unit structure will eventually be joined by three other buildings and a vehicle-and-pedestrian retail promenade. Also included are construction photos, a rendering of the adjacent Matsu development by AvalonBay and a site plan.

Though Related's grand plans up on Bunker Hill may be stalled for another year, the developer is keeping its head down and nose clean: Construction is moving along briskly and is now above ground level. The development schedule calls for a spring 2009 completion.

Not for nothing,
But I saw a news story last night on channel 7, I think it was the 6 pm broadcast, that featured the LA Live complex and the uptick in bookings at the Convention Center as a result of its being built.
They said that with the hotel coming in along with the ballrooms and retail services, convention bookings have gone up almost 3 times for the next 3-5 years. They said that they even have bookings coming in for 2013. They also said this may prompt more hotel construction in the area.
So even as Grand Ave slumps down for another 9 months, we can at least see that some things are working.

Yeah, I saw it also.

I could be wrong, but didin't they say that one of the bookings goes as far as 2024?
