I suppose I shouldn't post when I first wake up in the morning. In retrospect, it is not my place to speak for anyone here. I also wouldn't want to dowse anyone's enthusiasm though I suspect most of my comments are ignored as well. I'll try to refrain myself.

Giving a bonus to developers seems like a good idea. It will make them come back and look elsewhere nearby for more investment, while at the same time, respecting the right's of low-income people by giving them at least the chance to rent or buy a comfortable loft.

I wonder how much this residential crush will effect the Convention center hotel and its "luxury" lofts that were in the plan. It would serve them well to just go all hotel rooms now and if they want to add residential later when the demand is up...throw up another tower in 5 years.
I applaud the "INTERESTING and RELEVANT" posts that citywatch, ThreeHundred, k3d and a few others have made.

I don't think it'll affect it at all. It still has rooms left and while I don't think the residences will totally sell out, it'll do well. Kobe already bought a unit there if not shown interest in buying one and I know for a fact that Arnold Swartza...the Governator bought the penthouse unit.

I would like to see the Holiday Inn torn down and that lot turned into a W Hotel and Residences. 35 stories would be perfect.

I do hope you are right! BTW, is anyone else going to the Chinese New Year parade in Chinatown on Sat? I'm going with a couple of friends, and I said..will be wandering around to see what progress has been made. No better judge on the goings on than your own eyes.
That article on the Maguire Office tower is revealing. I would think one thing that could help are more mixed use projects. They seem to fair better overall in a city that has hot and cold office/residential markets. Turn that tower into 45 percent office, 30 percent rental residential, and the rest to retail and service businesses and possibly a hotel, and you could have a viable project sooner, especially on that site. Maybe I am being naive...

Thanks for the link! I haven't seen you here for awhile, so a good post for you to start with to get back into the thick of things. My dsl is down right now, so I'm stuck without a fast connection & have to wait til tomorrow to watch the vid. But if it gives the latest info on things I've not heard or read about til now, then it will be worth quite a bit.

BTW, too bad so many SSPers are less interested in DT than in spending time dealing with waaaay OT postings. If I wanna watch the Jerry springer Show, I'll watch Jerry Springer elsewhere. That's even truer if the link to the video on DT housing opens up to something quite interesting & deserves to be a major point of discussion right now.

I'm assuming that one good thing about the housing situation in DT is that, unlike cities similar to SD or Miami, far more of the buyers of condos here are not, or were not, speculators. Not only have ppl buying on spec made the current housing & mortgage problems way worse than they otherwise would be, but if their condos sit empty most of the time, or all the time, that doesn't help add life to a hood, such as South Park, the OBD, little Tokyo, Bunker Hill.

I had always suspected a lot of DTLA buyers were speculators whenever I would walk down 11th at night and see the South towers sitting in darkness.

From what i can tell most of the units are occupied in Luma and Eleven as well as Sky. Curbed had a sentence about a tv personality and a popular recording artist recent purchases of penthouse units at Luma. Luma has not been open for very long. They still have plywood on two of the elevators for move-ins.

The ones with a helicopter pad are usually better looking. They wouldn't have that problem if they weren't all flat.

That's gonna be a sweet looking block if FIDM can get going. By the way, what's holding FIDM back? These developments depend on the market and potential buyers, but FIDM is supposed to house students who'll be subsidized by school loans so this isn't market rate housing, correct? So what other factors hold back niche developments like FIDM?
