^The site is where the now dead Beitler Telecom Tower was proposed. Between Grand and Illinois right near Navy Pier and LSD.

Site is currently a surface parking lot, if memory serves, accross Erie St from the new Dana Hotel under construction. Obviously happy to see another parking lot bite the dust, and I'll welcome the slightly shrimpy height on account of it being a pretty small parcel.

Gotcha.

So along LSD we're going to have the awesome Spire and (hopefully) nicelooking Peshtigo.

And in between will be North Pier

Dispute with a contractor? Problem securing all necessary permits (I thought this unlikely due to the LEED pre-cert.) Or (and I'm hoping this isn't the case) has the lending consortium approached Buck demanding renegotiation of terms? One has to admit with the current turmoil in the debt markets the timing for this one to have a construction loan finalized could not be worse. Hopefully if this is the case one of the the JV partners (Morgan Stanley and I'm blanking on the other one at the moment) or the latest Buck opportunistic fund could just inject another $30-50 million of equity to satisfy new lender requirements. One thing is for sure on this project - with Skadden Arps under lease to take occupancy of their space in July 2009, there is little time to waste - this project was already on a fast track as it was, now there is even less room for delay. I would think caisson construction needs to begin within 1 month at most for a reasonable chance of an on-schedule delivery...
You making all this up? I can see the area 5 days a week from job and they are and have been working for quiet sometime. Just 5 minutes ago I viewed from above that they are taking out debris throught Lower Wacker Drive. Did you know that they had gotten that far down? That was two weeks ago when we drove on lower Wacker and saw it was open. The pile of debris that was about 2 stories high on the east side of the lot last week is almost all gone now...again they are taking it out through lower Wacker the tracker is moving around, there are two guys at the sw corner and one guy with a blow torch working on a piece of metal.

^ Wow, people are still announcing new condo projects.

You gotta wonder if the whole 'boutique building' thing might have its own pizazz, and attract a certain buyer. We'll see

Another Wabash development?

I can't post the article because it's from Crain's, but they are reporting that the Lakeshore Athletic Club at 441 N. Wabash (Wrigley owns the land) is being closed down and that Wrigley may be planning a tower for the site. Nothing solid yet and no idea whether it would be residential or office, but this would be another underutilized parcel in that area that could be developed.

With Trump's building there and a big office building at 353 Clark, the attractiveness of that neighborhood should go up substantially...

Developer completes purchase of Streeterville site

By Thomas A. Corfman
Aug. 14, 2007

A Houston developer has completed the $28-million purchase of a high-profile site in Streeterville, with plans for a high-end, 300-unit apartment tower.

Hanover Co.’s plans also include about 20,000 square feet of retail space in the building...

^I have mixed feelings about that. They are splitting up that enormous site, which is a huge parking lot, and one of the only ones that could fit a megatall. When I read Houston developer, I was crossing my fingers it was the guy who said he wanted the world's tallest... oh well.

Carley will retain the southern half of the site, and he seems about ripe to accomplish something, given that he "failed" on the FS and has rumored other developments.

Whatever happens there will be far superior to the ugly swath of parking there now.

Just went past, looks like they are removing dirt, and breaking up some old foundation in the NE corner.

Have they done the drilling to find obstructions to the caissons yet ?

Just an FYI 10023, you can post from Crains, just not the whole article. that bulliten thing they posted has an extremely misleading title when it says that posting from Crains is prohibited. If you read the whole note, it says you can post only the first sentence or two and a link to the site...

So how about you go get me a link to that article?!?!

I'm upset at the split because any buildings there will visually terminate Ogden Slip. The ownership split assures that the parking lot will be developed asymmetrically. Here's to hoping the buildings are at least the same height.

^ If Carley's development isn't taller than a 300-unit apartment building, then that site will have gone to waste IMO. I'd actually prefer a little more variety over in that neck of the woods, honestly. I'm just hoping that Carley's positive sales experience with Calatrava + desire to come back at Kelleher makes him hire a top-notch architect. Anyone care to slip him Foster's number?

From an article in the San Fransisco Transbay thread:

Quote:
Besides the large-scale stabs at sustainability, each team makes smaller moves. The Skidmore design goes so far as to include compressed and recycled plastic in portions of the structure to reduce the need for concrete. And the 5.4-acre park included atop the terminal proposed by Pelli Clarke Pelli Architects and the Hines development firm doesn't just look good; its artificial streams would filter water from the adjacent buildings.
Note the Hines-Pelli connection there... Perhaps, if Pelli loses that competition, his design there would be partially recycled for use at Wolf Point since both the developer and architect are the same...

We could possibly see something like this:

At Wolf Point...

Again, just wild speculation, but it is in the rough neighborhood of what could be built there and is by the same Developer-Architect team, so maybe they lose and we end up with that design?

But I don't want to! Gosh, the point was to be lazy and get it on here for the record as well!

i would hope that the unique site geometry of wolf point, and its relation to the three branches of the river, gives us a more unique building form than a square floor plan tower that would just as easily be at home on any generic city block in the loop. i hope that wolf point compels Pelli to break out of his mold a bit.

I would hope that too, Maybe something more triangular with sides that arc outwards, but with a similar profile to that SF proposal? I dunno, I can't wait to see what's been cooked up for this site...

According to WLCO, Jos. Cacciatore wants to build two 12 story buildings at 111 S. Peoria.

I obtained a copy of the Metro-Chicago Office Guide. It still lists 601 W Monroe and 625 W Monroe as actively marketed buildings. It also highlights Wacker Plaza complete with rendering.

I also noticed there is a 52 story office building at 301 S Wacker with 1.25 million sq. ft. of space and a 2010 delivery date by InSite Real Estate Development, Inc.

In the Metro Chicago Real Estate magazine, there was an article about Mandarin Oriental, 2100, and James Place, among others. I'll try to scan in relevant articles tommorrow. 2100 had a better rendering and the James Place had a model of the building., but they're kinda small.
