It looked like that in one of the renders. It looked rather obtrusively large - way beyond what you'd normally need. Any details?

Anything cosmetic to be done to the tracks nearby, seeing as how they're building a residential and the building across the street was converted to residential (right?). Would be cool to see some sort of near track covering structure like that thing by IIT, which would dampen noise for the units above.

Although I expect it'll be parking for the next 5 floors above the tracks anyway, so maybe they have no incentive to do this.

I think the Loop is best suited for mixed-use buildings with offices below the residential floors, personally, partly for this reason and partly to maximize office space available.

It would be great to see one of the lots in that northwest corner of the Loop get some kind of parking, office, hotel, condo stack that hits 80-90 floors and 1,000+ feet. I've thought that would help balance the skyline since I was a kid. Are there any spots left after the current proposed projects or is the Loop effectively built out?

^^^ There are very few open spots remaining within the literal loop, inside the figurative loop, there are a couple open lots, primarily along the south and west edges, that can be built on. I think after all the U/C or Proposed buildings right now are finished there will be no more "lots" in the loop, only shitty low rise parking garages and a few buildings that can be torn down to make way for more office space. From there I guess we can expect loop land values to go up up up. Hopefully that will lead to some of the shitty mid and high rises from our various booms being torn down and replaced with much taller, nicer, buildings...

^ I still recall a handful of vacant lots on Wabash near the L tracks in the southern part of the Loop (ie near the HWL). I'm talking generally north of Congress.

I've long wondered what is planned or what will happen to these dead spaces that are longing for some development. It seems like student housing would be a great idea in these locations

^^^ There is a dead lot right north of HWL, but its supposed to be a "park"... What is really ended up becoming is more like homeless "park"ing...

Other than that, most of those Wabash lots are south of Van Buren, meaning they are in the "figurative loop" but outside of the literal loop of El tracks. Those will probably be soon snapped up by the south loop universities or some developer who wants to capitalize on the South Loop boom...

You know, looking at it from Google maps, they really need to build on those lots south of congress, especially since the Harrison Red line stop is right there, being completely wasted...

U.S. says office tenants must vacate 220 S. State

The U.S. General Services Administration has notified office tenants in a GSA-owned building on State Street that they must vacate the 21-story tower, as plans for an expansion of the downtown courthouse and office complex slowly move forward.

The terra-cotta structure at 220 S. State is part of a block-long, 1.3-acre site between Adams Street and Jackson Boulevard, where the GSA two years ago unveiled plans for much as 1.5 million square feet. The site is adjacent to the Everett M. Dirksen U.S. Courthouse, 219 S. Dearborn St.

There is a proposal for 1000'+ supertall at Wolf Point (talked about in the past on this forum) just northwest of the loop. Should help balance out the skyline nicely.

It's right across from where I work and I've been coveting it as a great spot for another hotel/residential, hopefully in the next boom cycle. Call it "Symphony Tower" or something.

The thing is I think they need to keep that lot clear for traveling production trucks that offload heavy gear.

Oh, yes. I know about that. I'm in the music industry and I've used that loading bay. But it doesn't need to be a surface lot, per se. As long as they incorporate loading space into the parking podium (and there WOULD be a parking podium) and maintain access through both Wabash and Jackson, I don't see any reason why that lot couldn't be built upon. Of course, I'm no expert.

Interesting. It's right across from where I work, too (228 building).

I've long assumed that exact scenario (and even that same name). In fact, about four years ago when I heard that Mesa was getting ready to do another East Loop tower I jumped to the conclusion that was the site. Turned out to be Legacy. So I think that's what will eventually happen, but I've heard no specific plans.
