I guess this is the one, I'll go ahead and post it anyway. It makes a good photo bump.


An artist's rendering shows the $125 million, 22-story office tower being built at 222 S. Main, the first new high-rise to be erected downtown since 1998. Two legal firms have already signed on to move into the office tower. (Rendering by Hamilton Partners Inc.)

This is pretty exciting news, Not only is the metro Wasatch jumping into the lead of Mass-transit, but soon we could be one of the leading solar powered metros.

I think the solar energy idea will only increase in popularity. As is mentioned the cost of it will continue to decline as technology expands and as production increases. I don't think we have the technology to elimnate fossil fuels, at least not currently but why not decrease the increase of fossil fuel that are needed each year, (slow the need for more).

I plan on incorporating solar power, energy star efficient and LEED certified design into as many of my developments as possible, preferable all of them.

It's a great benefit to home owners and developers to have the ability to put unused solar collected energy back into the grid. Why not be feeding the grid during the day when you aren't home, and aren't using any power, then at night you use power from the grid and your energy cost will be substantially cheaper.

I agree. I'd get solar panels today if they were cheaper (say $500). But to do it right, it can cost upwards of $20,000 if you want to live completely off the grid. And after 10 years some I'd need to swap out some of the panels.

I could see adding some solar panels as a requirement for a permit to construct large-scale home tracts and condos. I'm surprised California and Las Vegas donn't require it already...with the power crunch. Lots of sunshine goin' to waste.

This is a mixed blessing. As the article points out, local wages are not keeping up with home appreciation, and there will be an inevitable slow down. Utah was one of the last, if not the last state to join the most recent housing boom of the past few years, so it is logical that Utah will be one of the last states to experience the slowdown. I know people who are having a hard time getting qualified for a home because the prices are simply to high compared to Utahs wages. The article says the market is starting to slow down, so hopefully the values come back down to where they should be, and hopefully we don't experience a crash.

So far all prognostications by local and national experts in regard to real estate in Utah have been spot-on. The analysis, called for a continued double-digit, housing price average increase for 2007, and then a stabilizing of price inflation following for 2008.

Utah's economy and job growth will continue to lead the nation.

Another prediction, which is already taking place will be the huge commercial construction boom, which will pick up the coming lull in housing construction. The future of the Wasatch economy, while not perfect is among the brightest in the country.

Pay close attention to inventory. It's not just a local problem either--lenders nationwide are tightening their purse strings for everyone. No more liar loans, bad ARMs, etc.

First, I would like to put an end to your staff writer referring to the new office building at 222 S. Main as Salt Lake's new skyscraper. At 22 stories, hardly. It's just another small square building in downtown Salt Lake City. Perhaps one day we will break the 30-story stigma. We need to find architects who are willing to change their paradigm.

As the sole General Partner of a limited partnership formed for the redevelopment a 50,000 retail department store and parking garage two blocks East of Temple Square in downtown Salt Lake City, UT into an office building, Mr. Brubaker was directly responsible for all phases of the project including, equity and debt financing, design, construction, marketing and leasing. The project was completed and 100% leased, and he provided asset and property management services to the partnership for 10 years, during which period the building outperformed the downtown market in every year.

One of the original objectives of the partnership was to remove a parking garage on the property at the expiration of it's lease and to replace it with two 12-story office buildings with underground parking, to be built in two phases. Mr. Brubaker engaged Skidmore, Owings & Merrill to design the additional buildings and the exterior renovation of the original project as depicted below.

Not sure what the status of this project is. I have never heard anything about it. I would imagine that its an older project. But I could be wrong, it could be one in planning. Also, I would imagine that if the developer still owns this land, with CCC going in close by it may be time to dust it off. I just hope he makes the development look better than this rendering. lol

Park City Museum will close this fall for a major renovation and expansion
