Just learned of another office tower in the works right in the middle of the CBD. Nothing special, around 30 storeys or 400 something feet and 400,000sf.

This one is still preliminary but we'll see where it goes.

^Good news. Although if the office tower is right in the middle of the CBD, why only 400 feet? It's as if some of these developers are scared to go big because of city hall's dictorial view cone policy.

Two questions...

1) Is this a different project than 745 Thurlow?

2) How long until we can expect an update?

Otherwise that means it just lost another 100ft.

Anybody want to guess where it might be built?
My guess is ~Seymour and Dunsmuir area.

Yeah like I said before I cant really share any other information... just wanted to let you guys know something was in the works.

What I can tell you is that this is a project that has not been mentioned on this fourm before, ie no it is definetly not the Amacon tower... I have no idea what is going on with that project.

You can guess away if you like, but I cannot confirm any guesses, correct or incorrect at this time. It is a great location though that I can confirm

A great location to me would seem like something on Burrard or Georgia. Or maybe the waterfront, but I can't see that happening, unless this is a proposal for a tower next to Granville Square.

I hope it is a visible building with great architecture anyways. And hopefully by "400 something feet" you mean something like ~450+ ft. I wouldn't want to see anything less than the standard downtown office height for something with such a great (prominent?) location.

I don't want to sound overly skeptical or pessimistic, but it is very difficult to finance an office project right now, even some of the big names are experiencing this, and this is only exacerbated by the lengthy approval times imposed by the City.

I'm really hoping they get a shovel in the ground at the GM Place tower site...

Why is this shaping up as such:
Big looming office space crunch... money flows into residental like theres no tomorrow... office space crunch gets worse... developers start to sniff... office space crunch gets desperate... one or two developers step up... city delays and hacks and slashes their designs... 4 years later, office construction starts... office boom goes bust, and other 3 towers are scrapped.

Lets all cross our fingers that
Bentall 6
Amacon
GM Place
Unknown 400" CBD tower
and Manulife

all get built.
But hey... maybe if Amacon falls through, it might open the door to a taller proposal for that site down the road. I guess theres a bright side to these delays.

This city is in dire need of downtown office space. Hopefully these projects are realized!

We won't see all of those towers built at once. We will see 2 for sure, the Bentall and GM tower, and possibly the one you people are misquoting at ~400ft. Psst it's not. The Amacon and manulife towers won't see the light of day this cycle, nor will any bay parkade/post office/telus parkade office tower. But that's okay after this cycle is complete another one begins.

Jlousa is right though in that many of these towers, although solid proposals with financial backing will not be breaking ground any time soon simply due to the economics of the industry. And barring any sort of miracle economic growth in the services and financial sector in Vancouver these projects will continue to trickle down the pipeline at a steady pace. Its not that any of these projects are likely to be canned, they will just spend more time in the planning phases and be released when the timing is right. Who knows, depending on the mood at city hall and the state of the economy at the time some of these might even grow in the time between now and when they are finally built.
