Great shots, thanks for the March photo thread. Some of those condo interiors are just 'money'. Love the look of them inside and out.

Question regarding this view from Evergreen 9:



Why didn't you show the house just slightly to the right with all of the crazy ass lawn ornaments? I love that street, but that house gets weirder and weirder everytime I drive by.

That house is kind of like the angry red-headed stepchild of the family- that gets left out of family photos
The model looks great- waiting for professional images to be shot and I will post. JAG's condos are the most affordable Downtown right now for anything new and Modern.
Stop by if anyone is in the neighborhood for FF.

Now that is one sexy kitchen. I think I have a better direction to fix my own now.

Definitely post the new images of Evergreen 9... I may stop by sometime soon to check it out for myself. My friend moved back to town after law school and is working downtown. He's renting an apt and will someday be buying a condo. He likes downtown and will probably get one somewhere near downtown someday, but he's having a hard time making up his mind (continue to rent or take the homeowner's plunge). The JAG condos are his style and price range. (he could afford more (44 monroe is his ultimate), but he's too smart with his money to waste it.

You said approx $230/sf for the Evergreen 9 condo. Can you tell me the exact cost of a unit at Evergreen 9? I noticed on their website there were 1,250 sf units. What would those cost (exactly).

What about the association/condo monthly fees?

For Evergreen 9,
unit 5D is $274,000.
It is 1 bedroom + Loft + flex room/ Office/ Den, 1 and a half car garage.
1,226 square feet.
HOA fee should be about $180.

The "B" model is $319,000
It is 2 bedroom + Office/ Den 1,425 sf
All have private yards.

Most expensive unit is the A and C model and price is $324,000.
For the next 2 sales, JAG is offering a $10,000 incentive towards closing costs or design upgrades.
You can purchase a kitchen island or extra wardrobes for master bedroom for very cheap.
And use the rest for closing cost assistance.
Prices have come way down and units are selling now- I would not be worried at all personally that prices would drop more- or for future resale value.

And as for Portland 38, it is a larger development a little closer to the action in the Garfield District, 38 units and a pool and bbq area.

Prices range from $259,000 to $399,000.
The $259,000 model is 1,272 square feet. $203 per square foot.
You cannot even build for that these days with land costs included.

I am a big fan of these projects- not so much because I am listing them either! Because they have exposed materials (wood beam and metal ceilings, exposed block walls, concrete floors. They are a good canvas to decorate and most of the units have exceptional views of Downtown.

I am not listing Roosevelt 11 but those have great views as well and will be included in the Overlay....


Let me know if anyone ever wants to check out the model. Will be open for FF and probably next FF too.

^ Those sound pretty compelling. I'd consider those in a second if it wasn't for my stick-in-the-mud partner.

I'm not a fan of the exposed concrete block walls, but I suppose I could put a red clear lacquer finish on them and then hang some of my fabulous framed photos, which have black frames and white mats.

Evergreen 8 HOA fees are $125 per month and Portland 38 HOA fees are $200 per month.
