What aggravates me most is the building itself. Looking at the rendering, and then what seems to be actuality is like 'bate and switch'. The rendering presented is very attractive. Using the right exterior materials, that could of been an exceptional piece of infill. I guess we will see, but it would seem that all of the angle characteristics that gave the building it's charm have been eliminated.

What do you guys think of the Gehry building that's supposedly being planned for Lehi? Do you think it will really happen?

I've got to say it seems incredibly far-fetched to me, that Lehi, the epitome of suburban blandness, would really have a huge tower (Utah's tallest) designed by one of the world's most reknowned architects.

Perhaps we should start taking bets on this?

I don't doubt that a project will get built, including an arena for the NBDL team that Anderson owns, I also think the complex will have some cool features like some of the water things that are proposed. I think some commercial towers will also be built along with some residential and a hotel or maybe two. I would be suprised to see anything above 8-10 floors go up in the entire project.

It's nice to have a vision, and to have the money to propose such a grand vision. The reason I don't think it will be built is that what companies that would be able to afford the lease in a building like that are willing to pay those amounts in the middle of nowhere, commericially speaking. Sometimes Build it and they will come just won't work. I honestly can't imagine any large corporation being willing to move to that building with no other buildings around.

Look at Sandy, while they are doing there best to become a legitimate commercial center they aren't able to get anyone to build up to the max that zoning allows for in the new downtown Sandy. Zoning between State and the road going into South Towne is up to 10 stories. Zoning between the S. Towne road and I-15 is 15 floors. The zoning has been like this for about 8 - 10 years now and nobody is really pushing the envelope on those heights.

I like the idea Brandt but I don't ever see it happening. If he's really interested in building the states tallest he should figure out a way to build it in downtown SLC, at least it will have a chance of leasing a respectable amount of floor space.

Anyone notice that West Elm and Anthropologie are in the architectural rendering for Trolley Square? That would be West Elm's first store in Utah. Looks good! It's going to suck going to the Wing or Green Street once all that construction hits!

Yeah, Trolley Square is pretty much going to be one big re-construction zone. But then again its about time. It has been underdeveloped for a long time now.

First Hyatt Hotel in Utah.

First Hyatt Hotel in Utah.


We were talking about this a little while here on the forum about how we don't have a Hyatt Hotel here in Utah. Well we are about to get one. But it's in Sandy, not downtown. And it's a Summerfield suits so it's not going to be really tall. Only about 3 floor maybe. The Hyatt has already broken ground and it will open by Spring of 2008 with a 125 Suites.

I could not find a Sandy Hyatt Rendering, but I found this Rendering of Another Summerfield Suites that is out of state. But I think the Sandy one will look kind of like this. And be about this size. Nothing too big, but it's a start.

Projects,I hadn't realized that Hyatt was in to the different levels of hotels, like say Marriott. Hmmm, not exactly what we're looking for downtown.

A cool Project in Sandy

I found a cool project in Sandy today. It's called "Centennial Park Plaza" It's a mix used project that is going to be built right behind the Super Target Store. It will have Office Space, Retail and housing units and looks like it could even have underground parking.


Not sure when crews will breakground. The sign says it's coming soon.

Sandy City Booming

Is it me or is there ALOT going on in Sandy right now? When ever I drive by on the freeway I offend see alot of projects going on right around where the City Hall building is.
Today I went around that area. ( State Street to I-15 to 9800 South to South Towne Mall ) just to see what's up. And for my surprise I saw about 10 projects going on all in that area. Each of these projects are buildings that are going to be 3-5 stories or more.

Ok so here's my tour of Sandy.

Ok First I started on 10000 South right by the City Hall. First thing I notice was this project right here. Not really sure if it's going to be a Hotel or a Office Building. But what ever it is it looks like it's going to be 5-stories. This building is just east of the freeway. I'm sure most of you guys have seen it.



Right across the street from that building is the Marriott suites. There was a expansion that took place of this Spring that now goes all the way right next to the freeway. 3-floors




Next I went under the freeway to the westside and notice a 5-story Office building getting built. ( I think this is still Sandy )


And here is a billboard of that same project of what the building will look like.



Ok then from the same coner from where I was standing just North of 10000 South and West of the freeway I notice this sign. Not sure what the heck it is, but this building looks to have 8 floors on it. Office? Housing? Not sure.



I then went back under the freeway back the way I came and I walk all the way to where the "One Sandy Center building is and I started walking up to the Target. Then I notice this sign right behind the Target. ( This is that mix use project I was talking about with my last post. ) Looks to be about 3-4 stories. Not sure when they are going to start this project, but it says it's coming soon.

Next I walked back up North right back on 10000 South right in front of the city hall I notice another project. A 2 story mix use retail and office space. Not really tall, but I like how it goes right on to the start. Crews have already started working on this project and it should open by the end of this year.







Next I walk North on 200 West I think was the name of the street. There are alot of new Office buildings getting built just up the road.
These two Six-story Office buildings were built a few years ago. Just North of City Hall.



