with any luck, some horrible natural disaster will strike vancouver and the damage will be localized entirely on the granville square site, reducing the building to a mass of twisted steel, rubbished concrete and broken black glass, to be sucked back into the evil parallel dimension whence it came.

if that were to happen, the height would be irrelevant, and i'd go to sleep nights safe in the knowledge that a just and luminous god does indeed exist.

The showroom L'Hermitage opened up just a couple of weeks ago is now closing and moving in to the building in Unit #2004.

A retailer is supposedly moving in to the space their showroom occupied, and wants it right away. Anybody know whom that retailer might be?

Get over it. It's not worth losing sleep over. Also, don't act like you're going to start change management on building heights because you personally think they're incorrect.

is the showroom a large space?

Vancouver's downtown office vacancy rate fell to its lowest level in a generation during the first quarter of 2008.

Colliers International estimates downtown office vacancy at two per cent, the lowest since 1981 when vacancy hit 1.8 per cent.
Across Metro Vancouver, Colliers estimated vacancy at 4.2 per cent, compared with the all-time low two per cent, which was again in 1981.

Downtown, Colliers said some top Class AAA rents have topped $50 per square foot per year on lease renewals, noticeably higher than a year ago, research analyst Shawna Rogowski said.

However, Jeff Rank, managing director of Cushman & Wakefield LePage, said leasing activity in the tight downtown market has slowed, and landlords "haven't been able to [increase] their [rents]."

One of the reasons Rank thinks leasing activity has slowed is because companies are holding back on decisions about their real-estate needs unless their leases expire, or they are expanding.

"There are still some in that category," Rank said.

Computer gaming firms were among the tenants taking up any space they could. Electronic Arts leased 22,000 square feet of additional space at 1110 Hamilton Street and Next Level Games took on 24,550 square feet in the Raffles building at 811 Cambie Street, the Colliers report noted.

Rogowski added that many companies "rushed to do lease renewals and expansion deals" while vacancy rates falling over the past couple of years.

"Now that they've done that, [leasing activity] is a bit quieter with not a lot of space to lease."

Rogowski said many firms are scouting out Metro Vancouver's suburban markets, where new office buildings are being built.

Rank said most of the companies leasing the new suburban office space being built in Burnaby, Richmond and even the Fraser Valley are firms oriented to those markets rather than companies priced out of downtown.

Rank said Burnaby's top rents have reached around $30 per square foot per year in new buildings. In Richmond, new buildings are fetching up to about $25 per square foot.

"New inventory is definitely moving the market up," he added.

Colliers said the suburbs continue to attract attention because while rents are going up, gross rents can still be half of those charged downtown.

The Vancouver Convention & Exhibition Centre will get a new president and a new marketing focus under major structural changes initiated by B.C. Pavilion Corp. (PavCo) chief executive Warren Buckley.

Former VCEC president Barbara Maple left her position last month as part of "organizational changes" needed to boost business, Buckley said in an interview.

"We're reorganizing the structure of the entire organization -- right from the sales people to the markets we go into," he said. "It's a different plan -- to be more aggressive and more tactical in some of the overseas European markets."

Buckley is the acting VCEC president until the organization completes a global search for a new president.

Maple was general manager of the convention centre for eight years before being appointed president two years ago. She served as president of the International Association of Congress Centres and chaired the Joint Meetings Industry Council and the World Council for Venue Management.

Buckley refused to discuss any "personal reasons" for Maple's departure.

The $800-million-plus Vancouver convention centre expansion project, which will triple the facility's meeting and convention space, is set to open by March 2009. Buckley noted about 70 per cent of international business at the centre now comes from the U.S. market.

"We want to change that and move into the European market more aggressively and look for more conventions and thematic trade show kinds of activities," he said. "I don't mean we're not there but we're just not there the way I want to be. So it's just a change in the way we're going to focus."

Buckley said the organization will definitely get more marketing dollars to go after European business more aggressively but he's not yet certain of the exact amount.

He said he's satisfied with the future business the expanded centre has already attracted, noting 2011 is shaping up to be a "superb" year while 2012 is "okay."

"The level of tentative bookings is also quite good and it's our job now to convert those tentatives into real bookings and generate more business going into 2013 and beyond," Buckley said.

He said Melbourne and Sydney average about 20 major international conventions a year and Vancouver is "approaching" that level now.

The convention centre says it has attracted 36 events for the year ending March 31, 2011 -- including 15 "expansion" events that could not have been accommodated without the expansion.
It said 17 events have been confirmed for the following year, including 12 "expansion" events.

Dave Gazley, vice-president of meeting and convention sales for Tourism Vancouver, said Maple has been a "wonderful ambassador" for Vancouver.

"She put in a lot of dedicated years with the convention centre and with PavCo and her representation on some major international groups gave Vancouver a great profile," he said.

Buckley returned to Vancouver to head PavCo this year after six years in Singapore as CEO of the Suntec Singapore International Convention & Exhibition Centre. He was CEO of PavCo -- the Crown corporation responsible for VCEC and BC Place Stadium -- before heading to Singapore in 2001.

Great news about the convention center. I think it will be really successful in drawing more and more to the city.

VANCOUVER - The provincial government has given Vancouver $10 million to refurbish its historic neighbourhoods as part of B.C.'s celebration of it's 150th anniversary.

Gastown, Chinatown, Strathcona and the Downtown Eastside will all benefit from the funding.

The money will be used for ongoing maintenance, graffiti removal and street cleaning and broken window repairs. Banners and murals will also be commissioned for a decorative touch.

LOL Chinatown already received all it wanted before Gastown even raised an eyebrow, I can hardly wait to see the structural work going on in Gastown have the tress el painted with the slogan BEST PLACE ON EARTH
Still waiting to get our GREEN BELT to be done as proposed from 3 years ago?
BTW: aren't we already near half way trough the 150th birthday, is it supposed to be a belating birthday gift from Gordo?
