I really wish we could see at least one sizable building at Mueller. At least something that would be visible from I-35 other than the tower at the Dell Medical Center.

Does anyone have access to the stats for the 21c building in Louisville? The reason I'm asking is that the estimated height of 550 feet seems high for a condo/hotel with no roof accutrements. 360 is about the same number of stories and is 460' at the main roof.
One would think that you could extrapolate the per-story height in L'ville and get a better estimate of the one in Austin.
There's a link to the Louisville property on the 21C Austin site. I believe the one in Kentucky is in an old building that's only four or five stories.

Anyone else find it a bit odd that these folks would take such a big leap from a low-rise redo of a historic building to a 44-story tower? Do they have any other experience in high-rise construction and development? Seems to me that there's a lot of potential for screwup, change, or cancelation here.
No issues with 21C... private investor so they don't require the same financing structure as other condo devleopments. They already have their sales office open at 6th n congress. On time with everything they have done/scheduled from sales and marketing to approvals. Can't say this about many other projects.

Austin's City Council gave final approval of phase 1 of the North Burnet/Gateway master land use plan, which will create a so-called second downtown in the area around the Domain luxury shopping center by 2035.
The North Burnet/Gateway plan's vision is to ultimately create clusters of dense, mixed-use, pedestrian-friendly neighborhoods in the 2,300-acre area north of U.S. 183 bounded by Walnut Creek, Metric Boulevard, Braker Lane and MoPac Expressway.
The final plan will allow developers to build denser than anywhere outside of downtown, as high as 15 stories or 180 feet, and up to 30 stories or 360 feet in areas closest to planned commuter rail stops.
Phase 1 immediately designates a zoning overlay district in the area to allow vertical mixed uses and other urban design elements, and to preclude interim development not in concert with the plan.
A draft plan of Phase 2 -- outlining ordinances implementing the plan -- is expected in six months, says Molly Scarbrough, a city senior planner. Final approval for the entire plan is expected in a year.

A few reasons why 21C will be taller. First, 360 will only have condos, with retail at street level. 21C will have condos and retail, but it'll also have a hotel within it. The other important part is that it'll have museum space. That could mean significantly higher ceilings for the museum's galleries which would effect the building's height.

21c Is in a beautiful historic building in downtown Louisville. I work there a lot and have gotten to know the property well. The restaurant and bar are excelent as is the art collection. The staff is wonderful. They are actually building a residential tower in Louisville I believe is called "Museum Tower"... I'm sure that would be easy to confirm.

Are you referring to the Museum Plaza building? Somebody sent me that rendering sometime ago, and I thought they were kidding. Can't say I'm fond of it.

I would have thought a tall skinny bldg like that would need a bit more underground area, maybe several levels of UG parking? Guess not...
I'm not an engineer, but I think the depth has less to do with the height and more to do with how far down they must dig before hitting solid bedrock and how many basement levels they choose to build for parking, etc. I was under the impression much of the parking was above ground. Anyone know for sure?
I doubt builders would need to dig deep before hitting solid rock in downtown Austin.
Actually, I AM a structural engineer, and considering the overturning forces on a tall skinny building like that, I would assume that they would want a deeper, heavier area below ground level to help stabilize it. You can do it with piles and rock anchors, but it's expensive. Lots of teams, people put in the UG parking because it's a cheap way of getting some extra mass at the base of the building.
doesnt seem like they have done much at austonian. they cleared the land, but i dont see anything else really happening there. i have my doubts about this one.
They've done much more than just clear the land. They've also dug down about 20 ft., put up concrete retaining walls along the sides, they're about to starting drilling holes for the piles, and it looks like the mounting for the crane is getting built.

Actually from priller's photos, and some I had taken last month, they definitely have made some progress. That drill is new, as is the crane, and it appears they've dug down deeper than when I was there.
