I love some of these ideas, like the mid-block connection from Main to Regent Street--that would be a great asset.

How many stories would a 500,000 square foot office building be? Approximately?

Oh yeah--and how many stories would a 800 room hotel be? I have no idea how to translate some of that stuff. I'm slow.

The One Utah Center building is listed by Boyer, (I figured they would know the best) at 420,000 sq ft with 24 stories. With a similar basic square footprint that would but a 500,000 sq ft tower at 28-29 stories, with the same avererage heigh per floor as One Utah that would put it at 408 ft, while I like One Utah I'm not all for having the identical building with only 4 more floors.

So I would guess depending on the design it could range anywhere from 22 to 32 stories 340' to 440'.

I would LOVE to live in a newly converted condo in the Tribune building. That is a perfect location in a historic building; I really couldn't ask for anything better. Of course I would insist on a seismic upgrade before moving in

Hey TimeSaltLake, was this a public meeting? I would have really liked to have been in attendance!

I like the idea of a pedestrian walkway between Regent Street and Main, only if it were in place, or part, of the building just north of the Tribune building.

Does anyone remember me saying the Tribune building should be converted to housing units? Well I did, a long time ago.

I'm nervous about the existing buildings around West Temple and First south. especially the Bennet Building on First South, the building that houses Mikado, and the white Arrow Press Square building on West Temple. I love all of these buildings and would hate to see them go!

It seems as though the Utah Theater would need more than 30 Million for renovations.

And Yaaaay for the relocation of the Federal Reserve. Maybe this means they'd put the Glass tower there instead! (State Street, 100 South)

I would prefer to see a tower on the Fed Reserve site rather than the Bennion Jewler site on Main. I would like to see the skyline widen E-W while still filling in the gaps between 100 S and 300 S.

It was posted by Viperlord on page 216 of this forum. Then I posted that I had 3 reservation openings for any one who was interested in going to the "Development Forum," and only Viperlord responded.

But next time I will personally invite you This way, I wont be the only Skyscraper Geek there. Since Viper has people to attend for him.

I wouldn't say that Howa is out of money. Generally, they form a new company to handle the development and infuse cash to handle the upfront costs while they negotiate financing for the construction along with working to get the presales going. I assume that what my clients understanding is, is that the company formed to handle the development is out of money and the pre-sales haven't been there to support the construction of the project. Other developers may have better luck through connections they may have or through better advertising. I too hope that this project gets going or if Howa can't do it, then someone else will step in and take it.

Yeah, I don't think HOWA could run out of money. They could always sell the Utah/Pantages Theatre if they need more.

Orlando, you are absolutely right about the poor pedestrian access on the North Side of Buckhead. Reminds me of LA. But the new development from Lennox Ave south is exactly the opposite. No more than narrow 4 lanes with ample tree-lined sidewalks, to the point that the forumers on the Atlanta Development thread now refer to any development with narrow streets and wide sidewalks as "Buckheadish", which brings me back to Salt Lake.

In any downtown you must have access to its borders, then you want more pedestrians and fewer cars. Salt Lake is a bit different because it has the University and the University Hospital, plus Research Park on the Eastbench, meaning there also must be throughput close to the CBD. 5th S. and 6th S. provide efficient throughput to 7th East. But then it stops. Much of the traffic uses 5th S/4th S route to gain access to the University area.

A better solution would be to extend the one-way reach of 5th S. westbound and 6th S. eastbound all the way to at least 13th E. In that way, it would take pressure off of the 4th/5th S. corridor, allowing for more development in the area (beyond strip malls) and less congestion, while still maintaining University ingress and egress.

I would like comments from people who truly know planning.

Future Mayor, I've been wanting to ask you if in your research on your project, you came up with different variations on exterior materials and their cost differences? For example, the old Auerbach building pictured below is not a complicated project to duplicate. However, what would be the difference in using the stone panels vs. stucco?

Well my original project was a reuse project not having to take into account exterior treatments, not sure if that project will happen now, complications with property acquisition have occurred. Don't worry however, I have a new first project that I have just started to think about. As for replicating exteriors while I have considered it I have not put any research to costs. No problem, I was just curious as to the profit margins. I would like to see more finish work done in the tradition of the Kearn's building or say the Commercial Club. So many of these beautiful historical buildings are priceless because of the care and craftsmanship on their exteriors.
