It's the reality of "convenient downtown living". Guess Austin is falling in line.
Those special assessments are almost always the result of bad management of the HOA in the past (not setting aside money for roof replacement based on expected remaining life, for instance). If you're buying a condo in an existing complex, you absolutely must get a detailed financial report first to avoid that kind of stuff - especially if the current fee seems low next to comparables.

360 Budget

Here you go guys. This is 360's proposed budget. It is structured as two associations. The "Master" association (page 1) includes the retail on ground floor and the residential association (page 2) is a member of the master association.

Wow good find!

One question tho, it seems that their budget for cell phones is very low. $2400 a year barely covers one person with a blackberry / treo.

Austonian might be accurate since they are set to break ground soonish. It may be made up though.

T Stacy hasnt really proposed a final design to the city AFAIK, so Im guessing that is pretty much made up at this point.

I don't think they really updated the information on alot of those projects other than adding new projects. I wish the Austonian would be 780 feet tall but its stated on its website that it would only be 680 feet.

I emailed the people at The Austonian and they said it'll be 683 feet tall. That height came from the vice president of the development firm, Benchmark Development who is developing the tower.

That 68 Rainey Street listing is interesting.

It seems like every quarter I have to say this, the staff in the City's Economic Growth & Redevelopment Services office (the ones who produce the Emerging Projects stuff) do not spend a lot of time compiling their info, let alone, making sure it is accurate and up-to-date!!!

Take the information provided with a grain of salt. It's more of a guide rather than being a source of specific information. For that, go straight to the developer or maybe the specific city-staffer assigned to the proposal.

Hey guys. I have been an observer for quite sometime and am impressed with all the information you guys have here. I thought I would share my e-mail from the Austonian.

"Our groundbreaking ceremony is on August 31st and we will break ground the following week.

Thanks,

Ashlynn

Ooooooh I can't Wait till the Austonian gets going That is the one building that I am like going crazy over because it will be the Tallest in the city at least for now. Im loving all the other projects that have started up as well and we should see quite alot of cranes in the sky for at least the next 3 to 4 years.

Went by the Austonian Sales center today to look at the model. While I have thought the tower was attractive and will add nicely to the skyline. I must say I was very disappointed with how plain the lower portion (parking/podium) of the building is. It does not feel like it will contribute much at from a pedestrian view.

Big news from the block 21 site. The site prep work is well under way today. The large tree was moved earlier this morning (I have some really good pics of it, but don't have a card reader at my office ) They are building the temporary sidewalk around the construction site now too.

Aren't there some buildings to get rid of on that block? It's mostly parking lot, but I thought there was a low building or two.

Great news about The Austonian. At this point that's the one I'm really hoping for.

priller, the building will only occupy about one quarter of the block. One of the buildings that had occupied the site caught fire a while back and was ultimately demolished late last year. The only other buildings on the site now is the Dell Children's Discovery center, and that building will stay. The base of The Austonian won't be all that large. Infact one article mentioned the building made room for another tower to the west, but honestly I think the block could easily support two more towers, one the west and north. Of course there would be demo then.

Yea I drove by there today and saw the Oak tree completely out of the ground it was crazy. And they have a good amount of the covered sidewalk put up too. For a building thats not supposed to start so soon it looks like its moving quite along at a rapid pace.

I just want to thank everyone for doing an incredible job of keeping all of us up to date on the current scene in Austin. I've got two more weeks here in Lucknow and then I will be back to see things for myself, but these updates have me as excited as ever to be around what's going on in Austin.

Towers on the west and north side of the same block? Man, talk about the ultimate view blocking for those living on the west and north side of the Austonian! I can imagine the fireworks over that!

But then welcome to big city living.
