For years I have dreamed of some intelligent development of this block. It has such incredible potential as has just been mentioned. Rather than all public space, why not a clever use of parts of the block with some open public space in the interior, sited to take advantage of the sightlines to the more interesting/historic surrounding buildings. Then, at least, the site would be producing revenue.

Plan Commission Agenda for Feb is up. Looks like another fairly uneventful one. Notable projects:

1413 N Clybourn, 9 stories (87 res. units & 87 parking spaces)

161 W Kinzie, 32 stories (249 res. units, 213 parking, 25,000 sf retail)

At its meeting last week, the Chicago City Council approved Children's Memorial Hospital's plans to build a 22-story, 288-bed hospital in Streeterville, bringing the $1 billion project a step closer to reality.

Children's hopes to break ground on the site, located between Chicago Avenue and Superior Street one block east of Michigan Avenue, by April.

This is great, to have the "eastern Trump" interested in Chicago. But let's hope he takes his design cues from Kelleher, not Trump. In fact, the little render shown in the article makes it look like the design cues are coming from Loewenberg. Seriously, it looks like State Place on steroids.

That is exactly what it looks like. I dont mind State Place all that much, but why duplicate the design? I'm sure that will change, but it looks ike the South Loop is making the same mistakes River North did, as far as bland, repetitive concrete highrises.

That looks like just a concept rendering and is hopefully old. But I love the density and height for that area, and integration of greenspace along the river (although the river is never that blue). The density between the river and lake south of roosevelt should be maximized to the extent possible.

I am still wondering how they will provide access into that place though - which is obviously one of the most challenging aspects in utilizing this site. Clark is a pretty fast thoroughfare, people go upwards of 40 mph. Not to mention the concrete I-wall already there, which shields the metra tracks. (It does it look like the highrises will cover the metra, similar to the buildings on the west side of the river in the loop.) Then theres the freight tracks on 16th. How would this be done?

Access could be reached by extending Wells from the north going under roosevelt, ramps directly off Roosevelt (as the rendering appears), and Wentworth from the south. But where else? Possibly 16th. Im just worried that this development will be just another fortress practically inaccessible to pedestrians. Just another reason why DPII pisses me off. Ill take the density though.

Anyways, I think its great another billionaire foreign investor is still willing to continue this despite the Rezko scandal. He apparently really likes the chicago market. But someone has to tell me what 'bullish' means.

The approved Riverside Park PD had a "LaSalle Street" drive coming into the retail center up at the Roosevelt level (just like Roosevelt Collection), access from Wells-Wentworth extended through the property, and a new entrance at 13th from Clark (over the Metra tracks). All the civic and neighborhood groups asked for access at 15th, but there's some guy who lives on 15th who had the clout to prevent that. The PD just has "parkland" shown where a connection could be made.
