Sacramento Proposal/Approval/Construction Thread - III

I thought the Parthenon idea was a little cheesy but I like Aura and Epic--although I like Aura's design more than Epic's. Striking, signature buildings set a city apart. However, I agree with Majin in that it just seems like Nassi is a joke, and his track record with other cities doesn't give me much hope either.

Dammnit i just don't get where his money comes from.

He ain't spending the deposits, he ain't buying land, he ain't building nothing.
Yet he has a sales staff, PR, architects, engineers, and city staff working on
his projects across the nation for several years.

what source of revenue am i ingoring here?

I hope to God it doesn't turn out as awful as the renderings suggest. Those weird little arches at the bottom where it meets the street-- it's all so retro 1970's.

The problem with Epic will be the 396 or so customers of "The Towers" and the roughly 200 (+/-) customers who purchased units at Aura. I doubt few of those people are too eager to make another purchase until something has actually been built.

And let's face it; there are only so many people in Sacramento who are interested in high end high rise living.

Epic would have a tough time, even if Nasi weren't the (so called) developer.

Just a quick shot this morning: they're putting the cladding up on the STRS building. This is taken from my office window at 300 Cap. A couple of other pics are in the construction thread for the CalSTRS building.

The view of CalSTRS looking west on J Street is really cool. I hope there is
some sort of illumination planned for the building. Anyone know if there is?

Oooh it's quite menacing from Old Sacramento. Can't they at least add some brick and wood to the exterior to help it blend in? Maybe they could take a couple of floors off the top too?

Now this is interesting...Ozone was talking about how the new owners of the Marshall want to redevelop the Marshall into something else. I found this info on the Preservation Commission agenda for next week. Its the plans for the site.

Looks like they want to rehab the Marshall into a hotel run by Grand Heritage Hotel Group There is even a "Coming Soon" for Sacramento on the website. It also looks like from their other properties that they have a lot experience with old buildings in other cites.

It looks like the building next to it would be demolished for a 14 story building, which the staff report says:

"has been surveyed by Historic Environment Consultants as part of the City’s Expanded Downtown Survey and the consultant’s recommendation is that the structure is not eligible for listing in the Sacramento or California Registers"

Since this is a pre-application review and comment, I'm really interested to know what comes out of the meeting since I'm sure the survey will be looked at closely.

I've always loved the look of the Marshall (as well as The Berry and Capitol Park Hotel for that matter) and glad to see it will be preserved, but the other one doesn't hold the same value for me, even though I always thought we would see someone try and rehab the building at some point. The back looked cool, but I guess the front has gone through a ton of changes.

From the renderings, the new building def looks like it would blend in nicely with the look of the Marshall, even though you can still tell they are two different buildings.

You have to think there is doing to be some major redevelopment money for this as well. Pretty darn cool to see these old building become hotels though, like The Citizen.

The plan actually calls for a nightclub on the rooftop.

K Street and also take out that awful office that butts up against the mall.

That office is being renovated by Rubicon Partners. It's being leased by Jones & Stokes. They are adding ground floor retail though.

They are moving into the building Q2 next year.

Yeah I know, but the renovated office might only look nice if it gets a complete face lift.
That Marshall add-on all the way down to K Street would look much better
for the block IMO… but that’s not reality, just my opinion and thoughts

That looks awesome. Love the retail configuration, architecture and rooftop club. Looks like big time project. All that demo, renovation and constuction!!
