Don't forget to look at pre-existing units, or buildings that are U/C but not nearly sold out. It's a buyers market out there so you can play tough in negotiations; realistically, the true market selling prices of most units throughout the Chicago central area are down to about 2004 price levels, and alot of sellers just haven't realized that yet (there are a few exceptions in the most specifically desirable buildings, of course). One issue with purchasing new is that the developer may cheap out and dump a whole lot of problems on the new residents, resulting in some combination of high special assessments and very high turnover (meaning lots of units for sale at once, little stability on the condo board), all of which translates to it being a poor investment. Looking at pre-existing you can assess the building, whether there is high turnover, whether there have been special assessments, etc. Sometimes a high monthly assessment shouldn't be a deterrent if it means the condo board has their act together and prepares for contingencies. Just some thoughts to help in your search. Given the uncertainty of where price levels will hit over the next 2 years, unless there is an incredible deal for early pre-construction pricing, it's still a risky investment.
