He's talking about the area East of the Chandler, where there is vacant land with no extended parking deck, between the development and actual lakeshore drive, not wacker

also, the whole "we are going to get opposition from the people we already sold to", would be a moot point if they put in massing models of the proposed buildings to the east, so that buyers knew what they were getting into, ultimately a secluded highrise enclave near the river, lake, and millenium park, without reserved views of any from many of the first 1,000 units

i.e. buying a lancaster home for long term views of either the river or lake michigan was naive, short term I can understand, but opposing buildings within the same development for views you are only lucky to get because of interesting phasing that delays their construction is just idiotic.

So, even if I do like to rationalize "NIMBY" opinions, nobody should take any shit from any of the first buyers that were to dense to realize their landlocked condo wasn't going to have lifetime views of water, nor the density of a golf course for much longer after their purchase

I don't have any renderings yet, but I have a photo of the massing model and a few details:



-There will be 2 towers, both rental (as of now).

-They will built in phases like The Streeter and Streeter Place

-The east tower along McClurg will be 695' and have approximately 370 units and the west tower along Erie will be 625' and have approximately 387 units. These numbers are subject to change.

-Mixed use office space (211,000 sq fet on 7 levels) will screen all the parking.

-There will be an approximately 7,000 sq ft. pocket park on the corner of McClurg and Erie.

-The buildings will also have a 45' high arcaded space along the base similar to the old Time Life Building

I have recently noticed this on a couple of downtown buildings proposed(I think proposed). It is a great alternative to the regular parking podium we have seen so much of. Oh and nice heights for rentals.

^ Details sound excellent. With several new projects, I think SCB has made a serious push to do better work overall. I don't know if this means being a bit tougher with clients since they've got so much business, or internal refocusing, but the results are showing.

When's the last time we had a purely rental building at nearly 700'? Have we ever? I'm trying to think of one.

Am I seeing correctly that these towers would rise above slightly narrower "stems" that look to be 20' tall or so? Or is that a detail likely to be lost in the translation from massing model to real design?

630 N McClurg got quite the bump. The current proposal on Page 1 is 2 towers at 515' each. Those top floors will have quite the view. 695' will be the tallest point for about 4 blocks in any direction.
I like the podium news as well, and that office space will probably help with trafic concerns - making the neighborhood more dense and walkable.

Interesting about the height increase. 150 E Ontario just got a bump as well. As open lots in Streeterville dwindle, looks like we're going to see developers pushing up the heights while they have the oportunity.

Didn't the original towers have an elliptical floorplan? I seem to remember that.

Also, is there even remotely a market for 211,000 sq. ft. of office space in Streeterville? I assume it would be mostly medical offices? Other types of companies are reluctant to rent in the East Loop because of the distance from the train stations, let alone Streeterville.

I was thinking about this. Chicago needs something like an east-west subway line running under Chicago Avenue, from the lake all the way west, with some kind of spur that turns south to the train stations. That could really turn the area north of the river into a real, mixed-use "Midtown" type district. Or even better, running east along Chicago Avenue until a couple of blocks before the lake, and then turning south through Streeterville, Lakeshore East, and down the south lakefront to Hyde Park, which I think would spur massive development between McCormick Place and Hyde Park.

I think the next decade or so will really make or break whether Chicago reaches the next level as a city, and transit will be the key. Most important is fixing the existing system to make it faster and more reliable. Next is expanding it to make areas beyond the Loop easier to get to from someplace other than the north lakefront. This is turn would lead to less required parking and hideous podiums on new construction, and make Chicago as pedestrian friendly as New York or European cities.
