Freeways encourage travel by vehicle, take up way too much space, look ugly, increase pollution and cost a lot. I wouldn't want to use Winnipeg as any positive example, but because it's the only one I can think of that can best relate, they don't have any freeways in the city and they are more than three times our size. They just aren't needed.
How do these bypasses not encourage further growth and sprawl, remember I'm talking about the downtown, central regions. Yeah we need to focus on growing the city to a population of 500,000, you should recall I said a future downtown freeway. With global warming the prairie provinces could certainly see booming population numbers. We should prepare for expansion, it may not happen in ten years, but eventually, with the way things are goin' now, it probally will happen. Quoting the same road plan you are talking about, you'll notice that there is an interchange proposed for Sask. Dr. and Lewvan Dr. "with more study needed". Why's that because any traditional interchange simply won't fit, and the "CP" mainline will probally always remain where it stands now... The design for the interchange will more than likely involve both North and South sides of the mainline. Being that the Ring Road is the only East / West freeways, and by the way, that's in the city.. a "ROW" near the existing mainline only makes perfect sense. Remember I'm talking about the future, which is exactly where planners have gone wrong before, Ex: Victoria Ave. East, and certainly I'm not crazy, just trying to think proactive for a change!!

Getting back to my original post on this subject I think that Sask. Dr. between Elphinstone St. and Albert, no actually Lorne St. should become a mix of retail and low rise residential development, with pedestrian and bike links and a road link at Lorne St. to the Warehouse district. The abandoned or "future to be" abandoned CP Railyards will provide for great new residental, commercial, offfice and park / pedestrian spaces. It simply has to be planned right. And in my vision a freeway "ROW", just, just in case it may be needed, that's all I was saying b4! Hopefully some of you agree with me

10 Papa John's Pizza locations coming to Sask:

Globe & Mail: The company's development agreements call for 20 restaurants to be built in Atlantic Canada by franchisee PJ Atlantic Franchising Ltd., and 10 to be built in Saskatchewan by MJ Taylor Holding Co.

Propaganda from their site: http://www.papajohns.com/
May 2007 – Papa John’s a top of list for rated national pizza chains in Zagat/Today Show Fast Food Chains Survey.

May 2007 - For the eighth consecutive year (1999-2007), Papa John’s is rated #1 in customer satisfaction among all national pizza chains in the American Consumer Satisfaction Index released by the National Quality Research Center at the University of Michigan Business School.

sounds tasty!

Some of their restaurants are pretty pedestrian looking but others are more interesting:

With the best pizza in the country, why do we need, or want, another cardboard pizza franchise?

Papa John's is better then, say, Pizza Hut or Little Caeser's. But given a choice, I'd still much prefer Houston's or Western. You can't top Regina style pizza.

One man's cardboard is another man's focaicia...

This is a recent review: "Best crust around: Papa Joes is a great pizza. Nothing comes close to their crust! Was this review helpful?"

I won't be giving up Houston's anytime soon though. I guess we should get back on topic.

To add to the rumour mill.

I've heard that Kensington Developers, the group currently developing Victoria Place, is planning on building a new residential project on a nearby parking lot.

Not for sure, but it might be the one North of Victoria Avenue directly across the street from Victoria Place.

One can only hope. You would think that Victoria Ave frontage would have a higher and better use than surface parking. There are a lot of parking lots "nearby" though.

It might take 5 years at the speed they are finishing Victoria Place.

You should really submit that to the city. That would be fantastic.

I'm thinking that the location might actually be south of Victoria Place as there is an empty lot immediately behind.

Hopefully it goes through. I think there are only a few units left in Victoria Place, and I imagine they will be finished sometime this summer.

A friend of a friend bought a unit in Victoria Place. Apparently they were supposed to be moving in soon but mold was found in some of the walls. This might push back the completion date a bit.

They actually have the south side of the new addition exposed now, the tarps are gone. SO you can actually see how the new material matches the original building.

What I meant to say above was that I believe they only have a handful of condos left to sell.

Well,, i think they should definately develop the lot north of Vic Av. if this is true. BTW it would have to be tall,, i would hate to see that lot only get say a 5-10 floor building on it. That part of Vic Av. would look great with a large mixed use 20+ floor buiding on it. but thats only my opinion. Anyhow that is great news if this is actually going to break ground. (whichever lot it is on)

I think I'd rather see a 4 story building that encompasses the entire lot, with retail on the bottom and residential/office above a "fatscraper" if you will.

Gee, that makes a lot of sense considering Saskatchewan has at least twice as many roads as Manitoba

Manitoba has extensive rail infrastructure (Winnipeg is a large North American transport hub, ideal geographic location...federal gov't line of thinking --> strategic economic investment)

As well, Manitoba is a "have not" province, that may have played a part.

Should we be happy with slightly more than a third of Manitoba's funding? No, not happy, we are content with the funding the federal government sends our way. If we want to increase revenue we'll have to find ways to generate it ourselves, our time will come...until that time, we'll just keep complaining
