Thanks for the compliment . I like to give people the information that they so crave. I try to stay focused on the Downtown SLC area mainly and a few other places in the valley. I do contribute to the other Utah threads occasionaly,But, I am trying to mainly stay focused on Downtown SLC. I am the Downtown SLC cheerleader I guess you could say.

I got to admit that this whole tracking of projects in Downtown Salt Lake has become an addiction of mine. There are some days where I feel like I have found and listed all of the projects going on in DT SLC, but then I will search and find a new project that I have not heard of before, and it totally makes my day. Yeah, I'm weird like that. LOL

With the recent news of the strong condo and apartment market, and the projects you posted yesterday Viper, "I couldn't help but check in constantly." It was like everywhere I go, "Can I check something on your computer!" I need to carry the laptop around everywhere, just to get a fix. It's Skyscaperpage and Protein Shakes. This article smacks of an end run. Makes me wonder what Sandy is up to now with the theater situation.

I have always wondered about the empty lot on this corner, and now i know.

looks like a good spot for an office building. I would guess it wouldnt be anything too tall though. it is a corner lot, and SLC tries to keep buildings on the corner lots at atleast 100'+. I would say probably no taller than 10-12 stories max, but could be a lot smaller as well. The property is located in a RM-U zone, which is a residential mixed use zone. The listing says that it is for an office building though? interesting. the height limit for the property is 75 feet, but with a mixed use conditional use it could go up to 125 feet. Its anyones guess on what will be built on this property.

Ditto on the great pics T-Mac, I'm liking the stone they're using on the Library. I'm glad they chose a beige, instead of gray. I really like the gray granite, it's just nice to have a contrast. Any more granite in that area would perhaps start to be too much of a good thing. I think this beige stone is the same lot they're using on the Oquirrh Mtn. Temple.

Refering to 508 South Temple. Doesn't it resemble Governor's plaza? It's in the same area, too. Has anyone seen inside Governor's plaza? The lobby is the height of the building. The condo's all open onto the lobby. It's quite impressive. I remember they had trouble selling them. The market has changed a lot since then.

American Towers didn't sell well either. I heard they converted one of the towers to offices. Can anybody confirm this?

Referring to the church library. It's different from their other achitecture. I'm not sure I like it. The theme is sort of muddled. They (church architects) have lots of hits, but this could be a miss. I agree about the rock. It's very nice.

You are right Delts, that is the same stone as what is planned for the Oquirrh Mountain Temple. It is a granite quarried in China, called 'Uinta Gold'.

I've been out of town for the past 5 days, and it's good to see the pics of new progress, especially on Broadway park lofts, that project has been taking forever. It's also good to see all these new proposals, thanks viper.

Also, Viper, the lot on 200 S. 300 E. has a sign on it that shows a rendering of a small 3 story office building on it and says "leasing". I don't know if it's actually a rendering of what someone is planning to build or if it's just a general picture to say "hey, we're going to be building office space on this lot, contact us if you're interested in leasing some of it". I hope it's the latter as a 3 story office building on that lot would be a huge waste. The quest building (I think) is right to the west and it is about 18 stories, so they could easily put up something over 10 stories and it wouldn't be out of character for the area.

Also, in regards to the post by delts about needing 2000-2500 new rental units a year in the SL metro, why are we only seeing new condo buildings getting built instead of some apartments too? Is it more profitable for developers to build condo buildings instead of apartments? With the huge appreciation in homes along the front many people can't afford even condos anymore and really need to rent. I'd really like to see a few mid-high rise apartment buildings going up downtown-university area.

Seems like anything built by the church on this location should be more, well... distinguished? This library is across the street from arguably the most holy of sites in Mormonism, and it would have been fitting to see something that expands on the architectural grandure of Temple Square. The library just looks a little too corporate to me- functional and respectful with its "Uinta gold" shell, but ultimately unremarkable with little else that causes the mind to aspire higher. After all this is THE LDS History Library- the structure should reflect the same importance and significance as the documents it will house.

I'm not sure about one of the American Towers being converted to offices, but I do remember hearing that the H-VAC systems were upgraded not too long ago, allowing AC to reach the top floors of the building.

Also, I feel the same way about the architecture of the new "L.D.S. Church Library." I don't think I like it, especially those off-set windows. In my opinion, they are an attempt to be artistic, one that I do not see lasting.

Neither American Towers building is office space. While they are condos many of them are investment properties and they rent them out. I have an ex that lives there and have had several friends that have lived there over the past ten years. While the outside is nothing to exciting the inside is pretty nice, the common area are well maintained. Some of the Units are farely dated back to the early 80 when they were built but for the most part a pretty nice place to live.

There are hot tubs and BBQ's on both roofs, now that is one amazing view.

BTW, my first project which I haven't said much about for obvious reasons. I am planning for it to be market rate rental apartments in the CBD.
