53rd & Cornell Tower

L3 Development has changed its plans for the intersection and now plans a 20 story apartment tower. There are details of the project (and the community response) here. No renderings yet

^ And the Tribune Tower. And Elysees. And the Chicagoan. Etc etc. There are probably 15 very noticeable buildings in that shot that rank above or on par with The Clare. In short, I don't see any particular appeal to it, and I think it's really pretty weak. Just wait until it's painted and that enormous shear wall is sticking out in that scene...

It's an acceptable tower, but nothing more than a passable background building for me.

Does anyone know of any active proposals for the two parking lots next to DePaul University and the CNA building at the intersection of Wabash and Van Buren? I noticed that there has been no cars in one of the lots lately, no drill rigs though. Who owns these sites and how have they avoided development?! Maybe the next boom will yield something outstanding here! These lots are rather large and have in my opinion an enourmous amount of potential.

I think DePaul owns the vacant lots west of Wabash. When I was in grad school there, I had heard rumors of plans to build new classroom space there. It would be nice if they invested in new space for CDM ... or whatever CTI has morphed into. They seem interested in developing the digital media program. Perhaps a new building would be part of their plans.

I like the density. The 1.2:1 parking ratio is less inspiring, but Hyde Park is such a stagnating neighborhood that any significant construction of housing units is a good step. Also, if the building does have several 2 and 3 bedroom units, then the parking ratio seems more reasonable.

I was in some big architecture office about three years ago and actually saw a model for a building south of DePaul's Lewis Center on Wabash, so some studies apparently have been done.

I live 1/2 block west of it and only wish there were more buildings like it in the area. I think there are better buildings in Chicago, but it's a good deal better than a lot of other pedestrial, boring buildings going up. They've done a great job of breaking up the side wall so that it isn't just one flat face.

2 things:

1) New rendering of L3's 20 story apartment tower @ 53rd/Cornell and some details on page 1 of www.hpherald.com

2) A meeting will be held with the head of Antheus Capital where he will discuss the progress of Solstice on the Park as well as other projects in Hyde Park that are planned by the company--May 6, Hyde Park Neighborhood Club, 7pm

It's funny having seen this project basically stay the same aesthetically while getting stretched vertically from 12, to 14, to 17, now to 20 floors. Build it ASAP, I say....that stretch of 53rd is temporarily ruined, and Hyde Park needs all the new housing units that can possibly be crammed in.

"Superior architecture" means "wall to wall glass"?
I dont know...you would think it means a larger building than the clare if anybody heard something like that used....I mean if i heard someone say "wow...thats like the john hanckock building on steroid i would first thinkg its a biggler building in height and width"...but we'll all see i guess
