I love the boat slips.

"a 500-room hotel and 125,000 sf of retail space. In addition, landscaped parks, streetscapes and a riverwalk are planned for the development, as is a marina with room for 40 boat slips"

It even has a future bridge across the Chicago river.

The blueprint looks very similar to the Spire's in font and layout.

Who is S&G? I thought Frankel & Giles was the developer, and was to partner with Rokas.

Anyway, I think it looks like a pretty good site plan. The two buildings look in the 1000 ft range. One of them looks taller than 311 s wacker. If thats the type of height that will actually be built, im all for it.

Rokas and his partners have pulled out of the project. Rokas wanted to purchase portion of the project from Giles, but couldn't line up financing. As of right now I believe that all plans for this parcel are dead and the land is on sale, unless spyguy knows something that hasn't be reported in the media. So for the time being this is nothing more than just a conceptual dream which we will never see materialize.

Actually, Rokas had optioned a large parcel owned by D2 Realty that fell through. Frankel and Giles still owns a slice, and no one really knows whether the biggest piece, owned by CSX, was ever really in play.

It was a pipe dream from day one.

^Looks pretty good to me. It'll never happen though, His Royal Slickness Fioretti would never allow such density in such a good location. 80 stories? The horror! Don't you know it will overwhelm the sewer system and 2nd ward residents' constitutional right to easy parking?

Wow I think that's great and it appears as though it actually makes the riverfront even MORE engaging that what is currently in place further north (along 300 LaSalle, Waterview, Trump, etc). Too bad it's dead(?)

Wasn't this already zoned & approved for an 80 (+) storey building?

I think it's a necessity to build tall here so that owners can have unobstructed views of the lake OR river. (stressing "or"). It's also needed to help extend the skyline south to Museum Park/Central Station collection... Especially if nothing happens with Park Michigan.

I'll admit, I don't have all the facts, but arguing for the "shortness" of a building at this location seems like a flimsy argument. From a strictly financial point of view, the "bang for your buck" factor of building on this prime spot makes a supertall an obvious no-brainer. Not to mention, this is Chicago afterall, and we have an architectural heritage to live up to and a reputation of "pushing higher".

Why would anyone live in the downtown area or it's immediate outskirts and complain about highrise development? It's just part of living in a city.

That's why they are NIMBYs, their arguments make absolutely no sense and are irrationally anti-development...

Rationality doesn't enter it. Ask the residents of Dearborn Park, and the one guy whose opinion matters (His Royal Slickness) what they think of an 80-story building on this site.
