Oak and Rush

Does anyone know what is going up at the corner of Oak and Rush? It is a separate site from 10 East Deleware, the Elysian, and the Walton Condos. It is on the north part of the same block Gino's Pizza used to be. I apologize in advance if it is somewhere in the listed projects, I just can't find it.

Would the tower have a big bulky base then? or would they stack it on multiple floors?

Some more detail on the issue: Fogelson has a sort of Gentlemans Agreement with the City that they will kick in to extend Grant Park South of Roosevelt by covering the tracks to 14th. Central Station's towers will cover the tracks from 14th to South end of their domain near McCormick.

Obviously, none of this is going to happen anytime soon.

Barney's New York is expanding and building a 5 story retail building there.

The Barney's is going on the next block north. I was wondering the same thing when I walked by yesterday. The old Gino's building is completely gutted. I don't think they are going to tear it down by the looks of it. Maybe renovation?

^^^ That is a rennovation of the Gino's North Building. I think Gino's will be back in there after they finish it. I'm glad they are saving that building, it is good to have some lowrises in the area especially after Elysian, Ten East Delaware, and Waton OTP are finished.

Haven't seen this reported yet here:

The marketing for the Grand Imperial Hotel in Chinatown has been going on for several weeks now. Yes, that's right, marketing: The developers have decided to try their hand at the condo hotel market.

South Loop update from last weekend.

1600 OTP, this one will make quite an impact. The X/O site is behind me...

Indiana.

Mich.

1555 S Wabash from the SE.

From the NW.

Mich Tower II

On Wabash.

1401 S State from the SE. In front, a small development, wonder what was there before.

1349 S Wabash, site prep-not on the site prep list yet... I think Glashaus is a but further north?

From the NE. All new except one building.

If the Huron Club goes through, this nice backgrounder will be gone. Plus the folks in the 2-million plus homes on top of the Fordham garage will be pissed.

Good - that's what they get for buying a townhouse ON TOP OF A PARKING GARAGE. Huron Club has a setback on its podium on the eastern side, so the townhouses will have some breathing room anyway.

The old mansion on the Huron Club site is pretty, and has plenty of character, but I think its destruction is justified, simply because Fordham's FUGLY exposed parking ramps need to be covered.

BTW - is One East Superior dead? It was a pretty glassy SCB tower on the site directly north of Huron Club, with an overhang at the top and circular holes punched in it.

I'd actually rather see this project not happen. I like those townhomes, and theye actually add character to a neighborhood filled with recent garbage. One East Superior, I can deal with, because a garbage building will be torn down for it. As for if it's happening, I don't believe any info has been presented since it was approved at plan commission.

^ Yeah. It's silly to suggest that the mansion should be torn down simply because the Fordham is a POS. Why not make Carley go back and cover the damn fugly parking mistake up? He's certainly come a long way since his "dark" PoMo days - too bad he didn't get clued-in to architecture earlier.

That was supposed to be the site of the second phase of the townhomes you see in the pic. It's been vacant and sorry looking like that for probably about a decade. The original developer was in BK and the first townhomes were turned over to some owners while others were never completed. It was a big mess and the HOA was looking for a developer to finish the project.

Thanks for the pics.

Boom list questions> Is the residential project for 182 North Wabash listed? I think it wraps around to Lake Street and has frontage at about 74 East Lake. Also I see that 200 West Lake Street has 2 entries: #21 and #49.

These are from Tuesday, October 17th. (Every time I do a big photo tour it seems the forum goes down for a week before I get a chance to post the photos. Hmmm...)

50 East Chestnut

The Clare at Water Tower

1720 South Michigan

Lexington Park

1555 Wabash

Marquee Michigan

1401 South State

Michigan Avenue Tower II & 1400 Museum Park

Mich Ave T II

Astoria Tower

Burnham Pointe

AMLI 900

(paint test)

Roosevelt Collection

Vetro

I think this one is turning out pretty nice. I like the glass.

And now if you would all indulge an off topic request: If you are involved in the business of real estate, I would like to meet with you to discuss what you do.

I graduated from law school in May and moved to Chicago to pursue my dream of living and working in this fine city. The legal market, however, is not good and I'm not sure if I want to be a lawyer anyway. (My ultimate goal is to be a real estate developer). Thus, I have decided to pursue opportunities on the business side of real estate. If you are involved in the business of real estate in any way I would be interested in taking you out to lunch and learning about what you do and possible career paths that I might take. It doesn't matter if you're a small-time investor, employee of a residential developer, a commercial leasing agent or John Buck himself. I'm interested in learning all that I can. Please send me a PM if you'd be willing to help me out. Thanks!

The parking garage is a disaster from that side, at least he put in apartments along the N and E, a la Astoria. The mansion seems strangely cut off on the W side, as do some other older buildings along the E side of State. Was that stretch brutally widened at some point?

There is some site prep for that second phrase now, I think it's about 20 units.

The "???" in the last pic is the dorm addition on Clark. The glass is black and cheap, it looks more like plastic than glass.

I wish I could come to Chicago more often, although without the encouragement of the construction boom the city's visible exhaustion in other aspects would have been much harder to take.
