There's already a good mix of high-rise buildings here along with mid-rise and town-homes to suit this mostly residential neighborhood. There's a 40+ story apartment tower at Chestnut and Lasalle and a 30+ story apartment tower at Chestnut and Clark. I'm happy with 15 to 20 stories because it will break up the building heights in the area nicely.

Because this site is part of a PUD (planned unit development) any developers of this parcel will need more or less to get our approval of any plans they have before it's a go- It's really much more complicated then that but those of you who ever want more info on this can personally PM me.

Viva so for you to go off on Alderman Reilly on this project is ignorant. He had nothing to do with the creation of this PUD back in the late 1970's and early '80s. His hands along with the developers are tied behind their backs more or less on this one.
I live on Huron at Lasalle, just a 5-6 minute walk from the site. 15-20 stories can be dense, but not at 2 units per floor which is likely to yield a density barely equal to the city average. The area can support far more density than that and if a location walking distance from Michigan Avenue and the Loop and 1/4 mile from two major "L" stops can't be built to max density then city planning has gone seriously haywire.

This local resident wishes the city and/or the neighborhood would force more units on this site. If you're tired of paying extra taxes for the CTA, then you should see the wisdom of putting density near the CTA infrastructure to increase their rider revenues.

I can't really picture there being a building on wolf point especially such a tall one. I think it would be cool (I know it's not going to happen) to have a little park there because for some reason a building there would seem to be in the way.

On the other hand it could turn out cool.

It better be cool for such a prime spot! :-)

Whoah, Alliance -- that judgment is a bit dichotomous! I'd rather reserve our reprehension for the truly bad stuff (like Grand Plaza and The Bernardin) and not dilute it by tossing works like this into the mix.

Grand Plaza especially is a horrid eyesore that *greatly* compromises the aesthetic experience of Chicago, and its image should be carved into the gravestone of the developer who built it as an eternal mark of shame. This one, by contrast, is just another HOK.

In any case, thanks for chiming in with the neighborhood side of the story. I was not aware of the restrictions on the site.

This site was prime for development because it did not mean the redevelopment of a historic building resource (it did, if you count the old Deco Post Office turned crime-ridden crummy theatre whose days were irrevocably numbered anyway). Such sites should be built to maximum reasonable density, as soon there will be no developable sites that won't cost the neighborhood more of its historic building stock or character.

This site should have been a 30 story tower, with ~250-300 units, sited on the southeast corner of the lot, so as not to crowd the Chestnut Tower and 100 W. Chestnut rental towers nearby. FAR would be approximately 10-12. The parking podium could be only a couple stories tall, given that retail spots aren't needed right here (as opposed to along Chicago, which needs all the help it can get).
Honte I couldn't agree more with you personally. I would actually love to see the beautiful yet neglected Bush Temple of Music building, Chicago @ Clark streets, along with the surface parking lot due north of it and the now vacant lot at Clark and Chestnut to be restored and redeveloped as one parcel. There could be a couple of high-rise rental/condo towers that would include a good mix of retail and office space in the Bush building and along Clark street that would all be interconnected... Not counting on that ever happening but who knows?

Viva I hear ya! And it's just not Chicago Ave that's suffering here- Clark St from Division all the way south to Huron is pretty lame in my view. There is no real pedestrian street life or excitement here on Clark. I don't get it- there are plenty of people who live around here and that should have changed the vibrancy of the street years ago but most around here seem more then willing to head a couple blocks east to State and beyond for shopping, entertainment, dinning and other services.

I know it's a bit off topic but what kills the street life and development larger buildings around these parts is the fact that both Clark and Dearborn are One way streets. The city should make these both 2way north of Chicago Ave... It's next to impossible to get where you want to go without having to drive several blocks out of your way. Enough said.

Interesting Wolf Point tidbit. Would $200 mil be the foundation subcontract?
If they're only 17 months away from a construction start, hopefully we'll get renders soon.

Some tasty new renders of Solstice from Studio/Gang:

Solstice on the Park, a 26 story residential tower, is literally shaped by solar access. Its living spaces are chiseled to create a ‘self-shaded’ south-facing surface in response to summer sun, making the building specific to its climate and sun angles.....

That reminds me of the Hearst Tower in New York, it's all over the place.

It's a great idea. Someone should bring this to Reilly. Could be win-win instead of lame-lame. I am sure he'd like to see the Bush Temple restored and redeveloped too.

Link to a photo of the building in its original state. The metal tower was removed during the war for scrap.

Looks like they had the same "space for lease" signs pasted on all the ground-floor windows back then too

Somebody named 'Stokes' at the Yo, who claims to live near where the Sundance Cinema project is suppose to go up, is saying with a certain degree of confidence that WLCO/Eric Sedler have lost their battle with that project and that it will rise 250'.

Does anybody here have any more info?

Great news if true...West Loop needs every last scrap and morsel of density it can possibly muster, and the sites location right on the transit line and expressway begs for some nice traffic-generatin' density.
