The RDA has received their RFPs on the 900 south 153 west site. Their were four proposals, and they narrowed it down to two...
First proposal
This is the top ranked proposal in the RDA's eyes.
Second Proposal
This is the runner up ranked in the RDA's eyes.
This proposal you will notice is twice as big as the first one. It is a two phase, two building proposal. The developer owns some adjacent parcels to the west of the RDA parcel. He is proposing to develop both his land, and the RDA land. It is unknown how plans with his land will change if he does not win the RDA land.
The other two proposals were nothing too special...They were ruled out. One called for 17 townhomes to be built on the site, very low density. The other called for two twin 5-6 story condo buildings on the site (one on either side of the alley way.
Also, please note that the RDA took more than just design into consideration. They looked over qualifications, financials, etc.....
The conclusion is that the RDA is hoping to land the first proposal on the main block, and then negotiate with them to not develop the three story building on the west side of the alley as shown in the renderings. They want to negotiate with the developer of the second proposal to buy that parcel, and build one of his buildings on it, plus his adjacent parcels.
So,.... to make a long story short, we could see the large building in the first proposal built. And then across the alleyway to the west we could see one building from the second proposal built as well.
Which sounds like a win/win to me.
Time will tell though if that idea works out.
