I've always had a problem with gas stations contaminating one site and than moving 100 yards down the street to contaminate a new lot.

There really should be stricter environmental controls to stop these things from happening.

Speaking from experience, there used to be a Texaco station at the end of my street in the late 80's. After it closed it was at least another 20 years before a drive through ATM opened up and took its place.

Pretty much from 1987 through 2007 we had a weed infested garbage strewn lot to look at along Henderson.

PROVINCE ENABLES PRESERVATION OF UPPER FORT GARRY SITE: DOER

The Friends of Upper Fort Garry have received a $1.5-million commitment from the province that will enable preservation of the historic site of Upper Fort Garry, Premier Gary Doer announced today.

“This investment will go toward securing the land to preserve the existing fort and will provide the Friends of Upper Fort Garry with a significant down payment to continue with their fundraising toward their long-term vision for the site,” said Doer. “As this project moves forward, it is important the original site is preserved and we are pleased to make this pledge at this stage in the process.”

Originally developed in 1834, this location is considered the birthplace of Winnipeg and Manitoba. The Friends of Upper Fort Garry have launched a fundraising campaign to raise funds toward a project that will include spaces depicting the original Upper Fort Garry through sculpture and images, and a modern interpretive centre to provide programming to educate visitors on the history of the fort.

there was a gas station at red river and main in riverbend when i moved out here, and they closed up. years later, it looks like they did the whole clean up thing. As far as i can remember, they dug it up, but there was equipment at the site for months of not years. it almost looked like a pump and some sort of tank. it was there for awhile. this was all before the sobeys came in, and now there is a credit union there now.

On the other hand, at petes place, they tore up the parking lot removed some tanks, and had the thing paved over again within a week it seemed.

Yup you're right.

The Northeast corner of Red River Blvd. and Main used to be a Petro-Canada. Then they shut it down and that lot (along with the land around it) sat empty for years until 1997/1998, when they started to build the, at the time, Garden Market IGA, with a strip mall and A&W following within a year or so. Although that corner still sat empty until recently, Assiniboine Credit Union opened up.

Also, along that intersection, two Esso gas stations existed, with the West side being Mac's, and the East side being the old Tiger Express.

Now the Tiger Express Esso is gone, and it's now replaced by a Co-Op. They basically got that up as soon as they tore down the old Esso.

Also, a Husky used to be opened around there too (near the lonely car wash business), and a Tempo across it. They too also shut down, several years after the Petro-Canada station closed.

Now there are apartments/condos going up around the area, the new West Kildonan Collegiate will open next month, and other things.

I miss Riverbend. Great neighbourhood.

I don't mind the higher density, although I wish they didn't have to clear cut all the trees to make way for tract housing.

I have no problem with a gas station wanting to move locations. It's just like any other business following the market to maximize their gains. That's cool. The problem I have is that in winnipeg, we allow gas stations (& most industrial co's for that matter) to leave their shit behind without cleaning up or penalty.

Just as how the city wants to begin enforcing better "social conduct" through its new neighborhood livability bylaw, we should stop letting companies leave their crap behind when they leave a sight. Either clean up, or pay up.

In Bucharest, when a gas station moves locations, it either has to clean its site within a year or fence of the area & plant mature trees on site (don't know if that's just for beautification purposes or helps clean the site?)

Yeah, there was a really inordinate number of gas stations around there when i moved out there. Now we just have the biggest co-op on the planet. As far as i know, the three new buildings are all apartments, no?

There are other things that will be going up, but i dont know what. Directly south of the southern most apartment block there is a field that they were driving piles into in the fall. I dont know what it is, and i think it is partially covered by a tarp. But it must be somewhat substantial to warrant piles. Can't believe how much that area of land built up in the last year.

Soil remediation is not black/white. Many shades of gray exist. In some cases, it is acceptable to leave behind contamination in the subsurface soils because no one will be exposed, it won't harm the living environment (people, animals, plants, water) and it will slowly remediate (called natural attenuation). However, this restricts future land use to surface development only. There are a lot of factors to consider before spending the money to completely clean up a site.

It is acceptable to leave contamination in the ground as long as it is within the remediation guidelines set out by the federal, provincial and/or municipal governments. For most companies, it's not about how clean you can get your site; it's about what minimal work do they have to do at the lowest cost to satify authorities on reclamation/remediation, getting them off their backs and reducing the company's environmental liability of the site.

The old apartments on the south side of Assiniboine Avenue (kitty corner from the Legislature) are currently being demolished. Does anyone know what they plan to use the land for?

I can't believe it either. When I left Riverbend 6 years ago, there wasn't much going on, other than the expropriation of property along Highland Ave (the area that was in the way of the potential path of a future extension of Chief Peguis Trail towards McPhillips) that was going on.

^^ There's no development plan in place. Nothing will likely happen until old woman Werier passes into the great beyond.

So yet another historic building bites the dust for a vacant lot?

What a shame.

This city has such a destructive mentality. Why is Winnipeg hell-bent on repeating the same mistakes that many American cities made decades before?

Those are the Chelsea Court apartments. I've had quite a few friends and acquaintances that lived at the Chelsea Courts. I've been in five different suites: two bedrooms, studios (located in the attic), and basement suites. They were all stunning, even by Winnipeg walkup apartment standards.

Fred Penner, and I think other notable Manitobans, lived there through the years.

I've been trying to figure out what is going there, but I have yet to come up with any good ideas. Before they covered it up with the tarp it did look strange, and didn't seem to lend itself to any type of normal structure, but I'm sure that once it is known I'll be saying "Oh, ya... that makes sense".

When I first saw it I saw what looked to be 5-10 foot wide stalls with cement floors and short walls, with large pipes to each one, and I was very worried that it might be just one of those self storage places that are popping up everywhere. I don't think piles would be used for that though. It is probably just the basement of something, still don't have it figured out yet though.

chelsea court was awesome...several architects have lived there over the years....we did some drawings for the owner a couple of years ago for a 7 storey condo, but it died....seems like the site is too valuable to sit vacant....a view of the river, the skyline and the leg....that would be an even better spot for the 20+ storey apartment building at 100 main.

seems like there is something starting on sherbrook almost at portage, behind the casa loma building.....the empty site is fenced off, including the curb lane of the road and there is an atco trailer on the site now.
