The only area that has seen some single family homes replaced by townhomes is edmonds station, and that area is poor and full of crack houses which makes it much easier to buy up properties and rezone them since almost none of the owners live there and only own there for profit.

That's not true at all. Most of those crack houses were torn down by the city and they were closer to Kingsway and not anywhere near edmonds station. The houses that existed close to Edmonds were modest and working class with a few being run down.No different then the area around nanaimo for instance.

^I dont know I live by Nanaimo right now and I used to live by Edmonds about 7 years ago(and i havent seen many changes). The houses by Naniamo are just fine and have mostly asian immigrants living in them. The Edmonds area always was full of crack houses and halfaw homes and most of the rest of the houses were rented out, often by questionable individuals. There was always alot of crime and problems in the area and not very many of the owners lived around there. It really is the same situation like around Surrey central where some single family homes were also torn down and resold, the owners were happy to make a small profit and get the hell out of the area. Anyways most of the homes around Edmonds that were rezoned were along Kingsway and along Grifiths(sp?).

Does anyone know what's with all the construction at Waterfront now? I wouldn't think it has anything to do with the Waterfront Transportation Hub but I just decided to plug it into this thread.

My hunch would be prep work for the connection to the Canada Line platform. I think the plan is for the concourse to descend from where the juice stand is right now. The work you photographed may suggest that they may open up that whole corner from the SkyTrain escalators to the Canada Line escalators to try and speed up the transfer between the lines.

On the other hand it may just be more lighting upgrades.

I would hope it's for opening up the area to the Canada Line =D because it's really stupid for people from the Expo/M-Line to have to walk up the escalators, walk around the station then walk down the Escalators and along this long walkway to get to the Canada Line.

But I think they are doing lighting upgrades. Not sure though as there was so much scaffolding.

I'm pretty sure those are lighting upgrades....the Canada Line station entrance is at the lobby of the building.

I've lived around Edmonds for the last ten years so I know first hand what I'm talking about. Yes there were a few crack houses torn down for multi family projects along Kingsway but the majority of townhouse developments have been on 18th Ave and 17th Ave and on the south end of Edmonds. When Park 360 was built they had to clear about 6 or 7 single family houses. In fact the last batch of houses left on Edmonds and Griffiths are about to get torn down because a developer has bought them all and plans a tower plus a lowrise and townhouses.

Things to note: new hub area is an outdoor space that will be protected by a huge glass roof and glass wall, according to a City of Vancouver engineer. City of Vancouver is studying to see if the Canada Line station is able to link with the hub but that will only happen if it's structually possible. This will be presented to council by fall.

The city itself has been doing some pretty amazing stuff and they seem to have a plan of their own. I do wish TransLink and the Provincial Government will step in for part of this project.

I went there today and wrote some lengthy comments, including the importance of execptional design, grandeur, and sustainability for the station renovations and additions. Regarding the mix of transit modes I asked that they envision regional electric rail and a fixed rail connection beneath Burrard Inlet being incorporated at some point down the line via tunnels. Lastly, I said that the 400' limit on the towers must be relaxed significantly in order to maximize the site and realise architectural significance. I put something to the effect of this being the best waterfront land in the CBD of Canada's pacific metropolis; this is the place for significant office buildings. I also, rather cheekily, said that the Shangri-La has topped out and the sky hasn't fallen.

It was very well attended when I was there around 5pm.

What is the Concourse?
The concourse will be a grand new civic space which complements the historic character of Waterfront Station while reflecting the best features of contemporary transit stations from around the world.
The concourse will extend over the Skytrain and West Coast Express platforms north ofWaterfront Station to the proposed transit street and allow for an additional passenger rail line to be added in the future.

There was a lot of people at 4 o'clock too: they didn't have enough workers going around. I took pictures of every slide/poster - only to realize that they are all online. Took a few brocheres on Downtown Transportation Plan as well as a new information sheet on the Vancouver StreetCar.

Very interesting to note that the City of Vancouver envisions rapid transit expansion by 2021 to Lonsdale, SFU -Burnaby connecting with Evergreen Line, as well as UBC. There is no TransLink plan [even at 2031] for rapid transit to Lonsdale or SFU/Burnaby. I hope that changes though.

^ 2021 to Lonsdale???? Any more details? It would definitely happen eventually, but with so many other projects going on (UBC, Evergreen, Surrey extension) I highly doubt that. Such an extension to the North Shore is definitely feasible though, in terms of ridership. The open house boards state that there are 8,100 average weekday arrivals and 7,000 weekday departures for SeaBus for a total of 15,100 boardings.....that's half of Expo SkyTrain Waterfront Station weekday average boardings of 31,000.

Now imagine if you extended SkyTrain there, the ridership would be phenomenal. I for one would much more likely go to the North Shore more often.



It's only a matter of time before the activists call this a waste of money and demand social housing......just like how they suggested social housing under the grandstands of Waterfront Stadium. o_o

I figure a direct US walkway between it and the cruise terminal without clearing immigrations and customs would be beneficial to our cruise ship industry.
