I can tell you this - if we still a big Corp from NYC, it won't be the only one. "If you build it, they will come." Relo's from the suburbs are strong possibility as well.

at $100 per square foot, don't hold YER breath that they will be occupied. the empire state building was empty for the first few years it was open.

things aren't great right now. not depression, but not great.
I think there will be a company or two that might take the $35 a square foot deal they can get over nyc. I am not predicting a mass migration, but I'm sure that some will take that deal.

Oh, some buildings are going to charge more because they are downright HOT !!

Seriously, Al Gore is moving his offices from Washington to NYC to be in the Bank of America Tower - awesome move - no matter what the lease !!

As big star attractions appear, people from all over will lease.

Same goes for Philadelphia's American Commerce Center - they need to attract new business.

But don't expect to 'steal' companies from NYC when the market for supertalls = HOT !!

the market isn't supertalls, the market is square feet.
I really doubt that Al Gore is going to be able to lead a parade of major companies filling up millions of square feet of office space.

Fish does have a point tho, I think Philly's government needs to create an environment that is friendly to small, innovative businesses. Growth of cities comes more from the organic growth of small companies to larger and larger companies.

Comcast is a huge employer now, but they started as a local cable provider. We need to provide incubators for high-tech, bio-tech, nano-tech, and communications companies. Offering incentives to keep the best and brightest from places like Penn from leaving after graduation will pay off in spades 20 years from now.

I remember when Silicon Valley was born in the 70s... it grew up out there because local governments provided the right incentives to attract innovators who created companies like Sun, Yahoo, Apple, Google, and Cisco.

Philly would be wise to find ways to create wealth, rather than lure it away from other markets.

that wasn't his point; his point was that people only want to lease space in new york buildings, even though they are more than twice as expensive than Philadelphia, and that once again Al Gore is going to save the world.
But I agree with you, that it would be wise for our city government to get their heads out of their asses and create an environment conducive for businesses of all sizes to thrive. I have no problem getting some large companies to relocate, in addition to incubating innovative industries. It's like running a baseball team: you want some veterans as well as some up-and-comers, not relying on one or the other too heavily.

I'm not sure where that information is coming from, but only the newer, or landmark commercial spaces in NYC are getting $100/ft right now. Companies can still get respectable spaces for roughly $70/ft. Definitely not world-HQ sized spaces, but decent enough space to meet most medium to large sized companies' needs.

Cut off the odd-looking spire on the top and the building actually looks good., imho.

Continuing the off-topic, how much does space cost across the Hudson from Manhattan at Jersey City, etc., or optionally in Brooklyn? Those might be resonable alternatives for NYC businesses rather than uprooting all the way to Philadelphia.....again highlighting the desirability of evolving businesses with Philly.....

I brought it up before, but I think they should integrate the hotel into the tower instead of making them two separate structures. if they want a super LEED rating, one thing to do is to reduce the footprint of the building. that would do it. it would theoretically make the building even taller, assuming they keep the same amount of office space. of course they could reduce the amount of office or hotel and keep the building close to the height it is proposed at now.

Here are some additional ideas to lure other companies Philly. Since Comcast is already based in Philly, maybe ACC can lure some Hollywood production companies to relocate here and become a regional entertainment hub. Additionally, they can also provide incentives (i.e. drop the BPT) to lure non-financial companies to relocate from NYC/Washington. After all 4.5% city wage tax still beats an 8.5% NYC city tax. Philly can become the 6th borough without the high cost of living. I just think this city so much potential to recapture its glory days and all we need are just a couple of visionaries and cooperating economy to realize those potentials.... I am still dreaming.

I would ask that moderators delete any posts suggesting that Philadelphia become the 6th borough of nyc. it is really just asking for trouble.
