It's far under-developed compared to potential demand and a lack of NIMBYism that's so prevalent in other downtown areas...

I used to have a very favorable opinoin of new residential towers in the Loop, but not so much any more. I worry the NIMBYism the new condos would bring would make even the Loop dificult to build in. We need a business district without hinderences to its future growth. Apartments work well here, but as we all know, rental buildings, especially newer ones are targets for condo conversions. Personally, I feel the best way to activate the Loop in off-peak hours would be more hotels, educational space and student housing with some limited new residential space in converted older office buildings, such as the brillaint work that Village Green Construction has done (Fisher, MDA City apts, Century Tower <corn products>, and the Randolph Tower).
This method, which is picking up some momentium preserves our older office gems that have aged into obsolence, while keeping opportunity sites open for new office towers which demand large floorplates.
