just to chime in, the parking at the Edge is located between the retail and the housing for I think one floor, that's the concrete banding in the picture. Different than four or five stories though.

The Silverado nightclub has also announced it will be moving shortly, but didn't give a date. Once their gone, that building across from ZGF/Jakes will be 100% vacant.

Rumor has it Silverado is following the migration to Old Town, don't know the building though.

Proposal:
The applicant seeks design advice on a potential development of a 21-story, 255’-tall mixed-use building. The first floor would include a retail space at the corner of West Burnside and SW 13th Avenue, lobbies for the condominiums and hotel facing SW 13th Avenue, a storage/loading room and an “auto lobby” entry area for underground mechanical parking. The 65 underground parking spaces, for use by the residents, would be accessed from SW 13th Avenue. Floors 2-7 would be hotel use [39 suites] and floors 8-21 [58 units] would be residential use. Proposed FAR is approximately 21:1. A 12:1 FAR is achieved through the base FAR allowed, which is 9:1, plus a 3:1 bonus that can be achievable through a variety of bonus options. The remainder, a 9:1 FAR, may be transferred from abutting designated historic landmarks.

A portion of floors 2-5 [hotel use], approximately 500-520 SF at each level, is proposed to cantilever above the West Burnside sidewalk near the corner of 13th and Burnside. If such a request were possible, additional review by PDOT and the Design Commission would be necessary.

Two on-site loading spaces are required for the proposed building size. The applicant requests an Adjustment for no on-site loading and instead proposes an off-site loading stall in the SW 13th Avenue right-of-way.

If they're already saying the hotel will be all-suites, wonder who it could be. You've already got Embassy, who else does all-suites hotels? Almost looks like a little Portland W hotel.

Yes, but it's moving to Old Town I think. Plus the owner owns another bar in North Portland...I think I remember Byron Beck writing something about it a few months ago.

I love the idea of this tower happening, but it seems like a shaky proposal in this market.

No, Karl only owns the Eagle dt and Casey's in Old Town (6th and Couch)

The north portland eagle is the former urge, which is the former porky's pub

I like the design, it is good to see the younger smaller firms finally having some form of impact on our skyline...it is about the only way Portland is really going to see architecture trying to push the Portland envelope.

I am going to take a guess at this, but the owners of the Heathman wanted to put a hotel in ZGF's tower, but that fell through because of added costs that the hotel would of had to pay. They could be jumping on board of this tower because I am sure they are still itching to be as close to the Pearl as possible.

I want to see more detailed renderings. This has the potential to be something of an icon for that corner, especially with ZGF, the Brewery Blocks and whatever goes up on the Silverado triangle block.

Tis a shame though, two ugly buildings proposed for SoWa, and innovative buildings being built near the Pearl...I thought the opposite was supposed to be true.

I really like the design, but disapointed in the ht. I was hoping for the max ht. of 28 floors for this project ( though most forumers were agianst it due to the above ground parking assoc. with it ) With ground floor retail and a small frontage to the street, this would have had negligable adverse impacts on the street scene and nieghborhood. A taller structure, ( ie: the size of the Metropolitan and Benson ) would give the west-end a more defined skyline structure. All over town, these 18-22 story buildings that are popping up, are just making the skyline busier, not necessarily better. I don,t want to settle with mediocer and " business as usual " planning. The time is now for a more bolder approach and begin to sculp a city panorama which will set Portland apart. With the all important "street scene" already in place, take the planning to another level and begin to develope a city with greater spacial dimension.

⬆ I, too, was hoping they would go the max..Ht. restrictions can now be abolished, IMO, in certain districts of the city because, I doubt, any developer will go crazy.
