222 W. Randolph - New Conceptual Rendering

^ Speaking of the John Buck Company, their website was just redesigned - www.tjbc.com -. In addition to the new rendering of 505 N State (which by the way, the residential component is now rental, not condo, which certainly makes much more sense given that the project is under construction in this market while unit pre-sales had not even yet begun...), there is a new conceptual rendering for the proposed 222 W Randolph office tower. It's designed by GREC Architects (same as 505 N State) Size - 40-stories, 700,000 sf - most likely the proposal shown BP in their current search for new downtown space for their trading operations. The design - looks interesting, but it definitely needs to be fleshed out some more - still visually obvious it's very much just a concept....

Also - about BP - I've heard that their search is indeed seriously considering space in existing office buildings in addition to anchoring or being the sole tenant in a new tower - whereas the initial media accounts seemed to portray an almost certain launch of a new tower, that is not necessarily the case, but of course I'm hopeful it's their ultimate decision...

The construction crane for the Claire is in the process of being "jumped up." I think that is the right term. I can now see it from my vantage point in Marina towers.

Yeah, I haven't seen that before either. Super ultra modern and sexy, I like it!

I'm watching them jump the Clare's crane right now as well.

Also, the crane for 10 E. Delaware is now up, they were putting it up yesterday. There is also a crane set up at the 7 story Barney's of New York building site...

Looking down state and Clark streets it looks like freaking Dubai right now...

New Renderings from H+P - 111 W. Chestnut, 519 S. Clinton

I'd suggest everyone trot on over to Hartshorne and Plunkard's recently updated wepsite. Go to On The Boards. www.hparchitecture.com New proposals, brand new renderings - looks like some wicked new design work from a firm that I am liking more and more all the time - I think they've quickly moved up into my top 10 favorite Chicago firms. Check out the proposals at Clark and Chestnut (I especially like this one) and 519 S. Clinton. Both have been reported in local media in recent weeks/months. Also some of their new low-rise proposals look to be pretty top notch stuff...

Funny - I was just thinking of all Chicago architecture firms that are in desparate need of a website redesign/update, P/H must be at the very top of the list. Low and Behold, they have just launched their new website
www.pappageorgehaymes.com Unfortunately I did not notice any new high-rise projects/renderings that we all have not seen before...however they have an In Progress section that is still under construction....here's to hoping it doesn't take them 5 more years to finish it up!!

Yeah, thanks for the link. Chestnut looks awesome! "Screw the height, if they're going to build it right," that's my new campaign slogan.

Really glad to see better design work coming from H+P - some is still pretty bad, but there is potential here. It's funny, I started to write a complaint when I saw the firm behind Clark/Chestnut, expecting to see the usual mansard-roofed BS, but I bit my tongue instead (yes, I do that on occasion) knowing that they are a capable firm when motivated. Great news.

Those H&P designs are pretty sweet. Hopefully those designs won't be watered down and will be constructed.

Thanks for the heads-up. Definitely some interesting stuff there that I hadn't seen before.

3030 Broadway is the site of the Dominick's that burned down a few years ago, right? There will be 45 units in addition to a new Dominick's here.

Very intrigued by the Damen/Warren building as well, I wonder which developer is undertaking that.

Clark/Chestnut looks very well done, though I wish it were 4 units per floor instead of 2.

519 South Clinton reminds me a little bit of Garofalo's Quadrangle Tower (which seems to be dead as a doornail) as well as 235 Van Buren. Either way, it'll be GREAT to create a high-rise corridor along the Eisenhower right there, and to add some residents south of the highway.

111 West Chestnut looks a tiny bit like Staybridge Suites in its massing.

I'm also excited about the Damen/Warren project. This thing is a block away from the United Center, an area which has seen some development progress but still has a long way to go, and there are still plenty of vacant lots. Hopefully once the vacant lots start to be filled, the United Center parking lot owners will see the merit in building garages and allowing development up to the arena itself.

Hot Damn! Clark and Chestnut looks amazing! Vastly better then what I expected. High-end boutique residential done right, the best project of this type since the Contemporine. Sad to think duds like the Ritz could have been something like this. 50 East Chestnut, while good is blown away by this as well. High price points should be nothing less than excellent design.

I noticied a awseom new rendering of the base of Park michigan!...Oh man i hope this building goes through...will be a a huge edition to the south loop!

I'd guess closer to 250'....I think I counted 20 stories, and assume substantial floor-to-floor heights on account of its luxury price points.

111 looks awesome. Thier design for 519 South Clinton is pretty decent too, though not as good as 235 W VanBuren.

Yeah! I like that base a lot too! More retail! I acutally think it is pretty smart to have a small building on the corner to bring the massing down to a more appropriate scale where it matters. I really hope this project goes forward soon! I can't wait to see the south loop in 2-4 years.

^ Golden columns, huh? I guess it could work. At least by making the "cornice" this color too, it seems like they're cognizant of the gold's color and the way this will impact the whole composition.