Just across the street from those two office building is a big lot with a Class-A Office lease Sign. Looks like some more Office buildings will soon be build on this lot. Also this site will be called "Sandy Park Center"




Here is a new 5-story building that is just about finish. This is just North of the city hall right next to those other two 6-story buildings.
Not a bad looking building if I may say so.





Just North of that new building is that Hyatt Sandy Hotel Project I was talking about. Here is the sign.

Then just North of the Hyatt project is another 5-story office building that just got finish.



Also East of where the Hyatt hotel is going to be a these 4 story townhomes. These have been around a few years. I think these buildings were build back in 2004. but still new.



After that I went back to my car since it was hot as hell outside and I needed a drink. So much going on I didn't think it would take that long to walk around. LOL


Then I drove down the street on to 9400 South where the RSL stadium is getting built.




This is a BOOMING time for Sandy City.

This is a BOOMING time for Sandy City.
It's too bad that all of these projects are lame and will only make Sandy an even worse place to visit than it already is. I was there last Friday evening and, granted there is a lot of road construction going on right now, it was the worst traffic I have ever seen in Utah. Even on an average day with no construction, traffic in Sandy is awful. These projects are only going to make the situation worse. I bet that none of the people that work in these offices use TRAX or busses to get to work.

Oh, and that new mixed use thing going in behind Target takes the banal architecture of the Gateway to an all new low. Just when you thought the "mixed-use" fad couldn't get any worse. The simplistic, walk to work, walk to the neighborhood store thing is a hard enough sell in densified areas like downtown, but in Sandy?

I'm still convinced that everything that happens in Sandy is a waste of resources. Give it 10-15 years and everything there will be as washed up and dead as the areas around Valley Fair and Cottonwood malls are now. Then they'll be tearing down all of the crap that is currently going up to replace it with whatever new development style is popular then.

Huh? You hate Sandy because of the traffic? Hate to bust your bubble but there's traffic everywhere in every city. Even downtown Salt Lake City there's 600 South and 500 South. Even when it's not rush hour those streets are busy. And what about 400 West near the gateway and ESA? traffic there too, even with a trax line. And the fact that you were in the area Friday evening. Where can one go on a Friday night that will not be busy?
What is it with all you anti Sandy people that think Sandy has the worst traffic? There's road construction everywhere in every city. It's called growth.
Why is Sandy such a BAD city just because they have the land, and the South valley growth and the hot market? Don't tell me your one of those people who thinks EVERYTHING should be build in downtown Salt Lake City. If EVERY condo or townhome and EVERY Class-A Office building was build in downtown then think about how BAD traffic will be with EVERYONE from the South end of the valley having to drive all the way up north to downtown.
No I'm glad Sandy is building some of these projects so that way people who live down on the South end of the valley will not have to drive as far.
No I don't think Sandy is the "New Downtown" as they tend to call them selfs. But I think the city is to the point now that they have to start building "UP" just for the fact that the city is running out of land and that the city can't grow "OUT" anymore.
I don't think these projects are LAME. I for one like the Mix use "Gateway" kind of project. I'm only sorry that it can't be taller. If anything with all the Office buildings that are getting built right now in that area there needs to be housing projects in this area as well. And that's what the "Centennial Park Plaza" is all about. And that is bring people to the area so they will not have to drive far to work.
And I do not agree with that in 10-15 years Sandy will be washed up and dead as the areas around Valley Fair. I don't know if you been to South Towne Mall lately, but unlike the other DIEING malls all over the valley South Towne has been the only Mall to still least out most of their space and it still remains to this day one of the busies malls around. It doesn't need to be tear down, remodel, redesign or anything. Same will go with all the new projects just north of the mall.
Sure Sandy has along ways to go, but don't hate a city for growing up.

I do have to agree, i dont get thrilled over Sandy Development. I drove by it on interstate 15 today on my way down to the Riverton Area from Downtown. The only thought that went through my head was why build more office buildings here when over half of the ones here have "now leasing" signs on them. plus they are surrounded by sea of parking lots

I am an urban development enthusiast. Sandy is not urban in my opinion, and will never be urban in the forseeable future. They cater too much to the automobile. Look at all those car dealerships just to the south of the mall. Its rather disgusting how many square miles of cars are in those parking lots. Granted DT has its share of car dealerships as well. but they are kept under control in my opinion.

I have worked in both Sandy and the Downtown Area.

Sandy, I worked at the JCPenney store (biggest shit hole ever ) at the mall. Traffic was always bad getting into the mall. It didnt matter what time of day it was.

I prefer the Downtown area over the Sandy city area anyday. Downtown has character and charm. Something that suburbs try so hard to replicate, but never achieve it.

I do agree with how there are way too many auto lots in Sandy, but not just Sandy but Murray as well with the "Murray Auto Row" or whatever the hell it's called. There just seems to be car dealerships EVERYWHERE and I go nuts each and every time I see a new auto lot getting built.

I also have to agree with the sea of parking lots. That's why I hate business parks and Sandy does have some of those. But the ones I went by today have parking garages behind the office buildings. So for me that's a plus.


For example. I like this building just for the fact that it does have a parking garage behind it. The way it should be done.



But however this building I don't like as much just for the fact that it doesn't have a parking garage. So this building has the sea of parking going all the way around it. I hate that.
