Austin Four Seasons Residences Breaks Ground

After seven years of planning and multiple iterations, the Four Seasons Residences will break ground this week. As we have seen with many of the recent downtown Austin condo projects, they are not truly real until construction begins. Having reached that milestone, the 32-story Michael Graves-designed tower is now expected to open to residents in 2010.

With 166 condo units priced from $500 - $750 per square foot and monthly condo fees of $0.61 / square foot, the Four Seasons Residences represents an ambitious super-luxury project for Austin. It was not too long ago that the Four Hotel Seasons hotel itself was almost a strange site in such a down-to-earth town. But times have changes and demand is strong. The project reports that they have received 10% deposits for 40% of the planned units. Interestingly enough, half of the buyers so far hail from outside of Austin -- a new twist for the emerging local high-end condo market. However, with 60% of units to sell, much work still lies ahead.

When combined with the Austonian and W, the Four Seasons Residences represents an entirely new ultra-luxury urban high-rise experience that has never existed and that will not exist in Austin until the first of these projects hits the market.

The Four Seasons Residences, one of downtown Austin's highest profile luxury condominium towers, will break ground this week, seven years after initial plans were thwarted by the tech bust of 2001.The newly designed 32-story tower will rise in the parking lot next to the Four Seasons Hotel overlooking Lady Bird Lake. The building's 166 residences will be priced from $400,000 to $4 million, with units from 880 to 5,500 square feet. Four Seasons will manage the building, which is expected to open in the first quarter of 2010 and become a landmark on the evolving skyline.The $125 million project is a venture between local developers Ardent Residential and Atlanta-based Post Properties Inc, the financier. Michael Graves & Associates Inc. designed the tower, which will have a terra cotta-colored brick base that will blend with the hotel, developers say.The first major sign of construction will come later this week when crews begin demolishing the hotel's 123-space surface parking, which will be redirected to an underground garage. The new tower will include five levels of above-ground parking.The construction entrance and staging area will be on Trinity Street to minimize disruption for the hotel, said Art Carpenter, a principal with Ardent Residential.

I was back in Austin today for the first time in four or five months. 360 is a nice addition to the skyline, though I must say it looks much shorter than Frost at night. The spire isn't lit...I'd wager that it will be, and that will change.

Interestingly, from the east and south, Frost appears to dwarf it, but from the west (Barton Creek Mall), they look about the same, with the spire sticking up a bit. Of course, it was light, and you could see the spire better...so who knows.

Couple of other thoughts...Spring sometimes seems like it will be an afterthought because it is well west of the rest of the buildings, but judging from the crane, it will really stand out in the skyline from Barton Creek Mall and that direction.

Also, signs are up and fences are in place around the Four Seasons residences. Definitely already has the look of a construction site.

Yeah, Spring really will stand out over there, at least for a while. Once all the Seaholm area stuff gets built, it won't be so lonely over there.

Actually I think 360 does look taller from the west from Barton Creek Mall. I think the elevation of the mall makes it less aparent, but you can definatly see the difference on Mopac traveling north. Also because 360 is closer to Mopac as you pass Zilker park and cross the river you can see Frost dissapear behind the 360 tower all together though the hill between Zilker and the river kinda blocks the total view you can definatly tell that Frost is blocked as you start crossing over the river. Also from the east, I would say the crown of Frost does look taller, but you can tell that 360 itself is taller than the floors on Frost. When I drive to school over at ACC Riverside I go down Grove Blvd and from that vantage point you can clearly see 360 looming behind 100 Congress and the San Jacinto towers. While Frost overall looks the tallest, 360 looks wider across higher up than Frost since 360's Highest floor is around 460 feet, while Frost's highest floor is only 400 feet.

Pardon me if this is old news.... but walked by Austionian today and the second crane base is in place at the corner of 2nd and Congress.

It all depends how you look at it. Like you said, 360 is wider but stops short of Frosts spire if you look at it at night, since the spire isn't lit up yet. But its definately alot easier to compare when looking from the Barton skyline. Anyway, very exited about the Austonian, just as everyone is. Can't wait for that one to pop up.

Yeah, Spring will kinda be the Williams Tower of Austin for a while, but it will eventually fill in.

No, not old news, they just put it up this past week. My wife and I walked by there again today at lunch and I spent a few minutes taking it all in. They are really going to town on that site! They already have some columns formed, they're working on the basement side walls, various concrete forms popping up here and there, and what seems like a hundreds of people all over it. Really a lot of activity going on.

I really hope that one gets going before we have real problems in the Austin economy.... which is good right now.... but... dow dropped 370 today and I see trouble for everyone in the near future......

501 Congress has been "delayed". It won't go as designed.


Residential is NOT 13' per story. Examples:

360...44 stories...462'
Altavida...37 stories...416'
Legacy...32 stories...339'
The Monarch...29 stories...329'
The Austonian...56 stories...622'

10-11' per story is pretty standard for residential.

Yeah, TXAlex, you might have that confused with office towers, which usually have 13' floor-to-floor heights, to allow room for drop-down ceilings. In the Sabine building, which used to be an office building, we'll have nice high 12' ceilings as a result.

But even for residential towers, even though most floors might be 10' - 11' high, there will be plenty of floors that are taller (eg, lobby, penthouse) and shorter (eg, parking). So simply multiplying floors by height is only going to give you a rough estimate.
