I would guess that had the majority of the population know what that hideous black and white building looked like underneath there may have been an public concern to keep it. That really is a shame, there are so many beautiful buildings in the above posts that would give so much character to our downtown. Yet another reason to push to save as many old buildings as possible even if we don't necessarily like how they look.

I think it was back in the 80's. My wife knew the family that took the child that survived into their family. I can't remember if there was only one that survived or more. I'll have to ask her.

The RDA has received their RFPs on the 900 south 153 west site. Their were four proposals, and they narrowed it down to two...

First proposal
This is the top ranked proposal in the RDA's eyes.

Second Proposal
This is the runner up ranked in the RDA's eyes.
This proposal you will notice is twice as big as the first one. It is a two phase, two building proposal. The developer owns some adjacent parcels to the west of the RDA parcel. He is proposing to develop both his land, and the RDA land. It is unknown how plans with his land will change if he does not win the RDA land.

The other two proposals were nothing too special...They were ruled out. One called for 17 townhomes to be built on the site, very low density. The other called for two twin 5-6 story condo buildings on the site (one on either side of the alley way.

Also, please note that the RDA took more than just design into consideration. They looked over qualifications, financials, etc.....

The conclusion is that the RDA is hoping to land the first proposal on the main block, and then negotiate with them to not develop the three story building on the west side of the alley as shown in the renderings. They want to negotiate with the developer of the second proposal to buy that parcel, and build one of his buildings on it, plus his adjacent parcels.

So,.... to make a long story short, we could see the large building in the first proposal built. And then across the alleyway to the west we could see one building from the second proposal built as well.

Which sounds like a win/win to me.

Time will tell though if that idea works out.

One important solution in my mind would be to start building some of our infill with the same style,external material and detail as exhibited in these lost treasures. Yes, the profit margin would not be as large as with stucco, but the benefits to the streetscape and over-all look of downtown would be vastly improved.

I like the new facade styles of say Wells Fargo,Westgate,Utah One,etc., but why can't we mix in some authentic looking classics also. We've seen in former posts where new-panel-construction-technology can efficiently recreate the artisan craft of the great facades like the State Capitol,or Nauvoo Temple, etc.

Just got back from taking some pictures downtown. I will post them tomorrow. I noticed while I was down there that it seems they are putting a new skin on the Marriott at 100 S and West Temple. The cladding is around the bottom level that is being replaced. Maybe they will redo the whole thing to blend better with the City Creek Center.

That's good news--I can't think of many buildings in that area that need it more.

That is great news T-Mac, that hotel could really use an exterior update. The inside is great since they remodeled, but the exterior is still back in the tacky part of the 70's.

This total does not include a proposed 900-room expansion of Little America Hotel, a possible 600-room expansion of the Salt Lake Marriott Hotel, and a recent announcement by Westin that the Salt Lake hotel market is "sizzling hot" and may soon have a new Westin Hotel.

A local government-funded study warned that Salt Lake would have to double its room inventory by the year 2010 to meet demand, and that the current high volume of business could support three new 1,000-room hotels. Research conducted by PKF consulting in San Francisco ranked Salt Lake as having the highest hotel occupancy in the nation during 1994 and third highest in the nation during 1995. Waikiki and New York were first and second, respectively.

so... Little america expansion got scrapped for the Grand America instead. And the Marriot built there new hotel at the Gallivan instead. I still think that leaves about 2,000 hotel rooms that downtown needs to add before 2010 if im not miscalculating.

The 848-room Little America Hotel is currently undergoing a 750-room expansion. In addition, the 515-room Marriott Hotel near Salt Palace is proposing to expand by up to 700 rooms. These two expansions should create two 1,000-room hotels for the downtown area. Other hotels which are considering expansion include the Salt lake Hilton, which may add 150 rooms.

wish they would have went through with the expansions of the marriot and hilton.

It would be nice if the DT Marriott 100 S W Temple would expand, but I don't see many option for them unless they were to go south, but then they would either need a skybridge (boo) or underground connection and it would take out a couple of nice three story building that are currently housing Mikado, Mynt and I'm not sure what else. I am glad to hear that they are going to reface it or at least you say it looks like that. If you will all think back to the CCC thread, I predicted that they would lol. I'm not bragging I'm just glad that I guessed right.
The Hilton mentioned in the article, now the Sheraton would be a great candidate for expansion, it could expand up or out or preferably both. I honestly wouldn't be surprised to see either a Hyatt or a Ritz enter the DT Salt Lake market within the next 10 years, and I mean the flag ship of those chains, not the extended stay Hyatt, whatever that name is, that is going in in Sandy or wherever that was going in.

As for the new looking old, I'm all for the idea, while it would obviously be new, it would give a great feel for what once existed in the city. I would love to see a replication of the Zions Bank and the Des News buildings go up somewhere in the CBD. However it needs to be the quality of the Grand America or Nauvoo Temple with the pre-clad stone as opposed to the Matheson Courthouse. I think it would be the same thing with some quality brownstones, they aren't a whole lot different than large town homes which are already being built, they would just have a better look to them. I wouldn't also mind seeing something like the town homes/row houses you see in Philadelphia neighborhoods. I was there in April and those narrow streets with the row houses on each side have a great look to them, you could accomplish the narrow street by bi-section a regular SL block.

I'm formulating a development with brownstones or rowhouses in my brain right now for near downtown. Give me a few years, it will be development #2 on my list. The market/feasibility study on project 1 will be done by December and I look to have funding within a year, you will all absolutely love it, fantastic addition to the CBD. I guarantee that #2 will also be a great addition to the city. Just keep your eyes and ears open over the next 5-7 years and I promise I will announce them on here first.

As for 900/200 I would prefer to see option 2.

I remember back when there was talk of hotel expansion. Then a bunch of little hotels came in and the expansions began to look impractical. The situation is different now. There are no more lots for the small hotels, so we may actually see something bigger.

On a different subject: the loss of the old buildings is very sad, but in an earthquake they would have been very dangerous. They would have had to undergo expensive seismic upgrades to bring them up to modern code. They'd probably be sitting empty now if they hadn't been torn down.

Yeah, I noticed a little activity at the Broadway Lofts on Friday when I dropped by Carlucci's. Also noticed the median landscaping was coming along nicely on 300 so.

Great to see the library going up on that corner. What an improvement over what was once a parking lot.

I can't help but notice those horizontal window openings on the north face of the CCC. I've always had a problem with that,(to me it's like a major design flaw.) Anyway, I'll be glad to see the announcement for a re-clad on that building in the near future.

Those horizontal slats on the north side are the windows for the emergency stairs. The blank area between them is the north side of the highrise (14-26) elevator core.

I have always thought that they should have done something with the area to make it blend in with the rest. At least I now know I am not the only one that feels that way
