Funny, I was actually just thinking, not that it is anything special , but that there are no Burger King's down around here (that I know of) and usually downtowns do have BKs scattered about though not as many as McDonald's of course. Hah, I wouldn't see the BK calibur type retail going into 10IH, but who knows. One might work nicely in the Verizon building 2 blocks up that they're redoing now.

do you know what is going in the Verizon building?

Have you had any chance lately at e-mailing Arcwheeler? Maybe a nice, friendly e-mail to them asking what type of retail may be going there wouldn't hurt.

I'm quite sure they are getting tired of me e-mailing them all the time.

Isn't there a large Burger King facing onto Pratt Street in the Bank of America complex: the same complex that has Cosi and Quiznos?

Verizon - What I heard:
1. Joseph Banks is moving there
2. Legal Seafood is moving there
3. L.L. Bean
4. Edgars is staying and expanding
5. Altantic Credit Union is staying

So the question now is, what is going in where Banks, Legal, and Fudrucker's used to be on Pratt Street?

Wow. I didn't know the SSA might be moving. Great for downtown, but lousy for Baltimore County. That's a HUGE building in Woodlawn!

City offers first peek at west side project

Baltimore's development agency offered the first peek yesterday at a major project planned as part of the redevelopment effort on the west side of downtown.

The site plan submitted by Power Plant developer, the Cordish Co., and the Harry and Jeanette Weinberg Foundation Inc., a nonprofit charity, shows a minimum of 70,000 square feet of offices, apartments, shops, restaurants and parking - a $26 million investment.

The project is the northern piece of the so-called superblock, a site cobbled together by the city and considered the linchpin of a municipal plan to bring workers, residents and shoppers back to a once-thriving downtown retail center.

"It's another step forward on the west side," said M.J. "Jay" Brodie, president of the Baltimore Development Corp., the city's development arm. "This is an architectural vision of what could occur on the north side of Lexington ... to complement what we've already seen on the west side."

The Cordish-Weinberg piece is bound by Lexington, Howard and Clay streets and Park Avenue.

Another $250 million development is planned on the south side of Lexington Street by Lexington Square Partners LLC, a team selected by competitive bidding more than two year's ago. Both the Cordish-Weinberg and the Lexington Square projects were made possible through a BDC-engineered land swap involving some city property.

The Cordish-Weinberg project could grow larger and include a 35-story tower if the developers land a major office tenant, such as the Social Security Administration, which Brodie said was a possibility.
Brodie warned, however, that the plans were a preliminary step in the process. The project is still years from opening and the city has yet to assemble all the land needed for it. The city is still negotiating with holdout property owners for their parcels, though Brodie said he expected a resolution by the end of the year.

No one at the Cordish Co., which produced the site plan, was available for comment

Very cool developments.

I'd love to see a 35+ story tower built there. Maybe the SSA will move there. Seems to me that the tower would be bigger/taller to accommodate the SSA. Considering the other floors in this proposed tower will have other uses.

The Fudd's site has been vacant for far too long. Put a hot clothing store there and call it a day.

None of SSA's Baltimore County operations will be moving downtown. The Metro West facility, a few blocks north, is what is moving. That facility is over 1,000,000 square feet and SSA only needs about 400,000 square feet of space now due to automation. As a result, most of Metro West is empty.

The University of Maryland has expressed interest in taking over the Metro West complex once the SSA employees are in a new location. I would like to see those SSA employees stay on the West side of Downtown.

.. but if you were watching any O's RSox games this weekend you wouldn't seen how good the Hilton is looking! It really is neat and makes you feel like you're in the city at Camden Yards now. I think it's great!

We took 2 out of 3 from the Red Sox! Woohoo!

Tonight..... O's play the Wankees in NY, and the RAVENS play Philly!!!

I am currious to about the new UMMC building, what does it look like?

The Parcel Post Paint Job - The windows are a very dark purple and the rest of the frames are brown. The colors compliment Henderson House (Mt. Royal Hotel) and the train station very nicely.

Architectural firm sets up shop on west side of Charm City

In the last two years, the occupancy rate at the office building at 250 W. Pratt St. has increased from 78 to 95 percent, according to Cushman & Wakefield. BALTIMORE (Map, News) - Cushman & Wakefield has had a busy year at 250 W. Pratt St. in Baltimore.

The real estate firm, with offices in Baltimore and 54 countries, recently leased 12,800 square feet of space in the iconic downtown office building to Cannon Design, an architecture, engineering, planning and project delivery firm that has been on South Exeter Street for five years.

“Demand continues to be strong for quality office space along the Pratt Street corridor,” said Tim Jackson, senior director with Cushman & Wakefield. “This space will not spend even one day on the market as it has been leased for delivery to Cannon the day after the current tenant’s lease expires.”

Cannon, which will occupy space on the 21st floor of the 24-story building, joins other recent tenants Womble Carlyle Sandridge & Rice and Turner Construction. The Womble Carlyle Sandridge & Rice law firm leased 17,7000 square feet at the location in July, while Turner leased 6,600 square feet in April.

“The tenants that have leased space at the location have liked the iconic look of the building, the proximity to [Interstate] 95 and public transportation, the Pratt Street frontage and the outstanding views of Camden Yards and the Inner Harbor,” Jackson said.

Cannon, with 14 offices in North America and almost 800 employees, plans and designs health care, science and technology, education, government, sports and recreation, and justice projects. The firm is working on projects for Baltimore Washington Medical Center.

“The 250 W. Pratt St. location will allow us to grow from our current staff of 30 to 50 professionals,” Raymond A. Moldenhauer, regional director and principal for Cannon, said in a statement. “The new location also furthers our goal of becoming more visible as a Baltimore firm as we continue to provide a significant economic impact to the city.”

At the end of 2006, rent rates for Class-A office space were $25 to $30 per square foot, according to Downtown Partnership’s 2006 State of Downtown Baltimore Report.

Cushman & Wakefield represents Behringer Harvard Funds, a real estate investment company based in Texas that bought the 368,000-square-foot building on West Pratt Street in December 2004 for about $52 million. The building is 95 percent leased.
